4 THE HOUSE IN PERSPECTIVE 123 Main Street, Anytown, FL Page 4 of 38 Report Overview This is an average quality home that has been lacking maintenance somewhat. Apart from the short term need to deal with this lacking maintenance, the improvements that are recommended in this report are not considered unusual for a home of this age and location. Please remember that there is no such thing as a perfect home. For the purpose of this report, it is assumed that the house faces east. WEATHER CONDITIONS Dry weather conditions prevailed at the time of the inspection. The estimated outside temperature was 82 degrees F. RECENT WEATHER CONDITIONS Weather conditions leading up to the inspection have been relatively dry. CONVENTIONS USED IN THIS REPORT For your convenience, the following color coded definitions have been used in this report. Major Concern: a system or component which is considered significantly deficient or is unsafe. Significant deficiencies need to be corrected and, except for some safety items, are likely to involve significant expense. Safety Issue: denotes a condition that is unsafe and in need of prompt attention. Repair: denotes a system or component which is missing or which needs corrective action to assure proper and reliable function. Improve: denotes improvements which are recommended but not required. Monitor: denotes a system or component needing further investigation and/or monitoring in order to determine if repairs are necessary. Deferred Cost: denotes items that have reached or are reaching their normal life expectancy or show indications that they may require repair or replacement anytime during the next five (5) years. Please note that those observations listed under Discretionary Improvements are not essential repairs, but represent logical long term improvements. THE SCOPE OF THE INSPECTION All components designated for inspection in the Standards of Practice are inspected, except as may be noted in the Limitations of Inspection sections within this report. It is the goal of the inspection to put a home buyer in a better position to make a buying decision. Not all improvements will be identified during this inspection. Unexpected repairs should still be anticipated. The inspection should not be considered a guarantee or warranty of any kind. This inspection is visual only. A representative sample of building components are viewed in areas that are accessible at the time of the inspection. No destructive testing or dismantling of building components is performed. Please refer to the pre-inspection contract for a full explanation of the scope of the inspection.

General Comments No major defects were observed in the accessible structural components of the house. The construction of the house is of average quality with typical liberties taken with good building practice and with the quality of materials employed. The inspection did not disclose significant deficiencies in the structure. Typical minor flaws were detected in the structural components of the building. RECOMMENDATIONS / OBSERVATIONS Wood Boring Insects Monitor: Evidence of wood destroying insect activity was observed and there is risk of additional hidden damage. If the property has not already been treated, a licensed pest control specialist should be engaged. Wood destroying insects can do a substantial amount of damage to the wood structural components of a home.

Wood destroying insects can do a substantial amount of damage to the wood structural components of a home. Any form of wood/soil contact should be avoided. Controlling dampness in the soil around the perimeter of a home, including below porches and in crawl spaces, is recommended. Preventative chemical treatment, performed by a licensed pest control specialist, is also advisable. Monitor: Conditions that are attractive to wood boring insects should be avoided since they can damage the property. These conditions include the storage of wood in damp environments, wood/soil contact around the perimeter of the home (decking, siding, etc.), damp soils, leaky roofs, and unventilated spaces (roofs, garages, crawl spaces, etc.). LIMITATIONS OF STRUCTURE INSPECTION As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope by (but not restricted to) the following conditions: Structural components concealed behind finished surfaces could not be inspected. Only representative samplings of the visible structural components were inspected. Furniture and/or storage restricted access to some structural components. Engineering or architectural services such as calculation of structural capacities, adequacy, or integrity are not part of a home inspection. Please also refer to the pre-inspection contract for a detailed explanation of the scope of this inspection.

The steep pitch of the roof should result in a longer than normal life expectancy for roof coverings. Roof flashing details appear to be in good order. General Comments In all, the roof coverings show evidence of normal wear and tear for a home of this age. Trim away tree branches close to the roof. RECOMMENDATIONS / OBSERVATIONS Sloped Roofing Monitor: Prior repairs to the roofing around the chimney are evident. This would suggest that problems have been experienced in the past. This area should be monitored. (See the Interior Ceiling Finishes section for more details). Repair: The missing or broken shingles where the tree branches have damaged the roof should be replaced.

