3 Lillyburn Works, Milton of Campsie The proposal covers the former Lillyburn Works at Campsie Road, Milton of Campsie. The site extends to approximately 3.32 hectares and is positioned on the south side of Campsie Road, bounded to the East and West by residential development and bordered to the South by the River Glazert. North The site offers an excellent opportunity to provide new homes in keeping with the village of Milton of Campsie. Our proposal is for around 50 homes providing a mix of 2, 3 and 4 bedroom detached and semi-detached family homes. Part of the proposal would involve the provision of 25% affordable housing in line with Scottish Government and East Dunbartonshire Council Policy. The redevelopment of this derelict bownfield site would help to bring forward much needed new housing to the local area. Work has begun on tidying and clearing the site including demolition of the existing buildings. We understand that the south side of the watercourse is recognised as an important wildlife corridor, protected by the East Dunbartonshire Local Plan and therefore cannot be developed. The geometry and proportion of the site has allowed the proposal to be designed in a distinct way which enhances the natural features.

4 Site History The site has a previous planning consent granted in This permission included 60 units comprising of 19 detached houses, 2 semi-detached units, 39 flats and a three storey office pavilion extending to approximately 10,000sq ft with associated underground parking. On the 20th May 2013 Springfield Properties submitted a Proposal of Application Notice to East Dunbartonshire Council to give early notice of the intention to submit a Planning Application for residential development on the site (TP/ED/07/1023). We are currently working with East Dunbartonshire Council to progress the development proposal with an aim to submit a planning application in late summer/early autumn. Before submitting the application we would value your input as we formulate the final content of the planning application.

After this pre-application consultation, and once the planning application has been submitted to the local planning authority, communities should ensure that any representations they wish to make on the proposal are submitted to the relevant authority as part of the process of considering the planning application.

7 Planning Application Process For Major Developments, classified as 50 or more units or greater than 2.0 ha, there is a requirement to submit a Pre-Application Notice giving the local authority 12 weeks prior notice of submission of an application. Following this event and after the 12 week period we may go forward with an application, to the Local Council. Before submitting any potential application Springfield would value the local communities input as we formulate the final content of the planning application. A report on this event will be included with any application for planning permission. The feedback forms provided at the consultation event can be returned on the day or posted back to Springfield Properties at the address shown below and on the form. In order for all feedback to receive due consideration we request that forms are returned by a specified date. It should be noted that any comments made at either the event itself or by the specified date do not constitute representation to the Local Planning Authority about the proposal. There will be a separate opportunity for making any representations to the Planning Authority as part of the statutory planning application process once the planning application is lodged with the Council as Planning Authority. It should be noted that the plans and drawings may be subject to change between the exhibition and the submission of the planning application.
