We will find what you need, show how we can help you and provide a suitable solution. We are with you every step of the building process We understand that building a home can be potentially a stress full exercise but we help alleviate this by making sure that we are consistently with you throughout the construction of your home. This includes from initial startup which you will meet with the builder and then guidance through the selection process with our in house interior consultant and finally with both the builder and our site manager throughout the build. The builder has direct contact with the owner throughout the build Due to the low volume nature of our projects, contact is kept between the owner and the builder throughout the build, and this level of contact gives an added touch to the quality service offering our company brings to the market. 6 Home building PROCESS We understand your home is important to you in so many ways. It s a place to unwind, relax and spend quality time with family and friends. It is also likely to be the biggest investment you will make. Below is an outline of our building process which ensures this can be achieved. Stage 1 - Initial No Obligation Consultation and Design Overview We will meet with you either on-site, at your home or at our office to determine your needs, hopes and dreams for your home. The review will also establish a start and finish date, preliminary specifications and budget. The outcome of this meeting will enable us to give you a building recommendation and price approximation based on your outline of the project. If you wish we are able to take you through the homes that we are currently building and also take you past the ones we have previously built. Note at this stage you will also have access to our web based home builder software Builders Trend. Costs - There are no fees associated with the initial stage. Timeframe - 1 week. Stage 2 - Preliminary Design and Builders Agreement The next step is prepare working drawings to produce a formal quotation. The drawings are either done in house or with one of our design partners. You can also take advantage of our standard designs. Our standard designs provide you with an easy way to select a design or an adaptation of a design that suits your budget, lifestyle and land. This stage includes the following services that are undertaken, along with the associated costs: Detailed site survey. This survey will identify the site boundaries, essential services and the contours of the land which assist us in finalizing the design and construction costs. Cost for this service is $550; Soil test - A soil test is carried out in the center of your block to establish the soil classification and in doing so what the slab design will be and also if there is any rock, fill etc present. We advise this to be done before finalizing the block as this could result in considerable more costs depending on the findings. Cost of this service is $600; Prepare preliminary architectural sketch plans including floor plan and elevations based on our previous consultation. Only when you are completely happy with the initial design do we proceed with the quotation. An allowance of 3 changes are allowed for to the sketch (any extra will occur an additional cost). Cost of this service is $1,500. (nb: should one of our standard designs be used the cost will be $500); and finally Provide a detailed bill of quantities and cost estimate of the approved preliminary design and specifications. Cost of this service is $800. Costs - $3,450. (Note this amount will be credited to your first claim if you proceed to build with us. If you do not proceed we will refund you the amount for the preliminary design and provide you with a copy of the soil test and detailed survey ie: $1,150.) Timeframe - 4 weeks.

7 Stage 3 - Building Contract and Development and Construction Approval If we get to this stage means you are happy with our proposal and ready to start the building process. We would firstly prepare a building contract which is signed by both parties along with the payment of a 5% deposit. Following this we would than prepare documentation for development and council approval which will include: Finalizing architectural plans, elevations, and typical sections; Prepare a BASIXs certificate which will help in reducing the energy and water consumption of your home; Prepare engineers details including slab design and tiedown and bracing details; Prepare a statement of environmental effects as required by Dubbo City Council; Organize home warranty insurance certificate; and Fill out and submit DA and CC application form for approval. During this phase our interior consultant will meet with you and guide you through the selection process which includes taking you to our suppliers and assisting you with these selections. Costs - 5% deposit (of building contract value) Timeframe weeks (may vary depending on the complexity of the design and site) Stage 4 - Construction Phase and Handover Once council provide construction approval we than proceed with the construction which we guarantee will commence within 2 weeks of approval being granted. Initial construction will include site establishment eg: fencing, site set-out, and then proceed to installation of the slab and frames, and then to lockup eg: roof, cladding etc. The internal fit out is than carried out followed by furnishings and external works. We use the same team of tradespeople and suppliers for every job leading to both consistent and high quality workmanship. Throughout the build of your new home we keep in regular contact which includes site meetings and also through the use of a web based home building software Builders Trend which will keep you updated on things such as selections, progress and discussions. Just before completion and before handover we will do a final walk-through with the owners. The walk-through, will include a room-by-room checklist to record notes and check off items found to be satisfactory. By the end of the walk-through, we will have compiled if applicable a punch list of items that will be attended to before the home is considered complete. Once completed, which is a very exciting time for not only the owner but also ourselves, we undertake a formal handover which includes meeting you at you home, provide a handover manual which includes all your warranty and maintenance information and showing you how everything works. As part of our guarantee we also allow you to live your new home for 10 days before having to make the final progress claim to make sure you are totally satisfied your home and that it meets your expectations. Your home is also covered by a 6 month maintenance period and backed by a 7 year structural warranty. Costs - Building Contract Value (excluding deposit) Timeframe - 22 weeks (allowance for a standard medium sized home)
