The 3-story portion of the house is to be retained with its exterior restored. The project will include ten residential condominium units, residential amenity spaces and underground automated parking for twenty automobiles. The project proposes to incorporate the 3-story portion of the house for amenity and residential uses. The new tower will be set back from the existing house, with a low-rise link connecting it to the existing building. The setback is fifty feet from the Sixth Street property line. When standing at the east side of Sixth Street, facing the existing house, the proposed addition will be visually lower than the roof ridge of the existing house, that is, the addition is not visible. Residents may enter from Sixth Street through the card-accessed entrance of the existing house or through the garden walkway at the northern edge of the property, adjacent to the Athenaeum. The partial party wall of the Dilworth House alongside the Athenaeum will be upgraded with a smooth stucco finish. The final design, coloration and texture of this element will be coordinated with the Athenaeum. On Randolph Street, there will be a two-story podium that provides access to the automated parking. Above the podium, the structure is set back from Randolph Street by twenty-two feet. The proposed addition is located at the northern property line and is eight feet off the southern property line, above grade. The composition of the west façade of the addition is designed to engage the existing house and the neighboring structures. The proposed façade of the addition will be a visually recessive, natural gray zinc cladding that will have a colorization and texture that recalls the slate roofing of the existing house. The angled parapet continues the line of the hipped roof of the Lippincott Building, while the clipped parapet of the northwest corner is on axis with the Athenaeum entrance. The highpoint of the façade aligns with the entrance of the new structure. The zinc façade is our preferred cladding material. However, we are studying the option of precast concrete panels with slight variations in surface texture and coloration, with reveals similar to the zinc pattern illustrated in the documents. The glazing system will consist of insulated clear Low-E glass set in thermally designed aluminum frames with a multi-coat polymer finish similar in color to the façade cladding. Railings are structural clear glass with brushed stainless steel fittings. The existing low brick wall surmounted by black iron fencing will be refurbished. The southern portion will be retrofitted for the gate to swing outward, with new security hardware. The northern portion will be modified to create a 6-0 opening for resident s access through the garden feature. The existing house facades will be evaluated. Any repair or replacement of materials will match the original materials, colors and profiles. Where the proposed alteration of the two-story appendage 2
