Approximately half of the property is cleared and half is wooded with maintained riding and walking trails throughout. The farm is home to abundant wildlife and offers excellent deer, turkey, dove and duck hunting. The property is gated, with a ¾ mile paved road to the barn. An additional ¼ mile of road bed is in place and ready to pave. Electricity and phone/internet run to the equestrian center and can easily be expanded to other parts of the development. Phase 1 of the development, the original farm consisting of about 140 acres, was purchased in 2006 and 2007 and is fully surveyed. A county approved development plan is in place. This plan provides for 11 residential parcels, many of them in excess of 10 acres each, plus a 30 acre parcel occupied by the equestrian center. This is the portion of the Farm that has been developed, with a paved road, underground utilities, landscaping, fencing for pastures and privacy and a fully functioning, well established and successful equestrian center. The layout of the equestrian center, the roads and the residential parcels were designed by Joe Martinolich, an internationally known designer of equestrian facilities, who played a large role in designing the famed Kentucky Horse Park. No homes have been built on the property at this time. Phase 2, the adjoining farm consisting of about 90 acres, was purchased in 2013 and is ¾ surveyed. The northern boundary is not surveyed, but can be completed as needed. A development plan for this parcel has been prepared by Joe Martinolich, but the plan has not yet been submitted to the County for approval. The proposed plan includes 8 additional multi-acre residential lots on the main farm, with a separate lot across a small road of approximately 11 acres. All lots can be divided into smaller lots, although that would require county approval and additional infrastructure. The 11 acre parcel located across the main road would be ideal for a manager s home, hay and equipment storage as well as parking for boats, RVs or horse trailers.
