This manual contains information regarding installation, operation, and maintenance of the PS Flood Barriers EzDam Floor Barrier assemblies. B. PS Flood Barriers recommends that the owner implement a regular maintenance program to inspect the EzDam Floor Barrier assemblies as necessary. C. Conduct Inspection and Maintenance activities as described in this Operation and Maintenance Manual, at a minimum, annually and seasonally if seasonal flood conditions exist, prior to the flood season. This may require the replacement of gaskets, sealants, anchors, and accounting for all of the latching devices. D. EzDam provides flood protection for well-maintained buildings that are watertight except for their doorways or a similar opening. This product is equipped with compressible seals, which are not dependent on inflation devices. E. EzDam is suitable for structures that are constructed of concrete, brick, sealed stone, and other watertight materials in good condition. F. EzDam can work in wooden structures if they are fully encircled by a watertight concrete foundation that rises above the height of your EzDam. 2 WARNING THIS IS A FLOOD PROTECTION BARRIER; NEVER UNLATCH OR DISASSEMBLE DURING ANY FLOOD CONDITIONS AS WATER LEAKAGE WILL OCCUR AND YOU MAY NOT BE ABLE TO RESEAL THE BARRIER. II. Operation Guidelines A. Operation in a manner other than intended could result in damage or less than acceptable performance at time of need, for which the manufacturer will not be held responsible. B. Protect all gaskets and hardware. Always consult original Approved for Construction drawings for all installation dimensions, details, hardware and specifications. C. Ensure PS Flood Barriers EzDam Floor Barrier is located near the required area for placement when needed, is deployed, and latched prior to flood waters reaching the opening. D. EzDam is not suitable for non-watertight structures such as wood framed houses with foundations lower than the height of your EzDam. E. If the walls of a structure are not watertight, EzDam will not provide adequate protection. F. 3 Product Information III. Safety Precautions A. Ensure opening is clear of all obstructions or debris through entire travel of the door during operation. B. Do not force panels or components if they do not operate freely. C. Install only on surfaces capable of supporting all loading. D. If the water height exceeds the level of any panel penetrations or water protective design height, leakage will occur. IV. Storage Prior to Installation of Product A. Store materials in a dry, ventilated location. If outdoor storage is required, block materials and tarp in a tent-like arrangement, elevated above the product with open sides to allow airflow. V. Installation Site Preparation NOTICE Before starting site preparation and installation of the EzDam Floor Barrier, read the entire Operation and Maintenance Manual and review all installation instructions thoroughly. A. Clear work area of any debris. B. Ensure you have the necessary tools available. C. Obtained all required permits. DANGER All water pressure, impact, and operating loads are transfered to the building structure. Building structural design and capacity to accept loads from flood barriers, as well as, evaluation of loads to structure is the responsibility of the owner. VI. Operation A. The PS Flood Barriers EzDam is a specially designed Flood Barrier capable of providing flood protection. The EzDam is specially manufactured to meet the opening dimensions and Water Protective Height (WPH) of each customer s specific site requirements. B. Except as otherwise indicated, requirement for flood barriers, terminology, tolerances, standards or performance and workmanship are those specified as Type 2 Closures in Chapter 7, Section of the US Army Corps of Engineers, EP , 15 December C. These Type 2 Flood Closures/Barriers shall form essentially dry barriers of seals, allowing only slight seepage during the hydrostatic pressure conditions of flooding to the Regulatory Flood Datum (RFD) or the Design Flood Elevation (DFE). Seepage amounts will vary with conditions encountered. This issue should be addressed by the design professional and usage of sump or bilge type pumps should be used to off set potential water build up. D. DUE TO THE CUSTOM NATURE OF EACH EZDAM THEY DO NOT ALL LOOK NOR LATCH EXACTLY THE SAME. REFER TO THIS DOCUMENT AND APPROVED FOR CONSTRUCTION DRAWINGS FOR YOUR SPECIFIC INSTALLATION AND OPERATION. VII. Single EzDam Application A. The EzDam Flood Barrier is available in four sizes; Protective Opening Width: a. 36 Height b. 48 Height Protective Opening Width: a. 36 Height b. 48 Height B. Support mullions are not needed for the single EzDam application. VIII. Muti-Barrier EzDam Application A. In case where the width of an opening is larger than 52, multiple EzDam Flood Barriers may be installed end to end with a mullion system located where the EzDams meet. 6 Installation IX. EzDam Installation A. Following installations steps for 36" protective opening height, similar steps for 48" protective opening height. IMPORTANT! Follow included Anchor Manufacturer s technical data manual/installation instructions for installation requirements and proper installation procedures. STEP 1. Prepare your surface ensuring a flat, smooth, and free of cracks and defects to create a watertight seal with the wall and floor. IMPORTANT! Gasket contact area should be sound, flat/level and without blemish for best gasket performance. Floor cracks and expansion joints will cause extreme leakage. Permissible floor tolerance is +/- 1/ 16 per 10 foot length. STEP 2. Measure door/opening width. a. Determine the center point and mark onto existing floor surface. Determine distance between jamb location and centerline with tape measure. a. Mark jamb location onto existance floor surface. (See Illustration A) b. Using a level, transfer jamb location line onto wall surface. 