1 Nelson Town Facilities- Town hall PROJECT NO SPECIFICATIONS DIVISION 0 CONTRACT REQUIREMENTS 005 Form of Agreement: The contract for this project will be AIA Document A121CMc, Standard Form of Agreement Between Owner and Construction Manager where the Construction Manager is also the CONSTRUCTOR, 1991 Edition. Used with this contract is AIA Document A General Conditions of the Contract for Construction. 008 List of Drawings: S-1 ARCHITECTURAL SITE PLAN A-1 LOWER LEVEL PLAN A-2 FIRST FLOOR PLAN 015 Scope of Drawings and Specifications: The drawings and specifications are Schematic Design level documents prepared to allow the review of the scope by reviewing agencies. These are not construction documents. DIVISION 1 GENERAL REQUIREMENTS 101 Summary of the Work: The work under this contract is to include all labor, tools, materials, equipment, organization and supervision required to completely renovate the The work includes all site work, excavation, backfill, paving repairs, and utility work associated with the building construction. Work on the building shall include all concrete, masonry, metals, rough and finish carpentry, insulation, roofing, flashing, siding, caulking and sealants, doors, windows, glazing, interior finishes, and cabinets, heating, ventilation, air conditioning, plumbing, fire protection sprinkler system and electrical work is also included under this contract. 110 Construction Schedule: Not known at this time. DIVISION 2 SITE WORK 200 Use Scope: Excavation as required for installation of new drainage trench and piping for interior foundation drainage to day light. Re-grading at exterior for surface drainage at south façade. Excavation of surface drainage trench at south and west facades for installation of 24 deep trench drain. Stone perimeter drip edge Removal of earthen ramp to back door. Page 1

2 Nelson Town Facilities- Town Hall PROJECT NO Installation of new frame steps at back door (code egress) 210 Use of Site: As required for phased construction, Three phases 230 Excavation, Backfill and Trenching: The Contractor shall excavate for all footings, foundations and piers for the new building. Excavation sides and trenches shall be shored and braced as required for safe placement of concrete foundations and related formwork.. Place backfill using bankrun gravel in 8-12 inch layers and compact carefully. Continue backfill operations until grades approximate those indicated on drawings. Allow for 6" inches of crushed gravel and final paving at parking and walks. 290 Site Çlean-up: At completion of the job, all construction debris within the building as well as on the grounds shall be cleaned up and removed from the site. DIVISION 3 CONCRETE 310 Concrete: All concrete shall be standard weight, ready mixed, 3000-PSI strength at 28 days. Use only an accepted design mix with proven history of test breaks conforming to PSI strength requirement. Concrete used for site paving, sidewalks etc. shall be 4000 PSI concrete specially formulated with air-add mixtures to be resistant to freeze damage and de-icing chemicals. 320 Form Materials: Provide form materials with sufficient stability to withstand pressure of placed concrete without bow or deflection. 330 Reinforcing: Steel bars shall conform to ASTM A615, Grade 60, size as called for on drawings. Welded wire mesh shall conform to ASTM A185 size and gauge as called for on drawings. 300 Use Scope: New concrete footings at all lally cols at crawl space. New 3 concrete rat slab with perimeter French drain tied to site drainage to daylight Install reinforced 10 mill vapor barrier over 6 stone base. DIVISION 4 MASONRY 420 Masonry Chimney: Remove existing masonry chimney to roof. Page 2

