[ ] Sheet # Fire protection of floors IRC Section: Additional Exceptions: R Portions of floor assemblies shall be permitted to be unprotected where complying with the following: 3.1 The aggregate area of the unprotected portions does not exceed 100 square feet per story. 3.2 Fireblocking in accordance with Section is installed along the perimeter of the unprotected portion to separate the unprotected portion from the remainder of the floor assembly. 3.3 Areas of the floor assembly covered by HVAC metal plenum, trunk lines, and steel structural beams shall be considered protected. Gypsum wallboard membrane shall be within 1 inches of all previously listed items. [ ] Sheet # Appliances having an ignition source shall be elevated such that the source of IRC Section: ignition is not less than 18 above the floor in garages. Exception: clothes dryers M and appliances that are listed as flammable vapor ignition resistant.

3 [ ] Sheet # All habitable rooms shall be provided with aggregate glazing area of not less than IRC Section: 8 % of the floor area of such rooms. [ ] Sheet # Doors other than the required egress door shall be provided with landings or floors IRC Section: not more than 73/4 below top of threshold. Exception: (A) top landing is not re- R quired where a stairway of three or fewer risers is located on the exterior side of R the door. Provided that the door does not swing over the stairway (B) doors with no landing for future deck/balcony shall be protected by an approved guard if the door threshold is more than 7 ¾ above grade. [ ] Sheet # The maximum riser height shall be 7 ¾ and minimum tread depth shall be 10. IRC Section: The minimum headroom shall be not less than 6 8 measured vertically from the R slope plane adjoining the tread nosing or from the floor surface of the landing or R platform. [ ] Sheet # Four or more stair risers shall have at least one handrail continuous the full length IRC Section: of the stairs and have minimum and maximum heights of 34 & 38 respectively. R The handgrip portion shall have a circular cross section of 1 ¼ minimum to 2 maximum inch. [ ] Sheet # The minimum height of guards located more than 30 above the floor shall be not IRC Section: less than 36 except at the sides of stairs where the minimum height is 34. R312.1 Openings in guards shall have intermediate rails or ornamental closures that do not allow passage of a sphere 4 (4 3/8 at stairs) [ ] Sheet # The following shall be considered specific hazardous locations for the purpose of IRC Section: safety glazing: Glazing in a wall enclosing a tub/shower/sauna compartment where the R Bottom edge of the glazing is less than 60 measured vertically above any Standing walking surface. Glazing in walls enclosing stairway landings or within 60 of the bottom R and top of stairways where the bottom edge of the glass is less than 60 above a walking surface. [ ] Sheet # Where the opening of an operable window is located more than 72 above the IRC Section: finished grade or surface below, the lowest part of the clear opening of the R312.2 window shall be a minimum of 24 above the finished floor of the room in which the window is located. ELEVATIONS [ ] Sheet # Provide exterior detail of all sides, indicating wall covering including anchoring IRC Section: method and backing (ICC ES #, if applicable). Provide masonry system detail, R ties, grout, flashing, weepholes, moister barrier. R [ ] Sheet # The chimney shall extend at least 2 higher (minimum 3 at roofline) than any IRC Section: portion of the roof within 10. R1003.9

