12 Section 1 - Introduction Section 2 - Structure The Proposal The premises consist of open plan office accommodation divided over two or three floors, all as shown within this document. Planning Permission Planning approval for the scheme was granted in March Building Regulations A Building Regulation application will have to be made for the scheme Schedule of Accommodation Measured in accordance with the Royal Institution of Chartered Surveyors Code of Measuring Practice 5th Edition, the nett internal area of the buildings are: Block A Block B Block C Substructure The substructure will consist of reinforced concrete pad foundations to support the steelwork columns and reinforced strip footings. The slab will be a ground bearing nominally reinforced concrete slab. Superstructure The superstructure will consist of structural steelwork frame of columns and beams. The upper floors will consist of concrete composite floor slabs with profiled galvanised steel decking. The beams are designed to act compositely with the concrete floor and this is achieved by means of shear studs welded through the decking to the top of the steel beams. Roof Structure The roof structure will consist of structural steelwork with composite roof sheets or profiled galvanised steel decking with a mesh reinforced concrete slab. Generally the floors in the building have been designed to accommodate a live loading of 4.0kN/ m² plus 1.0 kn/m² for lightweight partitions. The following British Standards and Codes of Practice have been used to design the structure: BS 6399: Loadings for Buildings BS 8004: Foundation Design BS 8110: Code of Practice for the Design and Construction of Structural Concrete BS 5950: Structural Use of Steelwork in Building BS 5268: Structural Use of Timber BS 5628: Code of Practice for the use of Masonry Outline specification

13 Section 3 - External fabric External Walls The external wall will be constructed of rendered or stone clad insulated cavity blockwork to provide a maximum U-value of 0.35 W/m²/OC. The wall construction will be 100mm dense concrete block outer skin, 100mm cavity including thermal insulation and 100mm dense concrete block inner skin. Windows and External Doors Windows will be polyester powder-coated aluminium thermally broken framing to a standard RAL colour. Window ironmongery to be a standard RAL colour. Glazing will be to BS and Part L of the Building Regulations. The cleaning of the glazing has been considered in the design of the elevations and will be done by means of a pole/brush system. Section 4 - Internal fabric & finishes Wall Finishes All plastered walls will be finished with one mist and two full coats of emulsion paint. Ceramic tile splashbacks to sinks and basins are included. Raised Access Flooring Raised access flooring will be laid over all floor levels. The system will be 600x600mm panels. There will be a clear void under the floor of 121mm ± permissible tolerances. The access flooring will be medium grade meaning it will withstand 12.0kN/m2 uniformly distributed load and 4.5kN/25x25mm point load. Floor Finishes Office and core area floors (except toilets) will be covered with carpet tiles. Toilet areas will have a sheet vinyl floor finish. The main staircase will have carpet tile tread and risers with a proprietary stair nosing. Ceilings Ceilings to the open plan and cellular offices and core areas will be Armstrong Prima Dune Supreme tiles in a Prelude 24mm exposed grid. This is a standard ceiling tile that have used in virtually all of their office developments. Finishes Generally Internal Walls Internal walls will generally be constructed of plastered blockwork or metal studwork with plasterboard linings, both having the appropriate fire resistance required by Building Regulations. Partitions will be provided as illustrated to create cellular offices Internal Doors Internal doors will be 44mm solid core hardwood veneered faced doors. Doors will have the appropriate fire resistance as required under the Building Regulations. Door frames and architraves will be made from softwood with a gloss or satin finish. Doors between core areas and office areas will have glazed panels; office doors, toilet doors, cupboard/store doors, service duct doors and the like will not have glazing. All doors will be supplied with good quality ironmongery. Locks to the doors can be suited to suit the client s intended operation of the building. Skirting Skirting will be 94mm softwood or MDF with a gloss or satin finish. are happy to allow clients to choose colours of paint and carpet tiles. However, dates will be given when choices have to be made by and if no choices are received by these dates then the default options will be dove grey woodwork and walls with mid-grey carpet tiles. Staircases The staircase will be pre-cast concrete units. The flight width will be a minimum of 1200mm to suit Building Regulation requirements. Sanitaryware & Toilet Fittings WC pans in all toilets will be Roca Giralda WC pan with seat and cover. Wash hand basins will be Roca Giralda, pedestal or semi-pedestal mounted dependant on location. Taps will be chrome Eurobath Evo mono basin mixer with waste. Disabled toilets will be fitted out with the appropriate accessories to comply with Building Regulations. Tea stations A range of kitchen base units, wall units and worktops, together with a stainless steel sinktop and drainer is included as indicated. Outline specification

