OFFSITE CONSTRUCTION DESIGN ARE YOU COMPLIANT? PRESENTED BY DECLAN WALLACE, CEO

ABOUT EVOLUSION WHO WE ARE Multi-disciplinary consultancy 100% self-owned Specialise in offsite construction Work with a range of offsite manufacturers and developers Involved in projects valued at over 2 billion in last 8 years WHAT WE DO Our Product Development department has managed hundreds of tests evaluating performance characteristics of construction products and systems Fire resistance, acoustic properties, durability, weathertightness, thermal bridging design etc 2

OUR SERVICES Third-party certification Innovative Product product development Development Fire, acousric testing Offsite Specialists LGS Design Structural Modular & Panellised Engineering Chartered Engineers Quality Auditing and Inspection FPC plans Engineering CE Marking DoPs Offsite QS experts BIM estimating Project feasibility Quantity assessments Value Engineering Surveying Control costs U and y-value calcs Condensation risk calcs Building BREEAM Thermal/Dynamic Physics modelling SAP/SBEM DEAP/BER

OUR MISSION To promote Offsite to the industry and the general public, and to ensure that Offsite is of the highest quality and complies with, and/or surpasses, all Building Regulation requirements and standards. 6

COMPLIANCE WHY AND HOW? DRIVERS OF COMPLIANCE Building Regulations Building Control legislation Standards and Codes of Practice Grenfell and the Hackitt Review DEMONSTRATING COMPLIANCE Offsite systems and the importance of appropriate System Specific testing. Has the offsite product got the system specific testing?

FIRE Gypsum boarded protection EN 520:2004+A1:2009 Gypsum plasterboards - Definitions, requirements and test methods. Reference Resistance to fire Resistance to fire is a characteristic dependent on an assembled system and not on the product in isolation 8

FIRE TESTING: LOADED WALLS Loaded walls tested to EN /BS :1987 Internal load bearing walls and external load bearing walls NB Adequate detailing of services in walls The importance of load The boarding manufacturers generally do not have supporting structural testing You cannot change boarding supplier once you have tested with a particular board 9

FIRE TESTING: LOADED FLOORS EN STRUCTURAL FLOORS/COMPARTMENT FLOORS IMPORTANT NOT TO BREACH PLASTER BOARD PROTECTION IN COMPARTMENT FLOORS UNLESS FULLY FIRE STOPPED WITH APPROPRIATE TESTED PRODUCT 10

PASSIVE FIRE PROTECTION TESTING TO EN Service penetrations through walls and floors Ensure the products are suitable for the configurations in which they are being incorporated Fire product suppliers must confirm in writing that their products will perform in the application it is being used Responsibility for proper installation of passive fire protection in the project 11

BS 8414 TESTING ON BUILDING OVER 18 METERS If your system is not minimum class A2 then you must have a system specific test Have you a non-combustible wall solution that can achieve elemental U-value requirements 12

ACOUSTIC PERFORMANCE OF SYSTEMS AND ELEMENTS Critically important to carry out lab testing at product development stage. Walls and Floors Airborne Sound: Designing modular offsite systems to deal with challenging Ctr frequency. Impact sound Correct selection of floor treatments. Our policy is to design Offsite products for residential use that can achieve a minimum of 5dB better than building regulations on site during post completion testing. 13

ACOUSTIC PERFORMANCE OF SYSTEMS AND ELEMENTS External wall: Must perform to a minimum of 45dB +Ctr Rw without external cladding. Open joint Rainscreen cladding generally have no acoustic performance. BS 8233:2014 Guidance on sound insulation and noise reduction for buildings 14

WEATHER TESTING OF EXTERNAL CLADDING CWCT Standard for systemised building Envelopes Air permeability Wind resistance Water penetration Water resistance Static test method Dynamic test method Impact testing Have you agreed with the project warranty provider a post completion on site weather testing strategy 15

ENERGY EFFICIENCY: FABRIC FIRST APPROACH Fabric-First approach now critical to help improve performance and reduce wall thickness Particularly from a Thermal Bridging perspective Dynamic Simulation Modelling Energy strategy for the building 16

IMPORTANCE OF INDEPENDENT THIRD-PARTY CERTIFICATION It is very important to make sure that the Offsite System Certified covers the details in your project Third-party Certification does not guarantee project compliance

EVOLUSION PROJECT MANAGE ALL TYPES OF TESTS UKAS APPROVED LABS ARE NOT ALLOWED CONSULT 18

THE POSITIVE On-site inspection has and will continue to dramatically change for the better. You must have the appropriate system testing for the project. Same rules apply for Traditional Construction. Much easier to get it right using Offsite Construction. We are going to have a better standard of as-built construction. Once proper testing is done there is less risk for all parties. Testing can be expensive, complex and time consuming so important to have the experience and know-how of experts like Evolusion to guide you through the process. Offsite is here to stay - however we must ensure that all systems are correctly designed and tested for their intended use. 22
