1 Job Ready Checklist This list is to be reviewed by the Builder/Superintendent to verify that the job site is ready for the Trade Contractor to arrive and begin work. Permit card is clearly posted. Readable sign identifying the lot number is in place. Full accessibility to the site is established, including clear driveway. Silt fence is in place. All required inspections have been passed. Final grade is established. Berms and swales have been established. Landscaping has not yet been installed. Proper irrigation sleeves have been installed under the concrete flatwork. Proper water tap has been installed for the sprinkler system. Site is clear of trash, debris and any rocks over 3. No debris should be on site including but not limited to concrete pieces, excess poured concrete, bricks, pieces of bricks, natural boulders and broken curb. All utilities (gas, electric, water, phone and cable) are complete and installed, including undergrounds. Electrical outlet has been installed for the sprinkler timer. The Builder has run a 110-power source to the location of the timer. The house is complete including gutters, flatwork and patio/deck, excluding final paint touch up and carpet installation. A job-specific set of plans has been provided to the trade contractor and reviewed with the builder. The landscape design has been provide to the irrigation contractor, including location of the timer. 2 Job Ready Checklist The irrigation design has been reviewed and approved by the Builder. An irrigation shop drawing has been submitted to the Builder. Builder has verified location of all sprinkler heads and zones. The location of gutter drains; downspouts and catch basins have been marked. 3 ADDENDUM TO THE TRADE CONTRACTOR AGREEMENT Scopes of Work - Sprinkler System Builder has verified the completion of the Job Ready Checklist for Sprinkler Systems. Perform all work within the guidelines specified by the contract, applicable building codes, and the Homeowner Handbook (or applicable warranty program of the builder). All work to be completed in a manner that respects the efforts and materials of other Trades. Contractor should not cause any damage to the house or concrete flatwork during landscape installation, including staining of surfaces. As a general rule of thumb, the irrigation design should not exceed 6 to 7 rotary heads and up to 12 mist heads. Hand-grade the yard to establish proper water flow away from the house of 6 inches of fall within 10 feet of the house. Properly connect irrigation system to the water supply, including a backflow preventer. Excavate with a trencher to bury the irrigation pipes. Backfill to cover the pipes. During excavation, discard and remove any debris, materials or masonry that is unearthed. Pipes should be buried below the surface in order to be below the frost line. The irrigation contractor should not trench near trees to avoid damaging roots. Heads should not be set within the tree drip line. Properly install pipe, heads, valves, and the time clock. Sprinkler heads should not spray onto the house, doors, windows or areas where cars are likely to be parked. Heads should be 1 above the final grade in sod areas and should be installed within 24 hours of sod installation. Prominently mark the sprinkler heads to prevent damage during landscaping. Irrigation drip line is typically laid above the ground and secured with sod staples every 4 feet. The irrigation system must adequately water the landscape design, providing approximately 1 of water per week, per zone. Sprinkler Contractor and Builder should set the timer together to establish the preferred 1 of water per week per zone. 4 Scopes of Work Continued Sprinkler System An as built irrigation design drawing must be created and submitted to the Builder. Wires penetrating the house should be properly covered. Exposed wiring should be in conduit. All materials and trash have been collected and deposited in the designated area. 5 Job Complete Checklist This checklist is to be reviewed by both the Trade Contractor and the Builder/Superintendent to verify that the work has been completed according to the Scopes of Work. TRADE BUILDER Grade has 6 inches of fall within 10 feet of the house. Final grade that was disturbed has been returned to the proper elevation. Irrigation system is properly installed and fully operational including heads and timer clock. Sprinkler heads do not spray onto the house, doors, windows or areas where cars will be parked. Irrigation pipes are properly submerged in the soil. Irrigation system is properly connected to the water supply. Backfill is properly compacted and has not created any low areas, bulges, hills, or gullies. Sprinkler heads have been prominently marked to avoid damage during the landscape installation. No debris or masonry has been buried or covered during the installation of the irrigation system. Final as built drawing has been submitted to the Builder. Builder and Trade Contractor have reviewed the sprinkler timing together.