Chimney Repair: The chimney box has some damage along the bottom, possible from squirrels. This should be repaired when repainting. It s not a high priority. Landscaping Repair, Improve: Tree branches should be trimmed away from the house to avoid damage to the roof and building.

LIMITATIONS OF ROOFING INSPECTION As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope by (but not restricted to) the following conditions: Not all of the underside area of the roof sheathing is inspected for evidence of leaks. Evidence of prior leaks may be disguised by interior finishes. Estimates of remaining roof life are approximations only and do not preclude the possibility of leakage. Leakage can develop at any time and may depend on rain intensity, wind direction, ice build-up, and other factors. Antennae, chimney/flue interiors which are not readily accessible are not inspected and could require repair. Roof inspection may be limited by access, condition, weather, or other safety concerns. Please also refer to the pre-inspection contract for a detailed explanation of the scope of this inspection.

There is no significant wood/soil contact around the perimeter of the house, thereby reducing the risk of insect infestation or rot. The lot drainage was good, conducting surface water away from the building. The driveway and walkways are in good condition. General Comments The exterior of the home is generally in good condition, but the home has lacked some maintenance; and some repairs are needed, but overall, it shows normal wear and tear for a home of this age. RECOMMENDATIONS / OBSERVATIONS Exterior Walls Repair: Localized rot was observed along the bottom of the T1-11 siding in several areas. Following repair of the damaged areas (which should be combined with exterior painting/maintenance) proper maintenance of the siding and control of water from roof or surface runoff can avoid further damage.

11 123 Main Street, Anytown, FL Page 11 of 38 Exterior Trim Repair: Localized rot was observed at the bottom of some of the wall trim in several areas. Following repair of the damaged areas (which should be combined with exterior painting/maintenance) proper maintenance of the siding and control of water from roof or surface runoff can avoid further damage. Doors Repair: The side service door to the garage has rust and water damage to the bottom of the door and should be repaired to prevent further damage and possible water intrusion. Garage Repair, Safety Issue: The garage door opener will not automatically reverse in an emergency due to the sensors being tricked into operating properly by aiming them at each other only 2 inches apart.. There is a serious risk of injury, particularly to children, under this condition. Recommend a qualified trained professional for further review.

12 123 Main Street, Anytown, FL Page 12 of 38 Discretionary Improvements To reduce long term maintenance and improve appearance, it may be advantageous to install aluminum soffit and fascia. This improvement can involve significant cost. It would be wise to install a smoke detector in the garage. LIMITATIONS OF EXTERIOR INSPECTION As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope by (but not restricted to) the following conditions: A representative sample of exterior components was inspected rather than every occurrence of components. The inspection does not include an assessment of geological, geotechnical, or hydrological conditions, or environmental hazards. Screening, shutters, awnings, or similar seasonal accessories, fences, recreational facilities, outbuildings, seawalls, breakwalls, docks, erosion control and earth stabilization measures are not inspected unless specifically agreed-upon and documented in this report. The electrical panel is well arranged and all fuses/breakers are properly sized. All outlets and light fixtures that were tested operated satisfactorily. Generally speaking, the electrical system is in good order. The distribution of electricity within the home is good. All 3-prong outlets that were tested were appropriately grounded. Split receptacles are present in the kitchen. These outlets offer an added level of convenience, as there are separate circuits provided for each half of the outlet. Dedicated 220 volt circuits have been provided for all 220 volt appliances within the home. Ground fault circuit interrupter (GFCI) devices have been provided in some areas of the home. These devices are extremely valuable, as they offer an extra level of shock protection. All GFCI s that were tested responded properly. All visible wiring within the home is copper. This is a good quality electrical conductor. General Comments Inspection of the electrical system revealed the need for typical, minor repairs. Although these are not costly to repair, they should be high priority for safety reasons. Unsafe electrical conditions represent a shock hazard. A licensed electrician should be consulted to undertake the repairs recommended below. RECOMMENDATIONS / OBSERVATIONS Distribution Wiring Repair: Wiring exposed on interior wall of the garage should be relocated or protected by a rigid conduit. The installation of this distribution wiring is non-standard. It is suspected that installation was performed by an amateur, rather than a licensed electrician.

