In Use & Aftercare 1 3 years after handover Output: Government Soft Landings Policy agreed by Government Construction Board Sept 2012 to be mandated in 2016 in alignment to BIM Level

5 GSL Policy the Guiding Principles It will be a key element of the design and construction process maintaining the golden thread of asset purpose through to delivery and operation Early engagement of end user and inclusion of GSL champion on project team during the design/construction process Commitment to aftercare post construction from design and construction team Post occupancy evaluation and feedback to design/construction team and lessons learnt captured for future projects GSL will be mandated in 2016 for all central government projects (for new build and major refurbishments) 5

9 Front End Value of GSL Effort put at the front end has enormous leverage on outcomes achieved Cost of operating and maintaining a building over 20 years can be up to 3 times the construction cost The building enables the performance of its users and burdens them with its capital and operating costs As project time passes, the ability to make valuable change declines and the cost of change rises Therefore early engagement of GSL pays dividends in the long term 9
