3 I NI NP D I. STRUCTURAL SYSTEMS A. Foundations Type of Foundation(s): Slab Performance Opinion: (An opinion on performance is mandatory): te: The inspector's opinion is based on visual observations of accessible and unobstructed areas of the structure at the time of inspection. Future performance of the structure cannot be predicted or warranted. Minor cracks were observed in the foundation and exterior walls of the house. This implies that some structural movement of the building has occurred, as is typical of most houses. Observed a common "corner pop" on the corner of the slab. Inspector te: 1.The soil in this area has high clay content. Clay soils are like a sponge and expand when wet & shrinks when dry. A consistent water maintenance program is recommended year round to keep even moisture levels in the soil. 2. Areas with trees closer to the structure will require additional moisture as tree roots absorb moisture from the soil. SUGGESTED FOUNDATION MAINTENANCE & CARE - Proper drainage and moisture maintenance to all types of foundations due to the expansive nature of the area load bearing soils. Drainage must be directed away from all sides of the foundation with grade slopes. In most cases, floor coverings and/or stored articles prevent recognition of signs of settlement cracking in all but the most severe cases. It is important to note, this was not a structural engineering survey nor was any specialized testing done of any sub-slab plumbing systems Page 1 of 21

4 during this limited visual inspection, as these are specialized processes requiring excavation. In the event that structural movement is noted, client is advised to consult with a Structural Engineer who can isolate and identify causes, and determine what corrective steps, if any, should be considered to either correct and/or stop structural movement. B. Grading and Drainage Preferably downspout extensions would be located under each downspout to help divert water at least three feet away from the house The soil line is high relative to the last row of bricks in several locations. Recommend 4-6 inches of foundation wall would be visible in all locations. Page 2 of 21

The quantity and concentration of indentations are certainly enough to recommend a roofer be contacted. H. Windows Window Glazing / Insulation: Single Pane Double Pane Storm Window Observed windows that appear to currently or previously have lost their seal commonly referred to as "fogged". This has resulted in current or prior condensation developing between the panes of glass and has caused the glass to loose its insulating properties 12 stickers I.
