3 Norfolk Southern Railroad DURHAM (RTP) is the largest dedicated scientific research park in the United States and a primary economic driver of the Triangle region. The 7,000 acre development, which currently has less than 0% of its acreage available for future development, contains over 22.5 million square feet of inventory and is home to more than 200 companies, including Fortune 00 multinational research and development operations and a number of U.S. federal agencies. 4 Building Description Construction: The building will be a Type II B Construction. The building will be fully sprinkled. Structural System: Composite steel frame and concrete floor slab system. The roof framing to be predominantly steel joists with beams where required for HVAC framing. The elevated leasable floors in the building will be designed for 00 lb. /sf floor loading. The floor to floor heights at the upper levels will be approximately 4-0. The floor to floor heights of the first to second floor will be 5-0 Exterior Facade: The exterior walls will be constructed of a buff/brown colored brick veneer masonry or aluminum composite panel over 2 rigid insulation on 6 metal studs with 2 spray foam in the cavity. Curtain Wall: Clear Anodized aluminum curtainwall system (Kawneer 600 wall or approved equal) with tinted insulated high performance glass with low-e coating. Spandrel glass to have warm grey opaque coating on 4th surface. Windows typically start at finished floor and extend to 9-0 AFF. Roof: Single-ply mechanically fastened 60 mil TPO roof membrane over mechanically fastened R-30 insulation. Shared Common Areas: First Floor Common Areas: This first floor elevator lobby includes porcelain tile floors, painted walls, accent wood paneling, and electronic building directory. Tenant mailboxes, modern restrooms, and stairs are located directly off this lobby. This lobby is also expected to include a coffee/sundry and vending area that will serve as an amenity for all building tenants. There s also the potential for an exercise facility, shared conference space, etc. that will be fit up with standard Class A office level finishes. Upper floor Common Areas: On subsequent floors with more than a full floor tenant, common lobbies and corridors will be provided with finishes similar to the st floor lobby. Total core factor is expected to be approximately 3 to 5%. Shell Tenant Space: tenant spaces will be delivered in shell condition as follows: Floors will be concrete, ready for floor finish. Core and exterior walls on the tenant side will not be finished with gypsum board. This will allow flexibility for the future tenants. The ceiling has been planned to be installed at approximately 9-0 AFF. There are opportunities for drop ceilings to be installed higher in some areas. Shell construction will be aesthetically pleasing to allow for open ceiling fit up design concepts. Emergency Lighting and minimum egress lighting required by Code provided in the shell building. Security/Life Safety: All building construction will meet Building Code life safety requirements. Shell building will include 24/7 monitored security system, including controlled access at all building entry doors and parking deck entry gates. The building will include security cameras at all entry/exit points and common areas, and Tenants will have access to these camera feeds as needed. Elevators: Two (2) traction passenger elevators will be provided. The primary passenger elevator will have a capacity of 3,500 pounds and a speed of 50 fpm, while the other will be a larger 4,000 pound passenger/service elevator. It will include 48 wide door openings to allow for pallet transport. The elevator cabs will have custom cab wall treatments with polished stainless steel ceiling and flooring to match lobby. Mechanical System: The mechanical system installed in the shell construction includes all heating, ventilating and cooling equipment and associated electrical and control wiring to supply conditioned air to exterior fan-powered box (FPB) units. System air is generated by electric roof top mounted package units that push air to FPB units. FPB units contain a damper that modulates to control the amount of cooled air (approximately 55degrees F) delivered to the space it is serving. The damper position is controlled by the space thermostat. During the heating season the damper closes to a minimum position and the integral fan is powered on. The fan pulls air from the return air plenum and pushes air across the electric heating coils. This heated air is delivered to the space until the thermostat setpoint is met. A. Medium pressure duct shall be installed in the shell construction. B. Most needed FPBs for office use and some Variable Air Volume (VAV) boxes will be installed in shell construction, and additional boxes will be considered in Tenant fit up design. Some Tenants spaces may require additional supplemental units and/or exhaust systems in their fit-up. Energy Management System: Computerized DDC energy management system and controls provide maximum comfort for building occupants and minimize energy consumption. Tenants will be provided log in access to a web page that will give Tenant the ability to adjust temperatures by zone within a reasonable temperature range. Tenants will also have the ability to monitor after hours HVAC use. Plumbing System: A complete system of plumbing will be installed and consist of complete systems of sanitary drainage, storm drainage, and cold water throughout the building. Restrooms will be provided with auto-flush valve and infrared touch-less faucets. Fire Protection: The building will be fully sprinkled per NFPA 3. Sprinkler heads in lay-in ceilings will be the white semi-recessed type and be installed centered in ceiling tiles. Sprinkler heads will be installed turned up in the tenant spaces. They will need to be turned down as part of any future fitups with drop ceilings. Electrical System: The main service of the building are serviced by a 277/480V 4000 amp main switchboard and distribution panels for HVAC, lighting and convenience power are furnished and installed in the shell construction. Each floor is feed via HVAC and lighting panel which are 277/480V. The lighting panel in turn feeds step-down transformers on each floor, which feed 20V panels for secondary power distribution. Each panel is protected via a Transient Voltage Surge Suppressor. Fire Alarm: The Building will be equipped with a state of the art addressable fire alarm system, which is monitored twenty four (24) hours per day.
