House Designs 1 Roof has a minimum of 6:12 pitch 2 Minimum roof overhang is 2 feet 3 Roof design must incorporate dormers or gables to the 4 Long slopes of unbroken roof line will not be accepted 5 All gables must include some form of additional detail in the form of vents, projections or pattering in stucco or siding 6 Roof types and pitches on any one elevation are compatible 7 Large gable-end roofs are not allowed 8 A variety of roof lines are used and similar roof lines on adjacent homes are not allowed 9 Chimneys and flues are boxed in with minimum exposed pipes (box must be 600mmX 600mm) 10 Detailing is added to the top chimney (ex. Exterior Finishes 1 Minimum 300 sq.ft of approved brick must be installed on the front elevation on all lots backing onto golf course, park and coulee 2 Other lots must use two of the following approved materials: (Standard size brick units; Stone Tiles; Stone; Stucco; or Cedar shingles) 3 Side elevation must have 1200 mm return using minimum tow of materials (Standard size brick units; Stone tiles; Stone; Stucco; or Cedar shingles) 4 Masonry blocks, giant bricks and vinyl siding are not permitted 5 Interior lots must have coloured concrete or slate tiles roof 6 Lots backing onto Range Road 61 may use 3-tab asphalt or fiberglass shingle 7 Solar panels are located on rear or side elevations only 8 Rear deck on lot backing onto golf course, coulee, and park must be pre-finished aluminum rail and tempered glass 9 There should be no more than two principal exterior colours and one decorative trim colour used on the exterior materials of windows, doors, under eaves, soffits and the only exception will be roof and masonry 10 Base wall colour must be dark in colour and white stucco is not permitted 11 Severe contrasting colours are not permitted 12 Approval of black and intense primary colours for fascias, soffits, battens, eaves troughs and rainwater leaders shall 3

4 be at the discretionary power of the developer 13 Retaining walls will be limited to an exposed height of 3 feet 14 Retaining walls will be finished to compliment exterior house finishes and blend with the landscape 16 Driveways, driveway aprons and sidewalks must be constructed of colored and or textured concrete and or interlocking pavers or exposed aggregate 4. Cul-de-sacs 1 Houses on cul-de-sacs must be set perpendicular to the imaginary line of the arc of the cul-de-sac 2 Driveways for cul-de-sacs must be constructed with a minimum of 900 mm from the edge of the driveway to side property line 5. Corner Lots 1 Special attention must be paid to side elevation and side yard landscaping 2 The -side elevation must have feature elements such as bay or box-out windows and should have the same treatment as front elevation 3 Roof plane wraps around exposed building face 4 Principal roof plan slopes toward both side and front 5 High side a split level or two-storey house shall not abut the 6. Landscaping Requirements 1 The Purchaser must provide sod in the Purchaser s front yard 2 The Purchaser must provide sod in side yard in the case of corner lots 3 No perimeter front yard fencing of any type will be allowed. 5 Fence installed on lots backing on to parks, coulee, walkways and the golf course must be black plasticcoated chain link fence with black powder coated posts and rails or as approved by the Developer Note: o A re-inspection (post inspection) fee of $250 per inspection shall be levied for each deficiency inspection; paid by the purchaser. o A fee of $200 will be charged to the Purchaser for each application for revisions to the approved plans as requested by the Purchaser. o A resubmission fee of $250 each submission of all plans that are missing detail or do not meet the Architectural Guidelines or checklist. The fee will be deducted from your security deposit. o A variance fee of $500 for each submission of plans which explicitly ask for deviation from the Architectural Guidelines or checklist, County s Land Use Bylaw, and/or our grading/driveway plans.
