3 The Proposal Site Plan Bellshill Road, Uddingston The proposal covers both the former Alexandra Workwear Factory at Bellshill Road, Uddingston which extends to 7.91 acres and the adjacent site which links through towards Wilkie Road. The vacant factory and associated industrial buildings, will be demolished as part of the works. The proposal is for a housing development of 2 storey 2 and 3 bedroom semi-detached and 3, 4 and 5 bedroom detached family homes. The capacity of Phase 1 will be in the region of 60 units, subject to the final mix and size of homes. Potential Phase 2 will cover the adjacent site has capacity for around 30 units, again subject to the final mix and size of homes selected during the consultation and design process. A proposed development of around 84 units, with 55 in Phase 1, and a potential Phase 2 for 29 units. These numbers may be subject to change during the consultation process. Phase 1 is located within the rectangular portion of the site bounded by Bellshill Road on the north and the M74 Carriageway on the east. The geometry and proportion of the site has allowed the proposal to be designed in distinct zones which aim to provide safe, smaller scale shared spaces for clusters of houses. Each cluster has dedicated open space providing open amenity space in smaller, more manageable groups. The open green amenity spaces are evenly spaced throughout the site and are highly accessible. There is an ambition to increase site connectivity and permeability by providing linkages to adjacent sites, where possible, subject to ownership and compatible function. The M74 Motorway is currently highly screened by a mature tree belt which provides separation. We would seek to retain this tree-belt as far as possible and strengthen it where applicable to increase screening and assist the acoustic separation. Other existing trees within the site will be retained and incorporated into the layout where possible following relevant surveys to establish the health and condition of the trees. The layout will make allowance for a SUDS strategy within the site. Vehicular access is from Bellshill Road. Phase 2 will connect directly with phase 1 and will follow the same design principals.

7 Planning Status and your feedback The emerging South Lanarkshire Local Development Plan is due to be completed in The Main Issues Report published in May 2012 displays the Council s most up to date position for the South Lanarkshire area, identifying the site on Bellshill Road as part of designation HM/82/004. The site has been identified for potential future residential zoning in the Local Development Plan. Springfield Properties have engaged at an early stage with South Lanarkshire Council taking on board the useful feedback we received regarding an integrated and co-ordinated approach with the adjoining sites in HM/82/004. On 8th August 2012 Springfield Properties PLC submitted a Proposal of Application Notice to South Lanarkshire Council to give early notice of the intention to submit a Planning Application for residential development on the site. Final numbers may be subject to change during the consultation process. The initial strategy for the layout acknowledges the guidance outlined within the South Lanarkshire Residential Design Guide. Before submitting the application Springfield Properties PLC would value your input as we formulate the final content of the planning application. A report on this event will be included with the application pack for planning permission.
