2 Rules according to Community Rules & Regulations Antennas (Satellite Dishes) Exterior TV or radio antennas are not permitted. Satellite dishes with a diameter of 24 inches or less will be approved. An ARC application must be submitted for approval see ARC information. Awnings Only retractable roll-out awnings encased on rear of home are permitted. An ARC application must be submitted for approval, along with a survey showing location and sample of fabric prior to installation. Periodic cleaning and eventual replacement by owner may be directed at the discretion of the Board of Directors. Basketball Hoops Permanent Basketball Hoops shall be professionally manufactured and installed on a black pole with a grey, black or clear backboard. No roof or roof-mounted backboards are permitted. Portable basketball backboards may NOT be set up in the street and MUST be brought inside the garage EACH NIGHT. Boats Shall be stored in garage and shall not be visible from street. No use of community lakes is allowed. Business There shall be no business conducted out of the home, such as, Auto mechanic, etc. There shall be no Day Care without Board Approval. Clothes Drying No garments, rugs, or any other materials may be hung, exposed, or dusted from the windows, balconies or from the front facade of any home. Further, no outside clothesline or other facilities for drying or airing clothes shall be erected in the front yard or back yard of any home. No garments, rugs, or any other material are to be seen from the street. Driveways & Walkways Surfaces must be consistent with original approved materials and colors. Surfaces must be cleaned and free of oil and other surface stains. Exterior House Light All additional light fixtures require ARC approval see ARC information.

3 Fences Fences cannot be added or removed without ARC Approval see ARC information. Flag Poles & Flags Only American flags may be displayed and is subject to ARC Approval see ARC information. Flag poles are not permitted; only brackets mounted to the front exterior of house. Furniture (Outdoors) Outdoor furniture (patio) shall be complementary to the exterior color scheme of the building. Furniture in a state of disrepair (i.e. furniture cushions and umbrellas) must be free of fading and discoloration and frames must be free from rust. Garage Conversions Garage Conversions are not permitted. No garage shall be used to house people or be improved for purposes of making a living area. Gutters & Down Spouts Gutters and down spouts must be painted to match existing adjacent surface color. An ARC Application must be submitted prior to painting see ARC information. Gate Access All visitors must register with security upon entry and show photo ID. All others will be considered trespassing and will be denied access. Residents are responsible for calling their guests to the gate house for authorization. No moving trucks will be allowed in the community without prior approval (U-hauls, Ryder or any truck vehicle moving furniture, etc.). Grills No grilling allowed in front of house or on balconies; only in back of home. House Colors Shall remain as original colors selected for the community. You must submit an ARC Application for approval prior to painting see ARC information. House Paint Shall not have mildew or irrigation staining nor chipped or peeling paint and must be uniform in coloring. Lakes & Wetland Preserves No swimming, fishing or boating is allowed.

4 Landscaping & Plant Materials An ARC Application must be submitted for any changes in landscaping, etc. see ARC information. Leases If an owner is going to lease his home, there is an application process. Please contact Davenport for instructions. All leases must be in writing and be approved. No lease shall be approved for a term less than 6 months. The number of occupants must comply with the Palm Beach County Code regarding the size of the home. A Security deposit of $1, or one month s rent, whichever is greater, is required at the time of the application. Loitering There is no loitering allowed on the corners, near utility boxes, community center, tot lot, basketball court or the community streets. Mailboxes All owners must maintain the standard approved mailbox and ensure it is excellent condition. Association is responsible to replace mailboxes. Nuisances Shall not create an annoyance to the neighborhood (i.e. pets, music, parties, etc.) Rodent control shall be controlled by owner/tenant. Parking on Common Areas Parking is restricted to garages and driveways. However, if necessary, your guests can park on the street until 10:00 PM. After that time, they may be towed without notice. No boats, trailers, commercial vehicles, recreational vehicles, or any vehicular equipment intended to be used for commercial purposes or recreational purposes, parked within the property UNLESS stored in your garage. The BOARD of Directors is authorized to order the towing of any vehicle at said vehicle owner s expense for a violation of this section. Patio, Decks and Balconies Any changes must be submitted for ARC Approval see ARC information. Pets 1. No livestock or poultry shall be kept, maintained or bred in any residential unit except for fish in an aquarium and birds in a cage and maintained in the interior residential unit. Not more than two (2) domestic pets per home unless approved by the Board of Directors. 2. No Pit bulls or other vicious breeds are permitted. 3. All pets must be leashed at all times when they are not in a fully enclosed patio or yard. 4. Pet owners must pick up after their pets. 5. Pets cannot be left outside barking or creating an annoyance of any kind to the neighbors.

5 Play Equipment (Swing sets, trampolines, etc) Tree houses are not permitted Height and size requirement exist and you must submit an ARC Application for approval see ARC information. All play equipment must be landscaped so as to obscure from street view and must not become a nuisance. All play equipment shall not be placed closer than 10 feet from any adjoining property line. Neighbor s signature approving the equipment installation must be included. Pools & Pool Equipment An ARC Application must be submitted see ARC information. Screen Enclosures & Screen Doors Must meet community setback requirements and be white aluminum framing with charcoal color screening. They cannot have flat aluminum covered roofs. An ARC Application must be submitted see ARC information. Seasonal Lights & Holiday Decorations May only be displayed from Thanksgiving thru January 10 for a total of 40 days per calendar year. Sidewalks (Parallel to Streets) Shall no be painted or stained; shall be kept free of irrigation stains; sidewalks are never to be altered, except as originally installed. Signs One For Sale or For Rent sign may be displayed, provided the face surface shall not be larger than 18 x 24. Sign must only be placed in one floor window or one second story window. No other signs are permitted. Soliciting: There shall be no soliciting of any kind. Storage Sheds Not permitted Storm Shutters An ARC Application must be submitted for approval see ARC information. Subleasing: Subleasing is not allowed in Terracina. If a family member, friend or visitor, etc, resides in your residence for more than 2 weeks, they must be approved or they will not have gate access.

6 Trash Containers Must be made of rigid plastic with gallon capacity with lids; plastic bags are not permitted. No trash containers can be put out earlier than 24 hours before pick up and must be brought in no later than 12 hours after collection and stored out of view. Unit owners/occupants are responsible for any loose trash/debris on their property. No bulk item are to be placed outside for trash, i.e. furniture, etc. Window Films & Exterior Coverings An ARC Application with survey showing location and sample of film must be submitted see ARC information.
