All items listed in the report were the condition at the time of the inspection that were observed and there are no guarantees for the future conditions or failure of a component regarding the home are giving. Good Eye LLC agrees to perform a visual & written inspection report identifying the defects that the inspector both observed and deemed material. Good Eye, LLC does not perform any reinspections of a home after the initial home inspection. Reason being the person/company/licensed professional completing the work should provide you with receipts of work completed = they have "stamped" it put their name on it verifying it is done correctly. Always keep an eye on any green/white/puffy fiber on copper pipes there is a potential for a leak in these areas could be soon and or could be 10 years timing is unknown. Best to replace now prior to leaking s Water Supply, Distribution Systems & Fixtures DEAD LEGS dead legs in the piping systems can create problems down the road for the building owner and occupants, because the water in these areas does not tend to circulate, and warm, stagnating water creates a particularly encouraging environment for many kinds of bacteria, including Legionella. 4 Water heater showed normal signs of wear and tear for 17 year old unit, was leaking at 2 sections and brown water present recommend replacement Leaking and watch video of brown water in drain section Branch Wiring Circuits, Breakers ALUMINUM BRANCH CIRCUITS Aluminum wire appears to be installed on branch electrical circuits in the subject premises. These single strand, branch circuit aluminum wires were used widely in houses during the mid 1960s and 1970s. According to the U.S. Consumer Product Safety Commission, problems due to expansion can cause overheating at connections between the wire and devices (switches and outlets) or at splices, which has resulted in fires. For further information on aluminum wiring contact the U.S. Consumer Product Safety Commission via the Internet at Aluminum wiring repairs/info It's recommended that a Licensed electrical contractor specializing in repairing aluminum wiring further review evaluate and repair as needed s Branch Wiring Circuits, Breakers FILL OUT LEGEND ON FACEPLATE Legend should be filled out on the faceplate and ensure sub panel is wired correctly to the main panel water heater is not labeled it appears to be on the correct size wire and braker s Good Eye Home Inspections Page 4 of 10
