4 KEEPING IT GREEN One of the major benefits of buying a brand new home is that they have been designed through exacting building standards to be both robust and extremely energy efficient. The benefits in design, and modern building regulations are not only helping to preserve the environment, but also saving you money on your utility bills every year. According to the Home Builders Federation, on average, new homes are 65% more energy efficient than a Victorian house of the same style. They use on average 30% less water and are roughly 50% cheaper to run making an annual saving of almost 1,500 on a four bedroom detached home. Here are just a few green reasons that our homes stand out from the crowd.

We are committed to comprehensive engineering designs to make properties that will stand the test of time. One such example is our floor joists. We install them at reduced centres to eliminate squeaky or bouncy floors. It s hidden build quality that you may never notice glancing round a show home, but certainly would once living there! 4 We are members of the NHBC, Q Assure Build and The Federation of Master Builders. We have signed up to honour the Consumer Code for House-builders and we operate an ISO 9001:2015 Quality Management System. Our systems are monitored and managed for quality and efficiency, using a customer-centric approach to ensure a truly unique home-buying experience. 5 On your moving day we know the last thing you want is for us to be in your way! We will meet you a few days before you move into your new home to familiarise you with how everything works and to go through anything that needs your attention. We will also provide you with a comprehensive Home User Guide (HUG) in case you forget anything. That means on your move in day you can grab your keys and go. 11 CUSTOMISATION SERVICE Although we work hard to ensure our standard specification and designs are comprehensive, we appreciate that personal tastes differ, and the finishes are what makes a house a home. Customisations are offered in line with the build process and therefore the earlier a property is reserved, the more alterations can be accommodated. Once we have exceeded deadlines in the build process the standard specification will be implemented but we can quote for alterations if required. All buyers are offered a choice of internal doors, ironmongery, kitchen finishes, electrical finishes, tiling and floor coverings from our selection as standard, the costs for any upgrades are added to your completion statement. The deadlines for customisation choices are as follows: Kitchen & Worktop Choices: A choice of 7 doors in a selection of colours, 5 handles and 12 worktops with upstands. Internal doors & ironmongery: A choice of internal doors and ironmongery from our selection. Floor coverings: A choice of carpet and ceramic tiles. Wall tiling: A choice of ceramic tiles. Half height included as standard, full height available. Electrical finishes: A choice of chrome, brushed stainless steel or slimline white sockets and switches. Our new homes are all backed by a 10 year warranty from one of the UK s leading providers and all our homes come with a 2 year Accueil Care Warranty.

13 BUILT TO LAST Accueil means welcome, and that s how we want you to feel when you arrive at your new home. We understand that buying a home is still the biggest financial commitment most families will ever make, so our attention to detail is supported by our customer care helping to ensure that your new home is everything that you want it to be and more. Accueil have signed up to the Consumer Code of Home Builders that sets out mandatory requirements that all home builders must meet in their marketing and selling of homes, after sales and customer care. We also define our customer journey to ensure consistent customer service throughout all dealings with our buyers from initial viewing to final handover after your two year Accueil Care period. Our in-house team work with the very best local trades, using carefully selected materials to ensure that your Accueil home is constructed to the highest possible standard. Everything in your new home has been built to last, from the foundations to roof tiles and with our two year Accueil Care and 10 year NHBC or Q Assure Build Warranty you have peace of mind. We heavily focus on the layouts of our homes to ensure that our buyers have room to grow into them. We don t squeeze extra bedrooms in to boost sales prices, wherever possible bedrooms will fit a king-sized bed and storage unlike many out-of-the-box new home designs. There is more to a new home than just the bricks and mortar. All of our developments are located in safe communities with local amenities, outside space and excellent commuter links close-by. 14 ACCUEIL CARE & WARRANTY All our homes are built in accordance with all relevant technical and building regulations. In addition, all stages of the construction of your new home will be extensively inspected by our experienced construction and sales team prior to handing the keys over to you. Accueil are members of three professional bodies dedicated to maintaining standards in the building industry. Depending on the nature of the site your new home will come with either an NHBC Buildmark Warranty or a Q Assure Build Q Policy. Both warranty providers give a 10 year structural warranty and impose mandatory technical requirements to ensure quality in production. The technical standards are divided into ten parts covering, design, materials and site-works, all of which follow clearly defined build sequences and are accompanied by key-stage inspections throughout the build. We want you to settle in and start enjoying your new home as quickly as possible. A few days before you are due to legally complete our customer care team will arrange a familiarisation visit with you to run through your new home. On the day of completion we will read the meters and hand over your keys. You ll also be provided with a comprehensive Home User Guide or HUG which contains everything you need to know about your new home. A few days after you move in we will arrange to meet you to run through any snagging you have identified and we will pass on the information to our team of contractors who will be in touch with you to arrange any necessary works. We will visit you again after a month to make sure everything has been addressed and to check if there is anything else that needs our attention. Should anything go wrong between or after our visits within your Accueil Care period our customer care team will make every effort to put things right as quickly as possible.
