1 0161 Supply & Distribution Conduit, feeders, transformers, etc. Description of the building system: The building is provided with one electrical power service, rated at 208Y/120 volts, three phase, which serves all power needs for the building. Utility service is underground from the aerial line along Veterans Highway to a primary pedestal located near utility pole on south side of parking lot. Primary power is delivered underground from a the primary pedestal directly into the building to an electrical vault where the utility transformers are located. This room is locked by the utility. A bank of three 75 kva overhead style transformers is located inside the vault, as was common practice at the time of installation. Another utility transformer is located near the primary pedestal on the south side of the parking lot. This transformer is rated at 120/240 volt, 15kVA and feeds the flood lights on the adjacent pole. There is no meter for this transformer a flat rate is used by utility for area lighting charges. An 800 ampere rated bus connects the secondary of the utility transformers directly to the main switchgear in the adjacent boiler room. The main switchgear is rated 800 amp, 208/120 volt, 3 phase, 4 wire and contains both the utility metering and the 800 ampere main disconnect. There is a second meter adjacent to the main switchboard for interruptible dual fuel loads. 2 Utility Transformers In Vault Utility Meter & Main In Switchgear Deficiency Replace utility service. Electrical utility service is 36 years old and has exceeded its useful life. Deficiency category: RR, F. Remedy Provide new utility padmount transformers outside the building, with new exterior metering and main disconnect. Increase size of service if necessary to match current electric needs in modern educational facility. 3 0162 Lighting & Equipment Fixtures, poles, devices, conduit, wires, etc. Description of the building system: Main Parking Area: the main parking area is illuminated from (4) floodlights, (1) on southeast corner of building, (1) on southwest corner of building and (2) located on utility pole at south side of parking area. Small East Parking Area: the small parking area in front of the new addition is illuminated from a single floodlight mounted on the southeast corner of the building. Covered Play Area: The north side of this structure has (4) floodlights mounted up high, aimed toward the open playground area. Inside the covered play area are (12) pendant mounted high bay fixtures. North side of school: this is the playground side of school and is illuminated from 12 inch square soffit mounted fixtures. West side of school: The main entry on the second level is illuminated from 12 inch square soffit mounted fixture. A floodlight is mounted near this entrance to illuminate the exterior stairs to the lower open area to the west of the building. The stairs at the front of building are illuminated with (3) teardrop style fixtures containing incandescent lamps. Another incandescent fixtures is located on the southwest edge of deck to illuminate the lower open area to the west of the building. South side of school: The main entry and lower level are illuminated with fluorescent fixtures surface mounted underneath the deck. The upper level is illuminated from 12 inch square soffit mounted fixtures. The addition is illuminated with (3) teardrop style fixtures containing incandescent lamps. East side of school: The south stairwell and the north stairwell are illuminated with teardrop style fixtures containing incandescent lamps. The lower level is illuminated with fluorescent fixtures surface mounted underneath the deck Condition of the building system: Main & Small Parking Area: These luminaires were installed in the early 1990 s. The luminaires do not appear to have corrosion and are in fair condition. Each light has individual photocell control. Remaining life expectancy: 5 to 10 years South & East Lower Level Under Deck: The luminaires main entrance and entire lower level underneath deck were installed in early 1990 s and appear to be in good condition. 4 Remaining life expectancy: 5 to 10 years Covered Play Area: The luminaires for this facility were installed with the construction of the Covered Play Area in It appears these luminaires have suffered extreme abuse like those at the other schools. These luminaires are in poor condition. There are (3) entire fixtures are missing. The floodlights for the playground appear to be in fair condition. Remaining life expectancy: High Bays 0 years; Floodlights, 5 years. North & South Upper Level lighting: The luminaires on the north and south walls were installed with original construction in Remaining life expectancy: 0 years East & West lighting: The luminaires on the east and west walls were installed with original construction in These fixtures styles do not provide adequate light. The (1) floodlight on west wall appears in fair condition. Remaining life expectancy: 0 years Addition lighting: The luminaires on the north and south walls were installed with addition construction in The fixtures chosen were selected to match the existing building fixtures. The lamps are out dated and do not provide adequate exterior lighting. Remaining life expectancy: 0 years Deficiencies The site lighting systems have been broken down into specific areas. The luminaires have been installed at various times, thus some of the areas have greater priority to improvements versus others especially when related to safety and to vandalism. The replacement and augmentation of illumination needs to be focused toward an overall plan better integrating all of the illumination for the entire property. 6 Building Mounted Floods Deficiency Upgrade Parking Area Lighting Lighting needs to provide more uniform illumination of entire parking area and the main drive, which is currently unlit. Deficiency category: F Remedy Replace 6 fixtures. Provide new site lighting designed for application of entire parking areas and the driveway. A light pole system with cut off optics is recommended. 7 Soffit Fixture Wall Mount Fixture Deficiency Lighting at Upper Level & Stairwells. Lighting in these areas has reached the end of its service life. Deficiency category: RR, F, E Remedy Replace 48 fixtures. Replace soffit fixtures with more energy efficient fixture and cutoff capability Replace all wall mount fixtures with new wall packs that are more energy efficient and provide cutoff capability. Replace with similar high bay style fixture mounted above the roof trusses. This will afford the fixture a little more protection. 10 0163 Communications Cable, phone lines, satellite dishes, etc. Description of the building system: Telephone: Utility service is underground from the aerial line along Veterans Highway to a pedestal located at base of utility pole on south side of parking lot. The building is served with underground cables from telephone pedestal. Television Cable: Utility service is aerial from the line along Veterans Highway to a utility pole on south side of parking lot. The building is served with (2) aerial cables from the utility pole to upper level of building. Condition of the building system: Telephone: It appears the telephone service was replaced at some time in the past. The telephone entrance equipment has been relocated to rear of building from original location in the principal s offices. The service appears to be in fair condition and adequate for the present purposes. Television Cable: The television service was probably installed in the early 1990 s. The service appears to be in fair condition and presently serves the upper level classrooms on the south side of the building. Remaining life expectancies: 5 to 10 years.
