The 2015 IBC contains many important changes such as: An automatic sprinkler system is required within a building when the roof is used for A-2 assembly occupancy with an occupant load exceeding 100 or for other assembly uses exceeding 300. Carbon monoxide alarm provisions have been relocated, reformatted and revised. More detailed scoping requirements for recreational facilities are included within the new Section A modification allows egress through an elevator lobby when access to at least one exit is available without passing through the lobby. A new definition for Cross-Laminated Timber (CLT) was added to Chapter 2, and the ANSI/APA PRG product manufacturing standard is referenced in Chapter 23 and added to Chapter 35. New code sections were added covering rooftop mounted photovoltaic solar panels. Vegetative roof is defined in Section 202 to be consistent with the definition in the IgCC and ASTM D1079. 5 2015 INTERNATIONAL CODES c International Residential Code For One- and Two-Family Dwellings (IRC ) This comprehensive code comprises all building, plumbing, mechanical, fuel gas and electrical requirements for non-commercial one- and two-family dwellings and townhouses up to three stories. The IRC contains many important changes regarding: Common walls separating townhouses must now be rated for 2 hours when an automatic fire sprinkler system is not installed. Remodeling of an existing basement does not trigger the emergency escape and rescue opening requirements unless a new bedroom is created. Ramps that do not serve the required egress door are now permitted to have a slope not greater than 1 unit vertical in 8 units horizontal. Carbon monoxide alarms now require connection to the house wiring system with battery backup. A carbon monoxide alarm is required in bedrooms when there is a fuel-fired appliance in the bedroom or adjoining bathroom. Changes to lumber capacities have changed the span length floor for floor joists, ceiling joists and rafters in the prescriptive tables of the IRC. New sections and tables provide prescriptive methods for posts, beams, joists and connections in deck construction. The girder and header span tables of Chapter 5 have been moved into Chapter 6. Water temperature limiting devices are required for footbaths and head shampoo sinks. In a replacement water heater installation situation when a nearby drain point is unavailable for the required pan, a code modification allows the pan to be used without a drain line. Fixtures such as water closets and urinals that utilize nonpotable water must be identified with words and a symbol that nonpotable water is being used. The color purple is established for identifying distribution piping conveying nonpotable water. The application of a primer to drain, waste and vent PVC pipe and fittings prior to solvent cementing is not required for 4-inch pipe size and smaller. Definitions 31 or UL 9 as an opening protective. Both types of glazing are collectively referred to as fire-rated glazing. FIRE-RESISTANCE RATING. Identified by a specific time period, a fire-resistance rating is assigned to a tested component or assembly based on its ability to perform under fire conditions. A fire-resistance-rated component or assembly is intended to restrict the spread of fire from a specified area or provide the necessary protection for the continued performance of a structural member. This performance is based on fire resistance, defined as the property of materials or assemblies that prevents or retards the passage of excessive heat, hot gases, or flames. FIRE-RESISTANT JOINT SYSTEM. Where a linear opening is placed in or between adjacent fire-resistance-rated assemblies to allow independent movement of the assemblies, it is considered by the IBC as a joint. One or more joints may be provided to address movement caused by thermal, seismic, wind, or any other similar loading method. Designed to protect a potential breach in the integrity of a fire-resistance-rated horizontal or vertical assembly, a fireresistant joint system is a tested assembly of specific materials designed to restrict the passage of fire through joints. The fire-resistance ratings required for the joint systems, as well as other requirements, are addressed in Section 715. FIRE SEPARATION DISTANCE. The fire separation distance describes that distance between the exterior surface of a building and one of three locations the nearest interior lot line; the centerline of a street, alley, or other public way; or an imaginary line placed between two buildings on the same lot. The method of measurement is based on the distance as measured perpendicular to the face of the building. See Figure The fire separation distance is important in the determination of exterior wall and opening protection based on a building s location on the lot. See the discussion in Table 602 for a further analysis of this subject. Imaginary line Chapter 2 Definitions Where the building is stepped or terraced, it is logical that the height is the maximum height of any segment of the building. It may be appropriate under certain circumstances that the number of stories in a building be determined in the same manner. Because of the varying requirements of the code that are related to the number of stories, such as means of egress, type of construction, fire resistance of shaft enclosures, and so on, each case should be judged individually based on the characteristics of the site and construction. In addition to those factors better related to the number of stories, other items to consider are fire department access, location of exterior exit doors, routes of exit travel, and types of separation between segments. Figure illustrates one example in which the height of the building and number of stories are determined for a stepped or terraced building. In the case of a stepped or terraced building, the language total perimeter is used to define the situation separating the first story above grade plane from a b asement and is intended to include the entire perimeter of the segment of the building. Therefore, in the cross section of Figure , the total perimeter of the down-slope segment would be bounded by the retaining wall, the down-slope exterior wall, and the east and west exterior walls. In the case illustrated, the building has three stories above grade plane and no basement for the down-slope segment. The measurement for the maximum height of the building would be based on the maximum height of the down-slope segment. Similar to an unnecessarily detailed calculation of grade plane, there is seldom a n eed to precisely calculate the height of a building. Typically, a general determination of building height is adequate to ensure compliance with the code.
