1 Igloo Modular Building Addendum #1 Issued: January 7, 2016 To: All Planholders of Record This addendum modifies the Request for Proposal documents as noted below. Questions & Answers: 1. Has a site been selected and if so, can a site visit be arranged? A site has been selected; you can visit the site whenever you like. It is located on Howelsen Parkway between the existing ice arena and the adjacent rodeo grounds. The site will be located on the right side of the parking lot / adjacent to Howelsen Parkway. 2. Is the City willing to consider stick-built construction vs. Modular construction? City prefers modular construction. 3. In reference to Construction Type VB-non sprinklered as identified in the Outline Project Manual. Since no site information has been provided, can the bidder assume that all adequate Fire Separation issues which, may be encountered due to site selection, will be handled as an addendum/change order to the contract to be negotiated after award of contract? There are no fire separation issues. The building will be located an adequate distance away from adjacent buildings to not require rated walls. 4. In section 3 of the RFP, last sentence reads Foundation, site work and utility work will be performed by the City s general contractor. Does that mean that this work is to be excluded from the bidder s scope of work? In review of Division 1 of the General Requirements, it would appear that this is to be excluded. Does this exclusion include the Concrete Landings? The intent is to have the city's general contractor complete all items outside of the modular building including concrete landings. 5. Can the Owner describe the Foundation System to be utilized for this building? Pier, Stem-wall/grade beam, etc as this will affect the installation costs. The foundation system will be a min. 8" wide stem wall on spread footings and must be waterproofed as outlined in Soils Report. Additional reinforcing may be required to comply with flood plain requirements. Page 1 of 4

2 6. Division 1 of the General Requirements, number 13, specifies all fees will be paid for by the Owner. Does this mean that all Permit Expediting, Application, and scope (including State Stormwater Permitting) will be completed by the Owner as well? Or will the awarded bidder be responsible for those items? All permit fees will be paid by the owner. 7. Reference Division 10-Specialties. Identifying Devices. Is it correct to assume that this is for interior to structure only and will not include any exterior signage to meet ADA and IBC? Signage to include all signage required by ADA and IBC. Decorative signage to be provided by owner. 8. Reference Division 11-Equipment. Can the Owner supply Specific Make and Model numbers and finishes for the Equipment as this will greatly affect the price? Also for the requested Alternate #2. Provide a $5,000 allowance for the appliances to include stacked washer/ dryer; electric oven/ range; range hood; dishwasher; and refrigerator excluding install. We are not required to have a 'commercial' kitchen. 9. Alternate #3 Finish for cubbies. Is Painting Specification 2.B.2 calling for Transparent stain with satin, polyurethane finish applicable to cubbies? Cubbies to be transparent stain with satin, polyurethane finish. 10. Are toilet fixtures, sinks, and accessories all to be at ADA / standard mounting heights? Please confirm that there are to be no size accommodations for preschool aged children served by this facility. All plumbing fixtures indicated to ADA compliant to be mounted at standard ADA heights. No size accommodations will be made for preschool aged children. 11. Sheet A2.3 Reflected Ceiling Plan: a. Emergency Back-up Lighting is not called out on the plan; confirm that Emergency Back-up Lighting is not required. b. Exterior light fixtures are not called out in the Light Fixture legend and appear to have a line drawn through them; confirm exterior light specifications or exclusion. Exterior light fixtures to be included. Must meet dark sky requirements. Fixture allowance $100 per fixture excluding install. Emergency backup lighting to be provided as required by code. Lighting and electrical systems must meet relevant codes. Emergency backup lighting is required per 2015 IBC Section Are COMcheck / Energy Calculations to be included with the Modular Provider s deliverables? Modular must meet 2015 IECC with proof of compliance. Page 2 of 4

3 13. Are Structural Calculations to be included with the Modular Provider s deliverables? Structural calculations are required. Structure must meet local snow and wind loads and comply with 2015 IBC. 14. Provide specifications for Plastic Laminate. Plastic laminate to be selected from Wilsonart Standard Designs or equal. Countertop to have square edges with 4" high side and backsplashes. 15. What is the required capacity for the Water Heater? Water heater to be sized based on number of fixtures served. 16. Are carpet tiles an acceptable alternate? This would make stained or damaged areas more cost effective to replace or repair. Sheet goods are preferred. 17. Is a detailed Code Analysis required? (Per Checklist #1 for Building Permit Application, City of Steamboat Springs.) See attached checklist for required code study. This project will be submitted to the State of Colorado. Project must comply with 2015 International Codes as outlined in Project Manual. Code plan to be provided by modular supplier. 18. Is a professional engineer s stamp required for the modular plans? Modular building must have serial / id number. Professional engineer should stamp. 19. Can you verify that the building is located 20 feet away from another structure? This questions is being asked due to fire rating concerns. Yes, the building is located 20 feet away from all other structures 20. Can you verify that we are to provide all utility connections from the building to a point outside the building 5 feet away? The city will do all utility connections. 21. If we are to connect utilities, can you provide us with a plan showing where you plan to terminate each utility? Please show the location of each utility connection point and we can plan based on your typical locations. 22. The kitchen appears to be a commercial configuration, is that your intent? No, the kitchen does not have to be commercial. 23. Can the kitchen be non-commercial and satisfy the health department? Yes Page 3 of 4

4 24. If the kitchen is required to be commercial will you need a grease & oil interceptor, and is this something you plan to provide? A grease and oil interceptor is not required. Page 4 of 4
