1 Bid Scopes Fort Worth Self Storage 2721 White Settlement Rd Fort Worth, TX General Furnish all necessary labor, material, and equipment required to provide a complete and operable turnkey system for the Project per the geotechnical report, drawings and specifications. We are relying on your expertise to provide these systems. Systems is what is required to provide 100% completion and normal operation of the scope of your work. Omissions or errors on the drawings or specifications that are discovered during bidding are to be brought to our attention immediately and before submitting your proposal. Omissions and errors will not be an excuse for incomplete systems nor will it be allowed to initiate extra charges. No substitutions of specified materials are acceptable unless the Owner and Architect review a submittal for the substitution and accept it in writing. All systems are to be left clean and operable upon completion. Any damage or dislocation of other contractors work or adjacent surfaces, as a result of your work or employees, will be your responsibility. Provide samples and submittals for review and approval before ordering material and/or components as required in the plan notes and specifications. Each subcontractor will be responsible for traffic control generated by their scope of work. AIA format contracts will be issued to the awarded subcontract bidders. Contracts will include 10% retainage. Project duration is tentatively estimated at 280 days to completion. Lay out and Surveying of property corners, bench marks, and will be provided by the General Contractor ONE TIME ONLY. It is the responsibility of each subcontractor to protect these pins, stakes, and marks. Any pins, stakes, or marks displaced by a subcontractor or subcontractor s suppliers will be relocated by the General Contractor and back charged to that subcontractor. Subcontractors do not replace displaced pins, stakes or marks that have been displaced without direction of the General Contractor or the Civil Engineer. Each subcontractor will include and furnish layout and staking for their scope of work. Notification of DigTESS and obtaining all existing utility locates before excavation is the responsibility of each subcontractor for their scope of work. On site testing/third party inspection consisting of densities and concrete strength tests, and Geotechnical Inspections will be supplied- by others Trade Permits are to be furnished by each trade for their scope of work. Re-testing/inspection due to failure to pass initial testing will be the responsibility of each subcontractor with respect to their scope of work. It is the responsibility of each subcontractor to schedule all testing/inspections for their scope of work. Each subcontractor is responsible for any and all specific inspections that their work warrants.

2 Erosion controls or tree protection disturbed, removed, or damaged by any subcontractor or subcontractor s suppliers will be repaired/replaced by that subcontractor. All work will have a minimum one (1) year warranty; all work will meet all applicable Federal, State, and Local codes (including ADA and energy codes). Subcontractors are responsible for verifying City of Fort Worth specification and testing requirements for any and all work in the City s Right of Way. Scope of Work Site Work: Under a separate demolition contract the White Settlement site will be cleared of the existing buildings and +/- 6 of concrete paving over 100% of the site prior to start of site work. The Whitmore site has a partial parking lot that will be cleared. (Reference the Demolition Plan) Site work will proceed from this elevation. Site work includes but is not limited to: Excavation/ Fill; Rough/Finish Grading; Moisturize existing soil; import/export; preparation of building pads and paving subgrade; select fill cap at building pads; 5 overbuild at building pads; Haul off of spoils created by this scope of work that are not incorporated into the project; excavation and grading for detention pond; backfill at curbing at landscape areas and detention pond to 4 below top of curb; water for this scope of work. Exclusions: Demo Building/Asphalt and Concrete Paving; Landscape; topsoil; retaining walls; Utilities; site concrete; erosion control. Utilities: The utility contractor will be responsible for any permitting required for work in the City of Fort Worth ROW, street cuts and pour back generated by this scope of work. City of Fort Worth provides taps and water lines to the property line for Domestic water and Fire lines. Utility work includes but is not limited to: Trench excavation/backfill, and compaction for this scope of work (elevation of backfill is to be the rough grade elevation present prior to start of trenching); relocation of utility trench spoils to an onsite point designated by the MYCO Project Superintendent. Fire line to 1 above Finished Floor elevation inside the building foundation as indicated on the drawings, domestic water line to within 5 of the building line (meter by others ) and tie into existing meter; irrigation meter loop (meter by others ); Sanitary Sewer yard lines to within 5 of the building envelope (including traffic grade double cleanouts) INCLUDING SANITARY SEWER SYSTEM AND OIL SEPARATORS SHOWN ON THE PLUMBING PLANS THAT ARE 5 OUTSIDE OF THE BUILDING PERIMETERS; storm drain system from the detention pond into the City storm drain system on Whitmore St; storm drain structures; inlet protection

