5 Project Overview and Residential Tower Project is a mixed-use residential and cultural institution project located at Third and Mission Streets, adjacent to Jessie Square Plaza and Yerba Buena Gardens.

6 Project Description: The approximately 700,000 gross square foot development will include the rehabilitation and integration of the approximately 120,000 square foot historic Aronson Building, a national register eligible, Article 11 Category I Significant building, construction of an adjacent new approximately 43 story, 480 foot tall residential tower (480 feet to top of roof, plus a 30 foot elevator/mechanical penthouse) and the approximately 48,000 net square foot core and shell for the new home of The Mexican Museum on floors one through four with basement storage areas. The existing adjacent below grade Jessie Square Garage will be partially converted to private residential parking, retain the balance of spaces as public parking, and be connected at several basement levels to the new tower basements.

7 Program: - Approximately 146 condominium units in the Tower and Aronson Building - Approximately 48,000 net square feet of core and shell space for The Mexican Museum - Approximately 4,800 square feet of ground level retail/restaurant shell space, which may be leased separately to The Mexican Museum - Conversion of 442 existing below grade parking spaces to public and private parking spaces within the existing Jessie Square Garage, with bicycle spaces, and car share spaces; private parking spaces shall be a maximum of 1:1, with a minimum of 210 public parking spaces

8 Program: - New loading spaces and areas within the below grade tower basement and Jessie Square Garage - Minimum LEED Silver rating - Structural system designed with a performance based design approach - Streetscape improvements conforming to the Streetscape and Open Space Plan

11 Bid Package 1: Dock Levelers Bid Package Licenses: D21 Furnish and Install (2) Dock Levelers in the Tower basement: (1) 72 x 96 Pentalift HED686 (or equal) with 6,000 lb. capacity and 40,000 lb. drive over capacity. (1) 84 x 144 Pentalift HED712 (or equal) with 15,000 lb. capacity. Furnish and install all other accessories per the Manufacturer s recommendations Reference project drawings, specifications, RFI #0091 and RFI #0121 for additional information. Opportunities include labor, materials, equipment, and/or supplies.

Hoover gate (or equal) at Westin Storage Viking Access Systems Gate Operators (or equal) for (4) gates 2 swing gate operators and 2 slide gate operators with all associated parts per the Manufacturer s recommendations. Custom Metal Mesh Partitions within stairs - by others.

22 Bid Package 4: Metal Panels Licenses: C23, C43 Furnish and install Aronson Metal Canopy at the Porte Cochere and (2) Small Aluminum Canopies at Aronson South and East Entrances. Canopy includes aluminum, stainless steel, steel, and glass elements. Coordination with plumbing and electrical Subcontractors for lighting and drainage.