Repair damaged stone foundations Reset granite perimeter foundation stones as req. for level floor. DIVISION 5 METALS AND FASTENERS 540 All nails, spikes, screws, lags, anchors and hangers shall be in accord with National Forest Products Association, National Design Specifications for stress grade lumber and fasteners. DIVISION 6 WOOD CARPENTRY 60l Lumber: LIGHT FRAMING (4 x 6 max.): Construction grade, spruce, fir, hemlock. STRUCTURAL FRAMING (2 x 6 to 4 x l4) No. l grade, spruce, fir, hemlock. No. 1 or No. 2 grade for repetitive members. LVL Laminated Veneer Lumber: Microlam by Trus Joist MacMillan EXPOSED BOARD LUMBER FOR PAINT FINISH; D-Select white pine. INTERIOR TRIM - CLEAR FINISH; D-Select white pine. SHEATHING; nominal 1/2" exterior grade plywood at walls, 3/4" at roof. 6l0 Rough Carpentry: Standard wood framing construction is anticipated for all wall systems, utilizing 16" o.c. for bearing wall and exterior wall construction, and 16" o.c. for interior partitions. 640 Finish Carpentry: Including standing and running trim, cabinetwork and miscellaneous trim. Conform to quality standards of the Architectural Woodwork Institute. Trim shall be kiln dried and have moisture content compatible with service conditions. Protect all woodwork components from moisture at job site. All work shall be thoroughly cleaned and sanded to receive the finish. Sharp corners of finish woodwork shall be slightly rounded. 650 Rough &Finish Carpentry Scope: Finished carpentry as required for the following: 1. All interior standing and running trim as required for complete finishing of lower floor for bathrooms, kitchen and elevator 2. Interior finishes related to finishes at attic 2 nd floor. 3. Miscellaneous repairs at all exterior running and standing trim 4. Install new concrete filled lally cols at crawl space. Jack framing to level. 5. Add new 2 x o.c. joist hung to existing beams, ( remove existing temporary framing) 6. Remove framed walls at hall for mechanical and chair storage. 7. Install new chair storage room and door as per plans. 8. Repair damage to wall structure at east façade. Page 3

DIVISION 7 MOISTURE PROTECTION 720 Building Insulation: Foundation Walls: Apply spray high density urethane insulation 3 at perimeter of foundation down 4. Exterior Walls: Install blown Cellulose insulation at all exterior walls. replace clapboards as req. Repair and Rafters: Install blown cellulose insulation at attic floor. Maximize R Value.to R-40 Related Materials: Provide 6 MIL polyethylene vapor barrier at interior face of walls and ceilings. Install Prop-a-vent at all sloped roof areas. 740 Roofing: No roofing this building 755 Roof Ventilation: NA 760 Flashing and Sheetmetal:. NA 780 Painted Clapboard Siding: Repair and replace as required any damaged clapboard using spruce or pine clear vert grain clapboards. To patch where clapboards removed for wall insulation. 790 Sealants and Caulking: Exterior: DAP Flexi-seal one part polysulfide. Interior: DAP architectural grade caulking. Use backing materials as per manufacturer s specifications. DIVISION 8 DOORS, WINDOWS, GLAZING: 820 Wood Door Frames: Repair weather stripping at both exterior doors. Install existing wood door from Mech room in new chair storage room 860 Wood Windows: Remove and repair all sash with new sash balances, Install new storm windows (Allied) at all windows. 5 Nelson Town Facilities PROJECT NO Wood sheathing: Install new horizontal wood sheathing to match exterior walls at new chair storage room. 990 Painting: Paint Products shall be selected from the following list of manufacturers: Pratt & Lambert, Sherwin Williams, Pittsburgh, Olympic, Cabot s Paint or stain finishes shall be applied as noted on the finish schedule in accordance with the following instructions: EXTERIOR WOOD - 1 coat primer, 2 coats gloss alkyd enamel. EXTERIOR MISCELLANEOUS METAL - 1 coat rust inhibitive primer, 2 coats enamel. INTERIOR PAINTED WOOD - 1 coat primer, 2 coats alkyd enamel, semi-gloss. INTERIOR PAINTED METAL - 1 coat rust inhibitive primer, 2 coats alkyd enamel, semi-gloss. INTERIOR CLEAR FINISH WOOD - I coat sanding sealer, two coat quick dry varnish system. GYPSUM WALLBOARD - 2 coats satin finish, Latex enamel. Prepare wood surfaces by sealing all knots with shellac or vinyl resin knot sealer. Putty all nail holes, cracks, blemishes before applying second coat of paint.. DIVISION 15 MECHANICAL 1550 HVAC: DIVISION 16 ELECTRICAL Provide complete heating, and ventilating for all spaces throughout the building. Heat source shall be a gas fired located at the Crawl space of the building.. Cooling source shall be a water source chiller unit located on the south side of the building Wiring: Provide complete and operational electrical system for crawl space. Provide power and lighting circuits as required to serve outlets and lights Code Compliance: Current International Building Code. Install outlets, switches, lights and wiring in complete compliance with most recent edition of National Electric Code Emergency Lighting: Provide complete emergency lighting system including battery pack units with trickle chargers and remote heads, all as required to satisfy NFPA Life Safely Code. Provide lighted EXIT signs at main exits from building Alarm System: Page 5

Coordinate alarm system with fire protection monitoring systems and provide for signal connection to monitoring agency or local fire department. END OF SPECIFICATION Page 6