7 Installation STEP 4. Place jamb, with jamb cover facing up, on the marked location line. a. Mark anchor hole locations in jamb onto existing structure. 8 Installation STEP 7. Set jamb in place. a. Attach to existing structure using supplied anchors. Step 7 Illustration 2 1 STEP 8. After jamb is installed and anchored to wall. a. Apply urethane sealant to each side of jamb (full height) against existing structure to create a watertight joint. b. Place bead of urethane sealant around bottom of jamb, leaving outside edge of jamb open for drainage. c. Smooth to radius with supplied smoothing tool. d. Clean-up excess sealant that could interfere with the gasket. NOTICE Use care when applying sealants to keep work area clean. 9 Deployment X. EzDam Deployment STEP 1. Set panel in place against jambs so that panel is centered on the opening. a. Apply forward pressure at bottom of panel with foot to ensure bottom of panel is seated properly, and that top and bottom latch hooks are engaged in jamb slots. *Vertical gaskets must contact jambs continuously from top to bottom before latches are tightened. Visually inspect perimeter for continuous gasket contact. If necessary, loosen latches and adjust panel to correct any uneven or inconsistent gasket compression. 12 Inspection and Maintenance XIII. Inspection and Maintenance (Minimum Annually) IMPORTANT! Consult Approved for Construction Drawings and Anchor Manufacture Technical Manual before replacing fasteners, as most have specific design load requirements. A. Frame Assembly: 1. Inspect components for damage and misalignment. Adjust, repair, or replace as needed, to meet original design tolerance. B. Panel Assembly: 1. Inspect panel for corrosion or damage, repair or replace as necessary. 2. Inspect door panel alignment and free movement; clearance from ground/walking surface. Adjust panel as necessary. C. Embedded Items: 1. Inspect all embedded components for corrosion, damage, and misalignment. Adjust, repair, or replace as needed, to meet original design tolerances. 2. Check all connections, making sure they meet original design standards (refer to Approved for Construction Drawings and Anchor Specifications). D. Fasteners and mechanical connections: 1. All fasteners must be in place and adjusted to their original design standard, per included anchor manufacture technical manual. 2. Replace any damaged components (refer to Approved for Construction Drawings and Anchor Specifications). E. Sealants and Waterstops: 1. Inspect all sealants used on jambs and connections to ensure their effectiveness. 2. Replace any cracked, loose, and otherwise non-performing sealants. 3. Use only factory approved/supplied products (refer to Approved for Construction Drawings). a. Factory approved sealant/waterstops: Sika; Sikaflex-227. F. Gasket: 1. Inspect all gaskets and corner splice for damage, and for continuous adhesion to the attached surface. 2. Visually inspect all gaskets for proper positioning, compression, and continuous contact with door panel. 3. Replace or repair if damage or deterioration to gaskets has occurred. 4. Use only factory approved materials (refer to Approved for Construction Drawings). 5. Use only factory approved installation guidelines (refer to Gasket Replacement Instructions). G. Lock/Latch: 1. Operate all latching hardware to ensure smooth, uninhibited movement of all mechanical components. 2. Position flood barrier and check latches for proper engagement. If gaskets are not properly positioned and properly compressed, unlatch flood barrier panel and adjust latching accordingly. 3. Periodically lubricate hardware and other components according to manufacturer s instructions (refer to applicable hardware guides). I. Finishes: 1. Inspect all surfaces for signs of wear or corrosion and clean finishes periodically. 2. Touch up repair finishes, or refinish as necessary to protect the structural integrity. J. Housekeeping: 1. Clean sill and jambs of any debris and keep the area clean throughout the operating area of the door. 2. For all surfaces (Industrial Enamel, Epoxy, Powder Coat finishes, Stainless Steel): a. Make a mixture of warm water and a gentle dish soap, using a soft cloth/rag, scrub the door and frame. b. Rinse off with water and dry with paper towel. 3. Clean all gaskets and seals with a soft rag with warm water and dry off with paper towel. K. Labels and Placards: 1. Inspect all labels and placards. 2. 15 PS INDUSTRIES INCORPORATED LIMITED WARRANTY Limited Warranty: Subject to the terms of this Limited Warranty, PS INDUSTRIES INCORPORATED warrants to the original user or consumer (the Owner ) of a PS INDUSTRIES INCORPORATED product (the Product ) that, for a period of one (1) year from date of shipment, the Product will be free from defects in material and workmanship under normal use and service, and provided the Product is installed, operated and maintained in accordance with instructions supplied by PS INDUSTRIES INCORPORATED. The terms and limitations of this Limited Warranty apply to all repaired or replacement Products for a term equal to the balance of the warranty remaining on the Product that was repaired or replaced as of the date of such repair or replacement. Normal wear and tear (including, but not limited to, normal wear and tear to gaskets and weather seals); damage or accidents resulting from freight damage, from failure to follow precautionary safety measures, or applied paint failure; abuse, misuse or unauthorized modification of the Product; misapplication; improper installation; or any defects, damage or other harm that is not the result of the acts or omissions of PS INDUSTRIES INCORPORATED. 2. Cost of field labor or other charges incurred by Owner in removing and/or re-affixing the Product or any part or component thereof. 3. Transportation costs.
