2 Welcome Thanks for taking the time to look over our HMO checklist and I hope it is of some use! It s by no means exhaustive but it s a good start to your property adventure and if you need a bit more help then you re welcome to get in touch on social media and if we know the answer we ll be happy to help. Helen and I are working towards financial freedom through property and will have achieved our goal of both being full time in property by June We re growing fast and securing fantastic deals so if you want to be part of the adventure and invest to get either some passive income or a bit of hand holding to get you started on your own adventure then by all means get in touch!

3 HMO build Checklist!! 1. Run the numbers (See Numbers page below for rough guide to pricing etc). 2. Purchase house!! Duh!! 3. Detailed floorplan to include everything. (see example below) I use but there s plenty out there. 4. Schedule of works (See example below). 5. Get quotes for the works. Make sure quotes are like for like and they return their price with any amendments on YOUR schedule of works. 6. Appoint builder/contractor. 7. Set milestones with your builder to cover the schedule of works. I.E. Week 1 strip out. Week 4 all en-suite carcasses built. There s no point in stressing about things not happening in the right order according to the schedule of works but milestones can bring the job back under control. 8. Install broadband. This can take weeks so best to start early. I go with Virgin business broadband 60p/month. 9. Get sewer maps from local water authority if building extensions etc. these should be free. Discuss with your builder. 10. Register with gas & electric as new owner. Change from PAYG to monthly billing if necessary. 11. Upgrade water feed if necessary. This normally applies if your are installing multiple en-suites with mixer valves. Speak to plumber to confirm. If building through winter this should be the first job as burst/frozen pipes will take priority and could set you back months! 12. Install Wi-Fi boosters in loft. This is down to personal preference and size of hmo but discuss with an expert but Wi-Fi will be high up on your tenants requirements 13. Create snag list for builder. Be ruthless as this is your last chance to make sure everything is how you want it! 14. Managed by lettings agent or self manage?? Hands off or hands on? Tough decision but whatever you decide, well done. You have just completed your first HMO baby!! 15. Contact your local council and get your HMO license.

6 Schedule of works Please can you quote for the works as follows: External Upgrade water feed. Expose water feed at boundary. If lead pipe use Bristol Water free lead pipe replacement scheme. If not then arrange for Bristol Water to upgrade to 32mm. Works throughout property: Skim walls throughout. Overboard and skim ceilings throughout if needed. Full rewire of electrical works to property including replacing consumer unit, rewiring property to install adequate sockets (chrome fittings), installation of Grade A fire alarm system to LD2 BS5839. Aerial points to bedroom and communal areas included (existing aerial at property to be checked) # Supply and fit 300 litre unvented indirect hot water cylinder and use existing Hive controls in property. # Supply and fit system boiler to property. (boiler comes with 7years manufacture warranty) # Supply and fit new radiators to rooms throughout including electric towel rails to en-suites. Design to be chosen by Helen Supply and fit new skirting and architraves throughout property as required. # Redecorate property throughout ceilings, walls, white primer/ undercoat and satinwood finish to skirting, architraves and doors. Colours TBC. 1 wall papered feature wall in each bedroom, kitchen and communal space. Design TBC # Supply and fit new carpet and vinyl s to hallways, staircase, bedrooms and bathrooms. Colours/design TBC. 2 x Spotlights to all en-suites, 1no pendants to bedrooms included, motion sensitive lights (design TBC) in hallway, downstairs toilet and landing. # Supply and fit 6off contemporary en-suites to include: Shower tray, shower door, mixer, shower shelf, basin, wall hung cupboard with shaving socket in, toilet (soft close), 1mx1m mirror, bi-fold door (see drawing for orientation), white slaughter house tiles with dark grey grout from 50mm above floor to ceiling, vinyl flooring (colour TBC) to go 50mm up walls. Walk-in wardrobes to off bedrooms to include: 1off spotlight, 2off mdf shelves at high level, 2off shelves at low level and hanging rail at high level. Sockets/switches/extraction isolator (design TBC) as per drawing. Cover all exposed fireplaces with plasterboard. Ground floor Porch Repair and make good. Skim and paint where necessary. Replace both doors if necessary Hallway Replace or repair skirting where necessary, make good on all plasterboard and wood then skim walls and paint.

7 Downstairs w/c Replace or repair skirting where necessary, make good on all plasterboard and wood then skim walls and paint. Assess existing toilet and basin to ensure working correctly Extension Build as per drawing coming off wall of new build utility area. Remove patio doors from existing kitchen to rear garden and make good where the doors have been removed Fit skirting. Re-purpose patio doors from kitchen to use in extension as per drawing. Sockets/switches (design TBC)/pendant lights and radiator (design TBC) as per drawing. Supply and fit window. Approx 1.2mx1.2m. Remove and block up existing patio doors separating bedrooms 1 & 2. Boiler enclosure Build external stud wall boiler and cylinder enclosure as per drawing. Utility area Form utility area in extension as per drawing fitting. # Install washing machine and tumble dryer. Fit melamine worktop. Sockets/switches and pendant light as per drawing. # Fit built in appliances where possible. # Fit 2 x fridge freezers. # Fit dishwasher. Fit sockets/fuse spurs and switches for appliances as per drawing. Builder to suggest ways of increasing natural light to kitchen. Bedroom 1 be on master key). 30 minute fire door complying with BS to all rooms with combined intumescent fire and smoke seal, and self-closing device. Add layer of sound board to wall adjoining kitchen to reduce noise. Form built-in wardrobe. (details above) # Fit blinds to window. Kitchen Assemble existing kitchen. Remove old boiler. # Fit 2 ovens with 4 ring hobs. Electric or gas? # Fit extraction for ovens.

8 Bedroom 2 Form built-in wardrobe. (details above) # Fit blinds to window. Bedroom 3 (in extension) Fit fire escape window. Form built-in wardrobe. Fit blinds to window. 1 st Floor Landing Fit motion sensitive light. Repair broken coving. Replace or repair skirting where necessary, make good on all plasterboard and wood then skim walls and paint. Paint will consist of downpipe from the bottom to approx. ¾ up with an inch thick yellow border and then white on the ceiling Bedroom 4 Supply and fit new fire door frame, Dordogne fire door and furniture as required (doors to Replace existing glass with frosted/opaque glass up to 1.8m in lower half of window. Form built-in wardrobe. # Fit blinds to window.

9 Bedroom 5 Remove wall dividing existing bathroom and bedroom. Remove existing bathroom What can we re-use? Form built-in wardrobe. # Fit blinds to window. Bedroom 6 Form built-in wardrobe. # Fit blinds to window. Deep clean whole property.
