1 PART 1 - GENERAL 1.01 OVERVIEW A. This Section identifies requirements particular to the MD Anderson Smithville Campus that may vary from requirements indicated within the Master Construction Specifications and other Owner s Design Guideline Element Sections. B. The AE shall coordinate with the Owner s Smithville Campus Project Management Team and end users to determine inclusion of these requirements into the Project s design, drawings, and specifications. C. Where it is considered by the AE that compliance with any requirement stated within this Design Guideline Element is not possible, the AE shall communicate such concerns with the Owner s Project Manager to resolve non-compliance in sufficient time during the Schematic Design phase of the Project to meet contract schedule obligations. PART 2 - DESIGN CRITERIA 2.01 GENERAL A. Division 00, , Owner s Special Conditions: 1. Contractors shall furnish their own port-a-cans. Use of Owner s existing toilets is not permissible. 2. Materials and Equipment Use new materials only. 3. Clarify that Contractors shall not use Owner s dumpsters and shall furnish their own. 4. Existing Concealed Utilities Contractor shall be fully responsible for field-locating all existing underground utilities, and shall take all precautionary measures (including handdigging where necessary) to avoid damage to any existing utilities. Any utilities damaged by the Contractor shall be repaired or replaced at no additional cost to the Owner. Add a very visible note to all Civil and MEP site drawings indicating the same information. Coordinate with Smithville Project Manager for past project notes for reference. B. Divisions 23, 31, and 32 related to Earthwork and Exterior Improvements: 1. We have had issues in the past with Contractors not referencing, coordinating, and complying with both Civil and Mechanical Divisions for materials, installation, etc. related to sitework and civil design scope (e.g., pipe materials and installation methods on a job not indicated within Divisions 31 and 32, so the Contractor did whatever they wanted instead of referencing Division 23 for materials and methods). 2. Concrete encase all pipes routed under roads. ODG OF 6

2 PART 3 - SPECIAL CONTRACT DOCUMENT REQUIREMENTS 3.01 GENERAL A. The AE must edit applicable Master Construction Specifications as required to accurately depict the specific Project requirements. Where products and methods described within this Design Guideline Element are not addressed in the Master Construction Specifications, the AE must create and submit new specifications written to meet specific Project requirements. B. New specification sections furnished by the AE shall follow the same formatting conventions as the Master Construction Specifications and shall be submitted for Owner review and shall be approved prior to issuance for use by any individual or entity. PART 4 - PRODUCTS 4.01 GENERAL A. The following products and methods are preferred by the Owner for systems installation at the Smithville Campus. Where single source products or manufacturers are indicated, the AE shall identify the other manufacturers and products which are listed within the Master Construction Specifications as alternate bid items to allow competitive pricing. Alternate products that benefit the Project budget shall be considered through collaborative evaluation by the AE and Owner s Project Manager prior to submission of submittals. 1. Division 23, , Variable Frequency Drives (VFD): a. Prefer each VFD be provided with bypass (unless compelling reason not to). b. Delete references to where indicated and/or where indicated on the Drawings. 2. Division 23, , Ductwork Insulation: a. Majority of ductwork shall have rigid insulation b. Revise D1 references to D2, except supply air diffusers shall remain D1. 3. Division 22, , Plumbing Piping: a. Domestic Water Copper solder joints only. Delete references allowing use of pushto-connect or copper press fittings, couplings, or specialties. 4. Division 22, , Plumbing Specialties: a. Backflow Preventers Watts only, delete Febco and Conbraco. b. Wall Hydrants Wade or Zurn only, delete Smith and Josam. c. Water Hammer Arresters indicate to install on all faucets. ODG OF 6