4 STRUCTURAL [ ] Sheet # Specify type of design and construction of all walls and partitions. Wood stud IRC Sections: walls shall comply with IRC Section R602, steel framing with IRC Section 603 R404, R602 masonry walls shall comply with IRC Section R606 R609, concrete walls with R603, R611 IRC Section 611 or shall be designed by a Missouri Design Professional. [ ] Sheet # Indicate all braced wall panel locations. Specify the method of bracing to be used. IRC Section: R602.10,R [ ] Sheet # Provide truss specifications sealed by a Registered Missouri Design Professional IRC Section: Raised heel trusses may be required to allow for R-38 insulation over the exterior R wall (R ) Specify lumber grade, species and size of members (R502.1 & R802.1) R [ ] Sheet # Provide complete floor (if applicable) and roof framing plans. Specify size and IRC Section: spacing of all framing members. Indicate all post locations and sizes. R106 [ ] Sheet # Specify all hangers and approved fasteners used to hang trusses from girder IRC Section: trusses, walls or other locations. Trusses and rafters need be connected to R top plates to prevent uplift. Table R602.3(1) [ ] Sheet # Indicate the size and span of headers and lintels in all bearing and non-bearing IRC Section: walls. Provide manufacturer s span charts for pre-manufactured steel lintels. R602.7,R PLUMBING [ ] Sheet # Hose Bibb. Every dwelling shall provide one (1) outside frost-proof hose bibb. IRC Section: The hose bibb shall be protected from backflow per Section P2902. R306.5 [ ] Sheet # Floor Drain. All basements shall have a floor drain within twenty (20) feet of the IRC Section: heating/cooling system(s) and water heaters. The floor drain shall comply with R306.6 Chapter 27 of the International Residential Code for One- and Two-Family Dwellings. [ ] Sheet # Each hose bibb shall have a backflow preventer installed. See IRC P IRC Section: Water hammer arrestors are required at quick-closing valves. (dishwashers, P clothes washers etc.). [ ] Sheet # Appliances located in a garage or carport shall be protected from impact by auto- IRC Section: mobiles by a curb 4 high and 3 deep, a minimum 3 steel pipe bollard installed M a minimum of 18 below and a minimum of 44 above the finished floor in front of the equipment or a wall. MECHANICAL [ ] Sheet # Provide a complete mechanical plan showing the locations of all HVAC equipment IRC Section: Mechanical equipment and appliances must be sized per ACCA Manual S and or R106.1 Manual J. M [ ] Sheet # Provide exhaust fans to the outside or to vented soffit or gable vent from bathrooms, IRC Section: water closet compartments, and similar rooms if not supplied with natural ventilation. M303.3, M See also M [ ] Sheet # Provide combustion air for all gas-fired appliances including size, type and location IRC Section: of openings. G2407 [ ] Sheet # Attics containing appliances shall be provided with an opening and passageway large IRC Section: enough to remove the largest appliance and not more than 20 in length. A level M service space at least 30 deep and 30 wide shall be present along the access M sides of the appliance. A luminaire controlled by a switch at the required opening and a receptacle outlet shall be installed at or near the appliance. [ ] Sheet # The clothes dryer exhaust duct shall be at least the diameter of the appliance out- IRC Section: let and shall terminate on the outside of the building. It shall not exceed 35 in length M1502 with reductions for bends. A label is required if the duct length is greater than 35. (M & G )

5 [ ] Sheet # All materials used shall be installed in strict accordance with the standards under IRC Section: which the materials are accepted and approved. In the absence of such install- M ation procedures, the manufacturer s instructions shall be followed. The minimum provisions shall be the code. ELECTRICAL [ ] Sheet # Provide a complete electric plan. Indicate the size (rating) and location of the electric IRC Section: panel, including any sub panels (s). Provide Electrical Load Calculations to R106.1 substantiate SES rating. (E3602.2) E3401 [ ] Sheet # Provide an approved grounding electrode system. Bond all interior water and IRC Section: gas piping. E3608, E3609 [ ] Sheet # All branch circuits that supply 120-volt, single-phase, 15- and 20-ampere outlets IRC Section: installed in sleeping areas and bedrooms shall be protected by an arc-fault circuit E interrupter installed to provide protection of the entire branch circuit. In areas E specified in section E3901.1, 125-volt, 15 and 20 ampere receptacles shall be listed tamper-resistant receptacles. [ ] Sheet # Receptacles shall be installed so that no point along the floor line in any wall space IRC Section: is more than 6 measured horizontally, from an outlet in that space, including any E wall space 2 or more in width. 15- and 20-amper receptacles must be listed as E tamper-resistant. (E ). [ ] Sheet # In kitchen and dining rooms, at least one receptacle outlet shall be installed at IRC Section: each island or peninsular counter space with a long dimension of 24 or greater E and a short dimension of 12. E [ ] Sheet # Provide at least one receptacle outlet on the wall within 36 of the outside edge IRC Section: of each lavatory basin in bathrooms. All receptacles located in bathrooms and E within 6 of bathtubs and showers shall be GFCI protected. Receptacles shall E not be located in tub or shower space. [ ] Sheet # Provide at least one weatherproof receptacle outlet, not more than 6 6 above IRC Section: grade and GFCI protected, at the front and back of each dwelling. All 125-volt E single-phase, 15- and 20-ampere receptacle outlets installed outdoor shall have E GFCI protection for personnel. E Commentary [ ] Sheet # Provide a receptacle outlet in hallways 10 or more in length. IRC Section: Provide convenience receptacle located in the laundry area, must be GFCI E ,E protected. [ ] Sheet # Provide a convenience receptacle outlet for the servicing of appliances (HVAC) IRC Section: within 25 of the appliance. E [ ] Sheet # All 125-volt, single-phase, 15-and 20-ampere receptacles that serve countertop IRC Section: surfaces in kitchens or are located within 6 of the outside edge of a bar sink shall E be GFCI protected.