14 Section 5 - Electrical services Incoming Service The incoming service will be based on an anticipated electrical load requirement to accommodate the office area at 5w/ft² nett office area. Distribution Separate sub mains will rise, via a dedicated service riser, to each floor to supply user s lighting and power distribution boards. General Lighting Standard luminance levels within the building will meet the requirements of the Chartered Institute of Building Services Engineers (CIBSE) interior lighting code. The following types of luminaire will be provided: Entrance Foyers recessed decorative luminaries. Stairs surface fluorescent. WC/Lobbies/Circulation Offices recessed compact fluorescent c/w prismatic diffusers recessed 600 x 600 fluorescents c/w LG3 Cat 2 diffuser (Medium VDT usage). Fire Alarm System The proposed fire alarm system will fully comply with BS5839 (L3) and local planning requirements. A conventional alarm panel with fire officers ventilation override panel will be provided. Voice/Data Installations Space will be allocated adjacent to the electrical switch room together with underground ducts for Manx Telecom incoming services. One 225mm galvanised tray will rise from the lower ground floor intake position through all floors within the dedicated electrical riser. Additional space can be provided for user s IT requirements. Containment for voice and data installation within the floor voids is not included. Electrical Accessories Flush mounted plastic accessories will be provided for lighting and power outlets in all areas except plant rooms, stores, and car parks where fittings will be surface mounted metal clad. Security Services As part of the base-build specification, we have made no allowance for intruder alarms, door access systems or similar security systems. The following means of lighting control will be provided: Foyers/Circulation/Stairs multigang manual switching WCs multigang manual switching Offices multigang manual switching Emergency Lighting A comprehensive emergency lighting scheme will be provided comprised of non-maintained self contained emergency luminaire and exit luminaire in order to achieve the illumination levels required by BS5266 and local planning requirements. General Power Power outlets/connections will be provided for cleaning throughout the building. Single-phase spur connections will be provided for hand dryers and water heaters in WCs Section 6 - Mechanical services Heating/Cooling Heating and cooling will be provided to the office areas by means of a heat pump system. This will comprise ceiling mounted units connected to external condenser units, with interconnecting refrigerant pipe work. The number of condensing units will be determined by the total cooling capacity requirement and the number of fan coil units and calculated in accordance with the selected manufacturer s recommendations. Conditioned air will be supplied into the occupied space through diffusers mounted on the internal unit. Return air to the ceiling void will be through ceiling mounted grilles. A condensate disposal system will be provided to remove water collected from the fan coil units and discharge into the building drainage system. Outline specification

15 Ancillary areas: Wall mounted electric heaters will provide heating to ancillary circulation areas and toilets. Heating to entrance lobbies will be by wall mounted electric heaters. Heating/Cooling Design Criteria: - Office Areas 21 C ±2 C Office humidity uncontrolled but anticipated in the range 40-60% Toilets 20 C ±2 C Corridors 18 C±2 C Stairs 16 C ±2 C External Design Conditions Control Systems Each ceiling mounted unit will be provided with in-built fully automatic temperature control which will respond to space conditions whilst operating in the heating or cooling mode. Each zone of the building will be provided with a wall mounted controller. This will facilitate the selection of a common set-point temperature for all units serving that particular zone. Additionally, the controller will incorporate various other operational facilities and status indication relevant to the units served. The whole of the system will be operated under the dictates of a seven day time control incorporating manual override. The ventilation system will operate under a separate but similar time control with the supply air being automatically controlled to maintain a constant supply temperature to the occupied space. Cold water supplies will be provided to all toilet areas with hot water being provided by means of local electric heaters. Above Ground Drainage An internal upvc drainage system will be provided to discharge from all sanitary appliances in to soil stacks running vertically through the building down to the underground drainage system. General Supply and Extract system A mechanical supply and extract system will be provided to meet present guidelines for respiratory purposes. The main air handling plant will incorporate a heat recovery facility such that waste heat from exhaust air can be partly reclaimed and used to pre-heat incoming fresh air. Supply and extract ductwork will be provided from the air handling plant to distribute via ductwork in vertical shafts and ceiling voids. Supply ductwork will terminate at each fan coil unit so that it is conditioned before entering the occupied space and extract air will be drawn from each office area via the ceiling void. A mechanical extract system will be provided to the toilets to provide a minimum of 6 air changes per hour. Replacement air to the toilets will be by overspill and transfer from surrounding circulation spaces. A separate ceiling void mounted heat recovery ventilation unit will be installed for the Ground floor training room. This unit will be ducted to outside and can be operated to suit the end user.
