1 DESIGN STANDARDS FOR POPLAR FARMS HOMEOWNERS ASSOCIATION February 21, 2011 PURPOSE These Design Standards have been established by the Poplar Farms Board of Directors in order to create and maintain a community of high quality and visual harmony. Design Standards govern the architectural control requests made by residents and are not arbitrary. In the event of a conflict between the Declaration of Protective Covenants for the community and the Design Standards, the Covenants shall prevail. ARCHITECTURAL CONTROL REQUEST PROCEDURE Any addition, alteration or change of any kind to the exterior of your home or lot requires written approval, in advance. Requests for all projects must be made in writing to the ARC and can be sent to: Poplar Farms Homeowners Association c/o All in One Community Management 5200 Dallas Hwy, Suite 200 #266 Powder Springs, GA BY modifications@allinonemgmt.com BY FAX: All ARC requests must include the following: o A full description of your project, including dimensions, colors, and exterior materials used. The Architectural Review Committee (ARC) will respond to your request within thirty (30) days from the date of receipt by the committee, so plan your improvements accordingly.

2 ARCHITECTURAL STANDARDS (Covenant Article IX, Section 9.1 & 9.3) No exterior addition or alteration may be commenced on any lot without written approval from the ARC prior to the start of the project. If approval was not granted, a completed project will be labeled as a violation. The following Design Standards have been adopted for Poplar Farms Homeowners Association: SIGNS (Covenant Article X, Section 10.4 (b)) No sign of any kind shall be erected by an Owner or Occupant within the community without prior written approval from the ARC. The following signs are approved by the ARC. For Sale Signs for homes only. Signs can be no larger than 18 x 24. Security Signs consistent with the Community Wide Standard Signs required for legal proceedings At no time shall the following signs be approved: Commercial signs For Sale signs in vehicles Commercial signs on vehicles HOLIDAY DISPLAYS (Covenant Article X, Section 10.4 (c)) Holiday decorative items, such as seasonal lighting displays, do not require Approval; however, such decorative items shall not be displayed more than thirty (30) days prior and 14 days after the holiday. PARKING (Covenant Article X, Exhibit C, 2 (a)) The following are violations of the covenants: Parking any vehicle on the streets within the community Parking of commercial vehicles or equipment, mobile homes, recreational vehicles, ATVs, boats and other watercraft, trailers, stored vehicles or inoperable vehicles in places other than the enclosed garage. Any vehicle, boat, motor home, trailer, or recreational vehicle, left upon any portion of the Common Area or within the public right of way within the community for longer than 48 hours consecutive hours is subject to removal without further notice. The cost will be the responsibility of the owner. Garage doors shall be kept closed except during times of ingress and egress. Trucks with mounted campers which are owner s primary means of transportation shall not be considered recreational vehicles, provided they are used on a regular basis. 3 ANIMALS & PETS(Covenant Article X, Exhibit C, 2 (b)) All dogs shall be kept on a leash whenever outside the dwelling. Pet owners are required to pick up after their pets and should not allow their pets to leave waste in a neighbor s yard. BUSINESS (Covenant Article X, Exhibit C, 2 (c)) An owner or occupant may conduct business activities within the structure of the home as long as the following: The existence or operation of the business activity is not apparent or detectable by sight, sound, or smell from outside the unit. The business activity meets all zoning requirements The business activity does not involve excessive visitation of the unit by clients, customers, suppliers. TRASH CANS (Covenant Article X, Exhibit C, 2 (c)) Trash cans and recycle bins shall not be stored in the driveway other than the day of trash collection. Trash cans shall not be put out before 6PM the day before service and must be removed by 7PM the same day of service. Trash cans that are stored on the side of the home must be screened from view of the street. This is one example of a type of screening that can be used. You can also use shrubs that are large enough to hide the trash can. GARDENING MATERIALS (Covenant Article X, Exhibit C, 2 (e)) Garden hoses, hose reels, sprinklers and other gardening material and equipment must be stored out of view from the street. 4 FENCES (Covenant Article X, Exhibit C, 2 (h)) No fence of fence type barrier shall be erected without prior written ACC approval. Under no circumstance shall any fence be placed, erected, allowed, or maintained upon any unit closer to the street than the rear one third of the residence located on the unit. Corner units must keep their fence at least 20 feet from the curb. All fencing must be maintained in good condition and repair at all times. PORTABLE PLAY EQUIPMENT (Covenant Article X, Exhibit C, 2 (i)) Basketball goals, toys, bicycles, tricycles and other such items must be out of view when not in use. EXTERIOR PAINTING (Covenant Article IX, Section 9.1 & 9.3) Any change to the exterior color of any improvement located on a lot, must be approved by the ACC. If you are painting your home the same color, kindly submit the paint brand, color name and code, and where the colors are to be applied, so the color scheme is on file. AIR CONDITIONING UNITS (Covenant Article 6.21, page 20) No window air conditioning units may be installed. MAILBOXES All mailboxes must be maintained in good condition and in the style and color originally installed. Mailboxes must be replaced or repaired if mailbox is leaning, dented, missing doors or flags not operational on the mailbox. Replacement Mailboxes can be purchased from Strickland Metalcrafts FLAGS The American Flag may be flown or displayed at any time. The size is limited to 3 x 5 affixed to unit by a pole. No free standing pole may be erected. American Flag is the only approved flag that can be flown in the community. Poplar Farms Design Standards Page 4 of 4

APPROVAL OF ANY STRUCTURE OF ARCHITECTURAL CHANGE BY THE ARC IS IN NO WAY A CERTIFICATION THAT THE STRUCTURE FOR ARCHITECTURAL CHANGE HAS BEEN BUILT IN ACCORDANCE WITH GOVERNMENTAL RULE OR REGULATION OR THAT THE STRUCTURE COMPLIES WITH SOUND BUILDING PRACTICE OR DESIGN. NOTE: Improvement work may not commence without written approval of the HOA Unauthorized improvements are subject to removal at the expense of the homeowner.
