1 PART 1 - GENERAL 1.01 SCOPE OF WORK A. The Contractor shall furnish all labor, materials, equipment and incidentals required to provide single-ply adhered roofing system COORDINATION A. The Contractor shall review installation procedures under other Sections and coordinate the installation of items that must be installed with the roofing system. B. Coordinate the installation of roof insulation and associated work so as to provide a complete system complying with the combined recommendations of manufacturers and installers involved in the work. C. Cooperate with inspection and test agencies engaged by the Engineer or otherwise required to perform services in connection with roofing and associated work RELATED WORK A. Section 07220, Roof Insulation. B. Section 07600, Flashing SUBMITALS A. Submittals shall be in accordance with Section B. Shop Drawings: Submit for approval the following: 1. Copies of specifications, installation instruction and general recommendations from the roofing materials manufacturer, for each type of roofing product required. Include manufacturer s data substantiating that the materials comply with the requirements. C. Certificates: Submit for approval the following: 1. Copies of manufacturer s certification indicating that bulk membrane materials delivered to the project comply with the required standards. Include statistical and descriptive data for each product. Submit certificate with each load before it is used REFERENCE STANDARDS TALL OAKS STP

2 A. Reference Standards: Comply with applicable provisions and recommendations of the following, except as otherwise shown or specified: 1. ASTM D412, Tolerance or Nominal Thickness Tensile Strength Min. Ultimate Elongation. 2. ASTM D624, Minimum Tear Resistance. 3. ASTM E96, Resistance to Water Absorption. 4. ASTM G 26, Resistance to Outdoor (Ultraviolet) Weathering. 5. ASTM D297, Sheet Composition QUALITY ASSURANCE A. Installer Qualifications. 1. The roofing system must be installed by roof manufacturers authorized Roofing Applicator in compliance with shop drawings as approved by Manufacturer. Upon completion of installation, an inspection will be conducted by a Technical Representative of roofing manufacturer to ascertain that membrane roofing has been installed properly. B. Requirements of Regulatory Agencies. 1. Comply with applicable insurance rating bureau requirements as required by the governing building code, unless more restrictive requirements are specified. 2. Provide materials and roofing systems which have been tested, listed and labeled by Underwriters Laboratories Incorporated for Class A rating, and bear the UL label on each package or are shipped to the project with a UL certificate of compliance. 3. Provide materials and roofing systems which have been tested, listed and FM labeled for Class 1A/190 rating PRODUCT DELIVERY, STORAGE AND HANDLING A. Product deliver, storage and handling shall be in accordance with Section B. Delivery of Materials: 1. Deliver materials in manufacturer s original, unopened containers and rolls with labels intact and legible. 2. Deliver materials in sufficient quantity to allow continuity of work. TALL OAKS STP

3 B. Storage of Materials: 1. Prolonged exposure of curable materials (i.e., uncured flashing, adhesives, sealants and pourable sealer) to temperatures greater than 80 F will reduce shelf life. When liquid adhesives and sealants are exposed to lower temperatures, restore to a minimum of 60 F before use. 2. Do not store adhesive containers with opened lids due to loss of solvent which will occur from flash off. C. Handling of Materials: 1. Handle rolled goods so as to prevent damage to edge or ends. 2. Select and operate material handling equipment so as not to damage existing construction or applied roofing JOB CONDITIONS A. Prefoofing Conference: 1. Prior to the installation of the roofing and associated work, Contractor shall schedule and meet at the site with the manufacturer s authorized representative, installers of other work in and around roofing which must proceed and follow the roofing work, including mechanical work, if any, the Engineer and other representatives directly concerned with performance of the work including where applicable, insurers, test agencies, and the Owner. Review procedures related to the roofing work, including but not necessarily limited to the following: a. Review project requirements, including Drawings, Specifications and other Contract Documents for compliance with guarantee requirements. b. Review required submittals. c. Review status of substrate including drying, structural loading limitations and similar considerations. d. Review availability of materials, tradesmen, equipment and facilities. e. Review required inspections, testing and certifying procedures. f. Review weather and forecasted weather conditions, and procedures for coping with unfavorable conditions. g. Review regulations concerning code compliance, environmental protection, h3ealth, safety, fire and similar considerations. TALL OAKS STP

4 B. Environmental Conditions: Proceed with roofing and associated work only when weather conditions will permit unrestricted use of materials and quality control of the work being installed, complying with the Specification requirements and with the recommendations of the roofing materials manufacturers. 1. Proceed only when the Contractor and the manufacturer are willing to guarantee the work as required and without additional r3servations and restrictions. 2. Record decisions, conditions and agreements to proceed with the work when weather conditions might be unfavorable. State the reasons for proceeding, with the names of the persons involved along with the changes, if any, or revisions, requirements or terms of the Contract. C. Protection: 1. Provide continuous protection of materials against wetting and moisture absorption. 2. Protect materials against damage by construction traffic. 3. Take all necessary precautions against fire and other hazards during delivery storage, and installation of flammable materials specified herein. Comply with local ordinances and fire regulations in the installation of hazardous materials specified or required under this Section. D. Scheduling: 1. Proceed with the roofing and associated work only after curbs, blocking, nailer strips, vents, drains and other projection through the substrate have been installed and when the substrate construction and framing of openings is completed. 2. Proceed with the complete work only when materials, equipment and tradesmen required for the installation of the vapor barrier, insulation and roofing membrane system are at the site and are ready to follow with the work immediately (same day) for a complete roofing system. 3. Phasing is not acceptable, install all roofing and associated work in a manner that will insure a complete roofing system at the end of each days work. Do not advance the installation of any one material beyond that which is necessary for proper sequencing of the work GUARANTEES AND WARRANTY The Contractor shall guarantee the roof system for one yare and provide a 10 year manufacturer s warranty, starting on or after the date of the Owner s acceptance of the completed construction work. A. Contractor s Guarantee: TALL OAKS STP

