2 About the Company Joseph Longaro, P.E., and Alex Clarke, P.E., joined forces and formed Longaro & Clarke in They worked hard to develop the fledging company into the well-respected civil engineering firm it is today. 4 Single-Family, Multi-Family, Commercial, Retail, and Mixed-Use Development Prepare detailed due diligence and feasibility reports identifying a project s physical and political constraints, zoning restrictions, encumbrances, applicable development regulations, and ultimate expected project yield. Identify if a project has any potential to be grandfathered in as an existing project under House Bill 1704 regulations. Work with environmental specialists to identify and locate all environmental features that may require special or unique protection or mitigation. Work with municipalities to determine the availability of any city-sponsored development incentives, including the City of Austin s SMART Housing initiative. Prepare conceptual and preliminary plans to include master land use planning, street alignments, lot configuration, parkland dedication, major roadway accessibility, utility availability, floodplain delineation, and storm water management facilities. Work with neighborhood associations to address or incorporate community concerns into the project. Prepare and submit all development applications for preliminary plans, final plats, and construction plans to the appropriate reviewing agencies. Process all development applications and obtain agency approvals. Attend public hearings and neighborhood meetings. Prepare mass-grading plans to balance project cut and fill. Prepare detailed Federal Housing Authority grading plans for those projects making homes available to FHA qualified buyers. Prepare pad plans to reduce builder foundation costs.