3 5. Division 22, , Plumbing Fixtures: a. Drinking Fountains Provide with filtration at fountain/cooler if central filtration system is not already provided for building main domestic water supply. b. Water Closets Kohler only, to match campus standard. c. Urinals Kohler only, to match campus standard. d. Flush Valves Sloan Royal only, delete Zurn AquaVantage. 6. Division 23, , Hydronic Piping: a. Add item to provide memory stops for all balancing valves. b. Chemical cleaning on all pipe shall be by GE Water & Process Technologies / ChemCal, Contact Doug Vance at (713) for GEWPT, and Chris Roberts at (512) or Paul Tisch at (210) for ChemCal. 7. Division 23, , Water Treatment for HVAC Systems: a. All chemical treatment for campus shall be by GE Water & Process Technologies / ChemCal, Contact Doug Vance at (713) for GEWPT, and Chris Roberts at (512) or Paul Tisch at (210) for ChemCal. 8. Division 23, , Shell and Tube Heat Exchangers: a. Provide cupro-nickel tubes in lieu of copper. 9. Division 23, , Modular Air Handling Units, and , Custom Air Handling Units: a. Unit Casing match existing Lab replacement air handling units as campus standard, which were provided with stainless steel casings and frames. b. Water Coils provide copper fins (in lieu of aluminum). 10. Division 23, , Filters: a. Pre-filters shall be link filters. b. Outside air filters in fans, etc. to be metal. 11. Division 23, , Air Outlets and Inlets: a. Typical campus standard supply air devices are Titus Model TMS square ceiling diffusers and return air devices are Titus Model 355RL grilles. Coordinate with Smithville Project Manager for any additional campus standard air device types established. ODG OF 6

4 12. Division 25, Building Automation Systems (BAS): a. Information in all Master Construction Specification BAS sections needs to be fully coordinated with existing Johnson controls Metasys system on campus. b. All references in Master Construction Specifications to BACnet shall be replaced with Metasys. 13. Divisions 20, 21, 22, and 23: a. Heat Tracing All outdoor above ground piping subject to freezing shall be provided with heat tracing and insulation, including HVAC as well as plumbing and fire protection piping. Provide Specification Sections needed to detail heat tracing for all types of piping. Include all necessary controls, and coordinate completely with Electrical. Coordinate with Smithville Project Manager for past project specifications for reference. 14. Division 26, , Cable, Wire and Connectors, 600 Volt: a. Color Coding high voltage cable colors should be brown/yellow/purple, orange on delta high leg only. b. No MC cable allowed. 15. Division 26, , Raceways, Conduits and Boxes: a. Provide tracer wire (#10 ga. with j-box termination at each end for connection) in lieu of concrete markers for underground conduit. 16. Divisions 20, 21, 22, 23, 26, 27, 33: a. Provide tracer wire (#10 ga. with j-box termination at each end for connection) for all new underground piping and conduit. Also include appropriate warning tape for each underground utility. 17. Division 26, ; Motor Control Centers; , Panelboards; , Motor and Circuit Disconnects; , Low-Voltage Switchgear; , Motor Starters: a. Delete General Electric from list of manufacturers (prefer Square D). 18. Division 26, , Non-K-Factor Dry-Type Transformers: a. Replace General Electric with Siemens in list of manufacturers. 19. Division 28, , Fire Alarm & Smoke Detector Systems: a. Information in this section needs to be fully coordinated with existing Simplex/Grinnell fire alarm system on campus (Simplex/Grinnell only, delete references to or equals ). ODG OF 6

5 b. Delete references to specific Houston buildings and systems. c. Simplex/Grinnell only, to coordinate with existing system. 20. Division 27, Voice/Data/Communications: a. Indicate installation shall be by NetVersant, employed directly by the Owner, separate and apart from the Construction Contract (similar to Test, Adjust, and Balance work). b. Materials shall be by Lucent. Any information provided in Construction Documents by AE team shall be fully coordinated with NetVersant and MDACC Smithville standards/requirements. 21. Division 09, Finishes: a , Acoustical Ceilings - campus standard lay-in ceiling tile is Armstrong Cortega x2 medium texture white. b , Resilient Sheet Flooring - campus standard sheet vinyl flooring is Mipolam no-wax type. c. Coordinate with Smithville Project Manager for any additional campus standard finishes established. 22. Division 10, Specialties: a , Toilet Compartments campus prefers floor-mounted type toilet partitions, as it is too difficult to keep ceiling-mounted type properly aligned and stablized. b. Coordinate with Smithville Project Manager for any additional campus standard specialties established.