5 1. The Contractor guarantees that the total roofing installation, together with all related composition flashings, plastic flashings, metal flashings, roof insulation, and vapor seal, cants, blocking, adhesives and seals installed in connection with same, will be watertight and free from defects as to materials installation, and/or workmanship, for a period of one year from the date of acceptance of the completed project. 2. During the 1-year guarantee period, the Contractor agrees that within 24-hours of receipt of notice from the Owner, he will inspect and make immediate emergency repairs to defects or to leaks in roof system, and that within a reasonable time, he will restore the affected items to the standard of the original applications. 3. All emergency and permanent work during the life of the Contractor s guarantee will be done without cost to the owner, except in the event it is determined that such leaks were caused by abuse, lightening, hurricane, tornado, hail storms or other usual climatic phenomena of the elements, or failure of adjacent or related work previously installed by others. B. Manufacturer s Warranty: 1. In addition to the Contractor s guarantee, and Contractor shall provide the roofing manufacturer s unconditional warranty for each roofing system that the roofing installation will be watertight and free from defects as to materials, installation and/or workmanship Such warranty shall commence with the Owner final acceptance of all work covered under the Contract or at such other date or dates as the Owner may specify in writing prior to that time. The warranty shall not be limited to any dollar value. 2. The warranty shall be for a period of ten years. 3. All roof assembly components shall be purchased from the membrane manufacturer of that roof system and included in the ten year warranty. C. Final payment will not be made until receipt of properly executed and approved Manufacturer s Warranty. PART 2 MATERIALS 2.01 MATERIALS A. Membrane: 1. Reinforced EPDM (Terpolymer of Ethylene, Propylene and Diene) membrane, having a thickness of inch, shall be used for this roofing system. 2. Product Manufacturer: a. 6 b. Or equal. PART 3 EXECUTION 3.01 INSPECTION A. Contractor, and the manufacturer must examine the substrate and the surface conditions to receive roofing and associated work and ascertain the conditions under which the work will be performed, and notify the Engineer in writing of unsatisfactory conditions. Do not proceed with roofing and associated work until unsatisfactory conditions have been corrected in a manner acceptable to the Engineer INSTALLATION A. Adhere the EPDM membrane 100% to the substrate with manufacturer s recommended bonding adhesive at the rate specified on the container label. B. Overlap adjacent EPDM membrane sheets a minimum of 3-inches and clean the overlap with Splice Cleaner. Apply Splicing Cement at a rate recommended by manufacturer. While Splicing Cement is drying, apply a bead of In-Seam Sealant no less than 1/8 inch and no more than ¼ inch wide with ½ inch of the inside edge of the bottom membrane sheet. After membrane sheets have been spliced together, clean edge of the splice with Splice Cleaner and apply 3/16 inch diameter head of Lap Sealant. Feather the Lap Sealant to completely cover the splice edge. C. The EPDM membrane must be secured at the perimeter of roof level, roof section, expansion joint, curb, skylight, etc., at any angle change which exceeds 2-inches in one horizontal foot and at other penetrations in accordance with manufacturers latest details. D. When feasible, flash all penetrations and walls with cured EPDM membrane. Uncured Elastoform Flashing shall be limited to all inside and outside corners, scruppers, curbs, pourable sealer pockets and other penetrations or unusually shaped walls where the use of cured membrane flashing is not practical. Manufacturer s prefabricated accessories such as Premolded Pile Seals and Pourable Sealer Pockets, should be used, when feasible, in lieu of Elastofoam Flashing. Terminate the flashing in accordance with manufacturer s details. E. Contractor shall attach copies of the applicable Roofing Manufacturer s Details which pertain to the individual project to complete a bid package submittal PERFORMANCE A. It is required that a completely leak free roofing system be produced by this work, which will not deteriorate in excess of normal weathering. TALL OAKS STP

7 B. After completion of the roofing and associated work and either during or immediately after a rain storm (and before final acceptance of the work) meet with the Engineer at the project and inspect the building for evidence of leaks in the roofing and associated work ADJUSTMENT AND CLEANING A. If free water or harmful foreign materials is present under EPDM membrane, remove affected area. Rebuild roof in clean, dry condition. B. Correct deficiencies at no cost to the Owner. C. Protect other work from spillage of roofing materials and prevent materials from entering and clogging drains and conductors. Replace or restore other work which is soiled or otherwise damaged by the performance of the roofing and associated work. D. Do not allow fluid or plastic materials to spill or migrate beyond surfaces of intended application. E. Protect roofing and associated work from damage until Final Acceptance by Owner INSPECTION AND ACCEPTANCE A. At the end of the construction period, or at a time when the remaining construction will in no way affect or endanger the roofing and associated work, EPDM Manufacturer shall make a final inspection of the work and prepare a written report to the Owner and the Engineer of deterioration, damage or deficiencies found in the work. B. Only the Contractor shall repair or replace deteriorated or defective work. C. Certify that the completed work is in accordance with the Specifications, and without damage or deterioration (except for normal weathering) at time of acceptance. D. All guarantees will start only after Final Acceptance of the work by the Owner. END OF SECTION TALL OAKS STP
