1 VILLAGE OF MARATHON CITY MARATHON COUNTY WISCONSIN Instructions to Contractors The Village of Marathon City will be accepting proposals at the Marathon City Village Hall, 311 Walnut Street, PO Box 487 Marathon WI thru September 9, 2014 at 4:00 p.m. for the design and remodel to the existing town hall. All questions related to this proposal shall be directed to Andy Kurtz at (715) Proposals will be opened on September 10, 2014 at 8:30 a.m. and will be examined with final action on the proposal to take place on September 11, 2014, at the village board meeting. General Procedures & Proposal Specifications The Village of Marathon City is proposing the remodel of the former Marathon County Library located at 311 Walnut Street to become the new Village Administrative offices. Preliminary design has been completed by Mudrovich Architects of Wausau, WI (Addendum 1). Acceptance of a proposal is based on the contractor completed design of the remodel as guided by these general procedures and specifications and the preliminary design approved by the Village. All designs must meet Wisconsin State building codes for the Village Hall. It will be the successful contractor s responsibility to submit all drawings to the State for approval and local permits. For all of the items proposed, the contractor shall specify what is included in each item as a separate attachment. All contractors shall include with their proposal all designs, drawings, product listings, and pricing for the Village of Marathon City to review. Carpentry Contractor shall include the following: Framing and drywall o 2x4 wood framing o 5/8 drywall o Patch any blemishes or holes in current drywall and prep for paint Painting o High durability interior paint o Finished to orange peel texture Commercial grade doors and hardware o Solid Core interior doors on Administrator s office, Community Room entrance, and both entry doors in to administration office. o Reuse existing doors (old library and community room) for supply closet and document storage o Reuse existing east facing kitchen door for Legion supply room o Fire rated commercial door for fire rated storage

2 Demo carpet and install new carpet tiles and vinyl base o Commercial Grade Carpet Tile (i.e. Mannington Commercial, etc) Ceramic tile floor, wet wall and base of new bathroom o 12 x 12 commercial tile Rework ceiling tiles o As needed for HVAC duct and diffuser relocation o As needed for new light fixtures o As needed for new wall construction Counters at entryway per architect specification o Split height service counter 42 height and 34 ADA (OPTION 1) Power entry door at South end of building. This door needs to be ADA compliant and provide improved accessibility to the Village Hall building. (OPTION 2) Remove and replace contract apron leading to south entry way of Village Hall resulting in improved accessibility and removal of current surface gap. Plumbing Contractor shall design, supply and install the required plumbing for new bathroom and mop basin in the current mechanical room. 3 Patching of concrete o Mechanical room HVAC Contractor shall design, supply and install or relocate required duct lines to connect to existing system, if existing system needs to be upgraded, show as an alternate. Duct work o Add and locate as required based on anticipated load Diffusers o Add and locate as required based on anticipated load Returns o Add and locate as required based on anticipated load Source and Install New programmable thermostats and controls to replace existing controls Electrical Contractor shall design, supply and install electrical fixtures and wiring. Please visit site to confirm work required to connect to existing service. If upgrade service panels are required, show as an alternate. Electrical demo o Remove of isolated circuits and extract cable o Removal of existing wall mounted electrical conduit Fixtures o 8 LIT 2GTL4LP840 Fixtures o 2 LIT 2GTL2LP840 Fixtures o 5 - New DATA boxes wire and wall plates o 6 - New double duplex outlets o 5 - Occupancy sensors o 1 New LED Exit light (replace old one) o 1 Emergency Light install and wire Outlets o Duplex outlets, surge protected throughout new administrative offices Switches o Two way switches for main Administrative office o Single switch for fire rated storage, supply closet, cold storage, Administrator office, unisex lavatory, legion storage, janitorial supply closet

4 Network cabling o Cat 5 computer network cable run and terminated o Network drops and receptacles in Administrator s office and Administration staff desk locations o Coordinate with Cornerstone Technologies on connectivity and re-location of server and network switch Telephone wiring o Telecommunications cable run and terminated for Vertical phone system o Telephone drops and wall receptacles in Administrator s office and at Administration staff desk locations o Coordinate with VE Phoneworks on connectivity and rollover of Vertical SBX IP phone system (OPTION 3) Wall mounted electric heat in entry way on 3 rd Street. o Source and install Examination of Contract Documents & Site It is the responsibility of each contractor before submitting a proposal to examine contract documents thoroughly and visit site to become familiar with existing conditions. Please notify Andy Kurtz of any conflicts, errors or discrepancies. Contract Time Work shall be completed and ready for occupancy by November 21, A penalty of $200 per day after November 21, 2014 occupancy target will be withheld from final payment. Proof of Insurance Successful contractor shall provide proof of insurance equal or greater than the following. Comprehensive general liability $2,000,000 per occurrence and in aggregate bodily injury and property damage. Automobile liability $1,000,000 per occurrence and in aggregate for bodily injury and property damage.
