2 RISK This is a framed split ranch styled home currently occupied and in very good condition. It was built in and is 2000 square feet. CAUSE OF LOSS The date of loss is 12/30/2016. The cause of loss is water damage due to a slab leak in the finished basement. ADJUSTER NARRATIVE I inspected the loss on 2/2/2017 and again on 2/7/2017 with the insured- Mrs. Caparros present and on the second inspection Mrs. Caparros and her contractor present. The insured suffered a water damage loss due to a slab leak in the finished basement. The initial inspection showed an opening to fix the piping to be apprx. 5 feet, but the water was still leaking and the contractor had to open up apprx. 30 ft. of slab to get to the damaged waste pipe. The pipe was rotted in several areas along this stretch. The plumbing repair bill and the access charge to get to the pipe will be forwarded from the plumber once received. The billing for the plumbing repair and access to the pipe was apprx. $4-5,000. I have added to my estimate the replacement and additional cutting needed to repair the slab and fill in the trench. This portion of the repair will not be on the plumbers invoice. The damages are to the finished basement. It encompasses several rooms. Oil tank room- slab replaced, and floor painted. Main room- the replacement of carpet and pad, drywall, part of wall that was removed, slab replacement, doors that were damaged as well as trim and painting. Closet- carpeting Laundry room- flooring slab replaced and painted. Stairway- carpeting replaced as well as padding. Rear room- the vinyl floor, molding, drywall, and faux painting. The inspection report was uploaded to the Symbility estimate. SETTLEMENT The following summarizes the loss: Replacement Cost settlement: $12, Less depreciation: $1, Actual Cash Value settlement: $11, Less Deductible: $2,500 Net Claim: $8, If you are in agreement with my findings and coverage is afforded for this loss, I recommend settlement based on the above figures. SUBROGATION There is no subrogation as the age of the pipe is the cause of loss. SALVAGE There is no salvage as all materials were damaged. A: $20,000 RISK This is a framed split ranch styled home currently occupied and in very good condition. It was built in and is 2000 square feet. CAUSE OF LOSS The date of loss is 12/30/2016. The cause of loss is water damage due to a slab leak in the finished basement. ADJUSTER NARRATIVE I inspected the loss on 2/2/2017 and again on 2/7/2017 with the insured- Mrs. Caparros present and on the second inspection Mrs. Caparros and her contractor present. The insured suffered a water damage loss due to a slab leak in the finished basement. The initial inspection showed an opening to fix the piping to be apprx. 5 feet, but the water was still leaking and the contractor had to open up apprx. 30 ft. of slab to get to the damaged waste pipe. The pipe was rotted in several areas along this stretch. The plumbing repair bill and the access charge to get to the pipe will be forwarded from the plumber once received. The billing for the plumbing repair and access to the pipe was apprx. $4-5,000. I have added to my estimate the replacement and additional cutting needed to repair the slab and fill in the trench. This portion of the repair will not be on the plumbers invoice. The damages are to the finished basement. It encompasses several rooms. Oil tank room- slab replaced, and floor painted. Main room- the replacement of carpet and pad, drywall, part of wall that was removed, slab replacement, doors that were damaged as well as trim and painting. Closet- carpeting Laundry room- flooring slab replaced and painted. Stairway- carpeting replaced as well as padding. Rear room- the vinyl floor, molding, drywall, and faux painting. The inspection report was uploaded to the Symbility estimate. SETTLEMENT The following summarizes the loss: Replacement Cost settlement: $12, Less depreciation: $1, Actual Cash Value settlement: $11, Less Deductible: $2,500 Net Claim: $8,583.87

35 If you are in agreement with my findings and coverage is afforded for this loss, I recommend settlement based on the above figures. SUBROGATION There is no subrogation as the age of the pipe is the cause of loss. SALVAGE There is no salvage as all materials were damaged.
