3 03/07/2014 Page 3 Roof Inspection Information It is the client's sole responsibility to read this report in its entirety and to research any and all jurisdictional permits required by the local authorities regarding the property in contract before the close of escrow or settlement. The client is to personally perform a diligent visual inspection of the property after the seller vacates to insure that no "condition " was concealed by personal property and/or stored items while occupied or damaged during the seller's evacuation of the building. Should any "condition " be revealed that was not addressed within this report prior to or after the close of escrow or settlement, please contact our office immediately for an additional evaluation regarding such "condition ". INSPECTION METHOD The inspector walked on the roof and viewed the accessible roofing components. ROOF COVERING(S) Materials: fiberglass/asphalt composition shingles. ROOF LAYERS(S) 1 layer. ROOF DRAINAGE Materials: metal rain gutters. CHIMNEY(S)/FLUE(S) Materials: stucco chimney with a metal flue. PROPERTY INFORMATION BUILDING STATUS The building was not occupied during the inspection. [NOTE] We recommend obtaining all receipts, documentation and warranties on the roofing materials on the building(s). [CR] There were damaged/deteriorated fascia materials noted at the front & rear of the building. We recommend correcting the condition(s) noted. 104 EXTERIOR TRIM a. [CR] The trim was weathered beyond normal wear. We recommend correcting the condition(s) noted.

[CR] Moisture stains were noted on the roof trusses. This condition is conducive to moisture intrusion and deterioration. We recommend correcting the condition(s) noted. The visible areas of the purlins and braces appeared functional. The visible areas of the collar ties appeared functional. The visible areas of the ceiling joists appeared functional. a. [CR] Moisture stains were noted on the sheathing, and, framing, The stains tested to be dry during the inspection.

[RR] There were damaged/missing shingle tabs. We recommend correcting the condition(s) noted. a. [RR] There were a number of wood shakes that were broken, eroded or slipped out of place exposing the underlayment felt to the weather. These conditions are conducive to roof leaks. 305 CONCRETE TILES a. [RR] The roof was installed with tight valleys. Tight valley configeration reduce the flow of roof run off and is conducive to debris build up. b. [RR] There were a number of unsecured, displaced or improperly fastened tiles. The underlayment felt was exposed to the weather. These conditions are conducive to roof leaks. c. [RR] There were a number of cracked, broken and displaced tiles throughout the roof. The under layment felt was exposed to the weather. These conditions are conducive to roof leaks.

8 03/07/2014 Page CLAY TILES a. [RR] There were a number of cracked, broken and displaced tiles throughout the roof. The underlayment felt was exposed to the weather. These conditions are conducive to roof leaks. 309 BUILT-UP ROOFING a. [RR] The roof was installed by a substandard method. The method used was top nailing. b. [RR] The roofing surface shows blistering. This is caused from poor adhesion between the underlayment and roofing cap sheet. 311 FLASHING(S) 312 FLUE PIPE(S) 313 SKYLIGHT(S) c. [CR] Evidence of ponding was noted. The presence of shallow ponds of water is not unusual. Regular maintenance of the areas is vital to prevent the build-up of vegetation, debris, sagging and possible damage to the roof. a. [RR] The mastic used to seal some of the roof connections and penetrations was cracked. We recommend correcting the condition(s) noted. a. [RR] There were missing flue pipe cap(s). We recommend correcting the condition(s) noted. a. [RR] The skylight(s) lens(s) were cracked/damaged.
