1 Villages IV Window & Door Replacement Guidelines: Revised Feb.2015 In order to maintain the architectural integrity of the Villages IV development, and to ensure compliance with our registered CCR s, the Villages IV Board of Directors has established the following specific guidelines to assist homeowners in their selection of replacement windows and doors. 1. Contact National Property Services to obtain the Architectural Application form. Homeowners are required to obtain written approval from the HOA board before purchasing windows or doors, or entering into a contract with a supplier or contractor. 2. Provide the following information with the application, to allow the board to confirm that the proposed windows or doors comply with architectural requirements: including window or door manufacturer, detailed product dimensions and specifications, frame and glass color. Window tinting or reflective coatings are not permitted. 3. Ensure the windows closely match the appearance of the existing windows in Villages IV. For example, the width of the perimeter frame of a horizontal slider must be within 1 to 1-1/2, and the color must be similar. 4. Ensure the replacement windows or doors meet improved energy standards, which will change from time to time. Village IV HOA standards are at / below U- factor 0.5 and SHGC as per Scottsdale Planning Department ( Admin Variance , Dec.22, 2014 ) 5. The correct installation of windows (Block Frame or Nailing Fin) may require repair and painting of the stucco around window and sliding door openings. Home owners and/or their contractors are responsible to ensure that this work is completed. Paint is available at no cost from National Property Services upon request 6. Homeowners must obtain a building permit from the City of Scottsdale, and co-ordinate the inspection from the City of Scottsdale before the installation. Copies of the building permit and inspection report must be submitted to National Property Services. To assist home owners, the following windows have been determined to most closely resemble the appearance of existing windows in Villages IV, and will simplify the approval process. Milgard: Standard Aluminum SunCoat Max Windows Horizontal Slider 1110; Vertical Hung 1510; Patio Door 450 Milgard: Thermal Improved Aluminum SunCoat Max Windows Horizontal Slider 1120; Vertical Hung 1520; Patio Door 420 Milgard: Style Line Vinyl SunCoat Max Windows Horizontal Slider 6110; Vertical Hung 6210; Patio Door 6610 NOTE: All Windows are to be installed with either Block Frame or Nailing Fin methods. Z-bar installation will not be accepted. Recognize that with any of the above window series, there are additional technical specifications to be confirmed by the supplier for compliance, such as grid pattern, flange setback, etc. Windows manufactured by alternate suppliers may be acceptable; however Villages IV HOA Board retains the right to determine acceptance of alternate proposed windows. 2 Villages IV Window & Door Replacement Guidelines: Revised Feb.2015 Following is a description of the installation methods, only two of which are acceptable and will meet our Architectural Guidelines. The last method described is not acceptable. Nail Fin installation removes the stucco around the existing window to allow complete removal of the existing window frame and repair to the building moisture barrier. This method of installation is considered the best, however is slightly more expensive than the Block Frame installation. Block Frame installation requires the least amount of stucco repair however it does not remove the entire existing window frame or allow the building moisture barrier at the window sill to be repaired. In this installation the gap between the window and opening in the wall is only caulked. Note: visual look as the nail fin. The window frame width will be exactly the same with either installation. The difference is nail fin install replaces the vapor barrier while in the block frame install it is caulked. Z-Bar installation is not acceptable as this method results in a wide frame around the perimeter of the window that is visually different from the existing windows. 3 ARCHITECTURAL CHANGE APPLICATION (AGREEMENT) 1 Owner s Name & Unit # Unit Address & Phone # 2 Contractor Name, Address & Phone 3 Description of Proposed Work An accurate drawing is attached showing the exact location, type of materials used, dimensions, floor plan, external design, colors and any other pertinent information regarding the proposed addition or change. Architectural Control requests will be reviewed each month. Requests will be either approved, denied, or denied pending additional information within 5 business days after the Board of Directors meeting. If you receive no communication, please contact the appropriate party. The owner acknowledges that any repair/replacement to and/or any liability resulting from the above proposed architectural change(s) shall be the responsibility of the Owner of the unit and not that of the Homeowners Association. The Owner further acknowledges that the Homeowners Association s insurance policy shall not pay for any claims resulting from the proposed architectural changes. The Owner s personal policy shall cover any additions/upgrades made to the original construction. Even if these plans are approved, the Owner(s) understand that no construction may begin unless the Owner has secured a building permit from the appropriate municipality. It is understood by Owner that in the event of the sale of his/her Unit, subsequent buyers shall purchase the Unit subject to this agreement.