3 erosion control for all storm drain inlets and structures as they are installed; water for this scope of work. Exclusions: finish grading; dry utility installation including phone/electric/cable television/security/gas; erosion control except as listed above. Concrete: Concrete work includes but is not limited to: Excavation/backfill/compaction for this scope of work including footing excavation; haul off of all spoils created by this scope of work and not incorporated into the project; all concrete, formwork, and reinforcement; conveyance, place, and finish; Building Foundations/slabs; mezzanine composition decks; vapor barrier for this scope of work; curing compound; site concrete sidewalks/curbs/gutters; paving ( per geotechnical report); Fence Column Footings at Bldg 3 South Property line; sawcutting control joints; expansion joints; zip strip as required; zip strip and redwood removal for joint fill (joint fill by others ); removal and haul off of construction entrance for paving installation; bollard material and installation; water for this scope of work. Exclusions: Site Rough Grading; Building pad construction; erosion control; retaining wall excavation /backfill except as referenced above; joint fill; Storm drain structures Joint Seal/Waterproofing: Joint Seal/Waterproofing work includes but is not limited to: Hot applied pavement seal at all concrete paving joints; Silicon based joint seal at building perimeters to - pavement joints. Masonry control joints (color to be approved by the architect) and masonry butt joints to adjacent finishes; Basic clean for joint fill (zip strip and redwood to be removed by others ). Exclusions: Painting; Sealant other than described above; sealant at storefront door and window units; vapor barrier except as referenced above. Metal Building: Metal Building package includes but is not limited to: Furnish and install metal building package per the engineered drawings (Any deviation from the project plans must be approved and confirmed by the Engineer of Record prior to making any changes to the design.); all insulation except at suspended acoustical ceilings; infill framing (including stair wells and elevator shaft walls and Level 1 at stone veneer areas); roofing; metal panel sheathing; metal panel colored siding; HVAC platforms and supports at roof; roof hatches; roof walkways; mezzanine decking; trim/gutters/downspouts; elevator hoist beams; stairs and handrails; angle iron lintels at masonry spans.

4 Exclusions: Non structural wall framing at office/bathrooms; drywall; door and hallway system; hollow metal doors; fence/gates; concrete and reinforcement at mezzanines; bollards; fire proofing. Landscape/Irrigation: Landscape/Irrigation work includes but is not limited to: Trees; shrubs, plant material; 4 topsoil in all landscape areas; sod/hydro mulch in all lawn areas as shown; mulch; irrigation system - sleeves, pipe and fittings, valves, outlets, backflow preventer, accessories and connection to utilities; permit and fees for this scope of work only; and an as built drawing showing location of all irrigation control valves, head, zones and pipe/sleeve locations. Exclusions: Bond; Impact fees; Irrigation meter; hydro mulch of areas outside the limits of the landscape plan. Fence: Fence package includes but is not limited to: Fence/Gates/ Driveway Gates and exterior handrails per plans and details. Metal fence to be 6 (perimeter) pinch point vertical pickets - 4 OC Fence at Alley of Bldg 3 to be 8 as called out on the plans. Wood Fences to be Cedar Pickets and rails w/steel posts Exclusions: interior handrails; bollards; masonry columns; gate operators Security and Alarms Security and Alarm system includes but is not limited to: Design, Furnish and Install Security system consisting of video surveillance with DVR recording, surveillance monitors in the office; intercom system; keypad entry system at gates and exterior entrances and interfacing software package compatible with the facility operating software; gate operators and installation; gate safety loops; any above ground conduits and boxes required for this scope of work; Knox locks, boxes, switches, Opticons, etc as required by City of Fort Worth and Fire Department. Exclusions: Fire Alarm, 110v power, underground conduits Electrical Electrical package/system includes but is not limited to: Furnish and install Electrical System per drawings and specifications to include service entrance from ONCOR designated point of power; connection to all powered equipment; UG security conduits to gate operators (2 x 1 PVC conduits each); UG data conduits to all buildings, keypad gate operators from Bldg 1, 2,and 3 (1 x 1 PVC conduit each); conduit and circuit to signs; temp power pole (2); connect power to construction trailer; temporary lighting; temporary power to within 100 of any given point in the building footprints on each floor. Equipment is as specified or approved equal pending approval of the electrical engineer.

