Overall the structure is in good condition. Envelope Summary: The envelope of the building is mostly stucco in conjunction with metal panels. Entrance doors are painted steel with glazing. Evaluation Details Total Maintenance Events Next 5 years: $4,7 3.58% Interior Summary: The interior of the school is well maintained. Resilient sheet flooring in kitchen area. Resilient tiles in washrooms, coffee area, and vestibules.carpet in offices, hallway, kitchen, classrooms, administration and stairwells. Interior walls are painted gypsum throughout, except in the conference room, which has vinyl wall coverings. Ceilings include acoustical suspended panels in a T-bar system, painted gypsum, and wooden strip ceiling. Metal door frames housing clear finish and painted metal doors throughout. Overall the school interior is in good condition. Mechanical Summary: The mechanical systems were installed in with the exception of one AHU that was from the original building construction dated. Heat is provided by 5 air handling systems, four of which have both heating and cooling coils. The school is serviced with municipal domestic water and sanitary and natural gas is provided by ATCO. The domestic hot water system consists of a hot water tank and heat exchanger. Controls are provided by low voltage thermostats one for each AHU. Fire protection is provided by ABC fire extinguishers throughout the school. Overall the mechanical systems are in good condition. Electrical Summary: The 25 year old 28V/3phase overhead service is at full capacity. Most Electrical Panels are as per original design and are operating at 8% capacity. A few rooms still use old inefficient T12 fixtures and incandescent lights. Battery packs in old areas need to be replaced. The conventional fire alarm panel meets the minimum requirements. There is no alarm system to alert a monitoring agency if a break in was to occur. Recommendation: Install a Intrusion Detection system complete with security panel, motion sensors in the corridors and at each entrance/exit, a keypad and the front and rear entrance and local alarm bells. Consequences of Deferral: - Much equipment could get stolen with no indication of a burglary.
