3 INTRODUCTION QuanCo Quantity Surveyors was established in January 2004 and specialises in the project financial management of all building projects. QuanCo differentiates through accurate cost estimates and actively contributes towards value-formoney projects. QuanCo offers the following: Estimating the development cost at planning / feasibility stage, advising on various courses of action and procedures to suit the particular requirements of the project; Procurement of a suitable building contractor(s), preparing documents for the tender process, negotiating the construction cost with a contractor and reporting on tenders, including financial comparisons with the budget; Preparing schedules of predicted cash flows; Evaluating and verifying monthly interim claims from the contractor, ensuring a market related cost is paid for approved variations; Maintaining a running cost report of estimated final costs and monitoring against budget, highlighting possible overruns in advance; Agree the final account with the contractor and act as cost specialist in any disputes between the client and contractor. 3

4 SCOPE OF SERVICE We offer a cost-effective, flexible quantity surveying service, incorporating financial management activities where appropriate, that will span the conceptual, design development and the implementation phases of the project. We comply with the following typical scope of quantity surveying services: PRE-CONTRACT SERVICES 1. Provide financial advice on early-stage design parameters. 2. Prepare preliminary and comprehensive estimates of construction and project cost for Client budget approval and future cost management and reporting. 3. Prepare list of tenderers for approval in respect of the Principal Contract and Selected Sub-Contract tenders. 4. Compile and issue Bills of Quantities for tender procurement. 5. Review and analyse tenders received, budget comparison and prepare tender reports for Client approval. 6. Prepare Bills of Quantities and formal contract documentation. 4

5 CONTRACT ADMINISTRATION SERVICES 7. Pro-actively manage actual spent against the approved budget and seek alternative solutions to ensure value for money 8. Prepare valuations, issue payment certificates including calculating, evaluating or verifying cost variations 9. Prepare monthly cost reports including reporting on estimated final cost 10. Contribute to cost report, site and ad hoc meetings relating to project cost management and control 11. Negotiate and compile final account with the Principal Contractor and subcontractors 5

6 KEY EXPERIENCE 20 years in construction with experience in all Quantity Surveying services, including cost management, control, monitoring and reporting. Extensive experience in project planning and administration incorporating cost estimating, procurement, contract documentation and administration, coordination of Quantity Surveying team, project payment procedures and methodology, all utilising recognized computer software (including QSPlus). Extensive knowledge and use of building contracts, especially JBCC2000 and JBCC Minor Works Agreement.