5 Exclusions: Fire Alarm; security conduit and wiring; low voltage conduits/wiring (except as listed ablve) Fire Alarm Fire Alarm system to include but not limited to: Design, supply, and install fire alarm system per City of Fort Worth Fire Department requirements and all additional applicable codes and requirements; above ground conduits and back boxes for this scope of work; interfacing with the owner s alarm monitoring company. Any references to fire alarm design in the MEP plans are recommendations the Fire Alarm system is to be designed and submitted for approval to the City of Fort Worth independent of the Construction Drawings. Exclusions: Telephone system/wiring; monitoring contract; exit signage/lighting, duct smoke detectors/shutoffs; security systems; 110v wiring/circuits. Fire Sprinkler Fire Sprinkler system to include but not limited to: Design, supply and install fire sprinkler system per City of Fort Worth Fire Department requirements and all additional applicable codes and requirements; fire sprinkler piping and equipment from the fire line entrance point 12 above finish floor; access doors; covers at drain lines/valves that are in rental spaces accessible by customers; coordination of piping and head location with HVAC contractor in regards to shared hallway duct work locations. Exclusion: Fire Alarm; underground fire line/vault/bfp Elevators Elevator package includes but is not limited to: Furnish and install turnkey Elevator package per drawings and specifications. Equipment as specified or approved equal to Thyssen Krupp Endura Holeless Hydraulic Elevator - Dual Jack Lb capacity / Front Opening; Baked enamel finishes; standard ceiling /lighting package; stainless steel handrails; no finished floor with acceptability of ¼ aluminum diamond plate flooring. Supplied voltage is 120/208 3 phase. Exclusions: Fire Sprinkler; Fire Alarm; Sump pump and plumbing; elevator pit auxiliary wiring and fixtures; hoist beams; angle support for door sills Metal Framing / Drywall and Hollow Metal Doors Metal Framing / Drywall and Hollow Metal Door package to include but not limited to: Metal wall framing and infill framing at office/retail/restroom areas; drywall at fire area separation walls at office/retail, restrooms, stairs, elevator shafts and lobbies; elevator

6 mechanical rooms as shown on the plans and specifications; Fire taping/fire caulk at elevator shafts; all hollow metal doors/ trim/ hardware and installation. Exclusions: Structural metal framing; insulation at fire walls; store front and automatic doors; glazing except at hollow metal doors. Doors/Windows/Glazing Door and window packages to include but not limited to: Furnish and install store front entrance units, hardware, and window frames/glazing per plans and specifications; seal frames to adjacent finishes; furnish and install glazing at automatic sliding doors (door package by others ) Furnish and install window frames and glazing per plans and specifications. Exclusions: Rental unit rollup and swing doors; hollow metal doors and glazing Door and Hallway System Door and Hallway System to include but not limited to: Furnish and install exterior and interior door and hallway system per plans and specification; Latches to accommodate padlock and cylinder locks; interior wall system to be 8 4 with 7/0 door height; vestibule soffits. Add alternate pricing: Wire mesh ceilings at all units. Exclusions: Hollow metal and store front doors and windows; burglar bars; mesh ceilings. Masonry Masonry work to include but not limited to: Furnish and install masonry, mortar, ties, reinforcement, etc per the drawings and specifications for Fence Columns; Architect to approve colors before ordering material; install metal lintels as required (lintels furnished by others ); final cleaning of brick surfaces; protect and clean to original condition all adjacent surfaces; scaffolding and equipment required for this scope of work. Fence Columns at Building 3 Fence location. Exclusions: Metal lintels; flashing except as listed above; vapor barrier; sealant to adjacent surfaces; brick fence column foundations. EIFS / Stucco EIFS/Stucco work to include but not limited to: Furnish and install EIFS/Stucco/ Stone Veneer system, mortar, ties, reinforcement, etc per the drawings and specifications; Densglass Gold Sheathing over metal panels at exterior walls behind Stone Veneer areas; Architect to approve colors before ordering material; final cleaning

7 of surfaces; protect and clean, to original condition, all adjacent surfaces; scaffolding and equipment required for this scope of work. Exclusions: Brick Fence Columns; Dumpster enclosures; Sheathing except as listed above. HVAC: HVAC work to include but not limited to: Furnish and Install HVAC systems per drawings, specifications. Coordination with all other trades to prevent interference with ductwork, fire sprinkler, lighting etc.; Misc ventilation systems for bathrooms, etc.; Condensate drains to the point of drainage into the sanitary sewer system. Exclusions: Electrical power supply to units, plumbing beyond condensate piping from units. Plumbing: Plumbing work to include but not limited to: Furnish and install plumbing systems per drawings and specifications to a point 5 beyond the perimeter of the building footprint; all parts, piping, and fixtures; sump pump systems for elevators; Exclusions: Electrical power supply to equipment; taps/meters/yard lines; Irrigation