14 123 Main Street, Anytown, FL Page 14 of 38 Outlets Repair, Safety Issue: Most of the outlets inside the home are loose. They are marked on the cover plate with a round bright orange paper dot. They should be repaired. Repair, Safety Issue: The ground fault circuit interrupter (GFCI) outlet in the kitchen did not respond correctly to testing during the inspection. This receptacle should be replaced. Lights Repair: The overhead lights in the kitchen and hall bathroom are inoperative. If the bulbs are not blown, these circuits should be repaired. Repair: The garage light fixture should not be supported by wiring.

Only a representative sampling of outlets and light fixtures were tested. Furniture and/or storage restricted access to some electrical components which may not be inspected. The inspection does not include remote control devices, alarm systems and components, low voltage wiring, systems, and components, ancillary wiring, systems, and other components which are not part of the primary electrical power distribution system. Heating a home with this type of heating system should be relatively economical. Adequate heating capacity is provided by the system. Heat distribution within the home is adequate. General Comments The heating system shows no visible evidence of major defects. Minor repairs to the heating system are necessary. RECOMMENDATIONS / OBSERVATIONS Heating Improve: The heating system will requires service in the near future to continue operating properly. This should be a regular maintenance item to assure safe, reliable heat. Repair: The dirty air filters should be replaced. LIMITATIONS OF HEATING INSPECTION As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope by (but not restricted to) the following conditions: The adequacy of heat supply or distribution balance is not inspected. The interior of flues or chimneys which are not readily accessible are not inspected. The furnace heat exchanger, humidifier, or dehumidifier, and electronic air filters are not inspected. The data plate on the interior heating system was missing at the time of the inspection. Although the heating system was operated, there are significant testing limitations at this time of year. The location of the return air vents is well suited to air conditioning. Upon testing in the air conditioning mode, a normal temperature drop of 19 degrees across the evaporator coil was observed. This suggests that the system is operating properly. The system responded properly to operating controls. General Comments The system shows no visible evidence of major defects. Typical minor repairs are recommended. RECOMMENDATIONS / OBSERVATIONS Central Air Conditioning Improve: The cooling system will requires service in the near future to continue operating properly. This should be a regular maintenance item to assure continued cooling. Repair: The dirty air filters should be replaced. General Comments Caulking and weather-stripping around doors, windows and other exterior wall openings will help to maintain weather tightness and reduce energy costs. RECOMMENDATIONS / ENERGY SAVING SUGGESTIONS LIMITATIONS OF INSULATION / VENTILATION INSPECTION As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope by (but not restricted to) the following conditions: Insulation/ventilation type and levels in concealed areas are not inspected. Insulation and vapor barriers are not disturbed and no destructive tests (such as cutting openings in walls to look for insulation) are performed. Potentially hazardous materials such as Asbestos and Urea Formaldehyde Foam Insulation (UFFI) cannot be positively identified without a detailed inspection and laboratory analysis. This is beyond the scope of the inspection. An analysis of indoor air quality is not part of our inspection unless explicitly contracted-for and discussed in this or a separate report. Any estimates of insulation R values or depths are rough average values. No access was gained to the wall cavities of the home. Please also refer to the pre-inspection contract for a detailed explanation of the scope of this inspection.

The water pressure supplied to the fixtures is reasonably good. A typical drop in flow was experienced when two fixtures were operated simultaneously. General Comments The plumbing system requires some typical minor improvements. The plumbing fixtures are old. Upgrading fixtures would be a logical long term improvement. In the interim, a higher level of maintenance will likely be required. RECOMMENDATIONS / OBSERVATIONS Water Heater Deferred Cost Item: Water heaters have a typical life expectancy of 7 to 12 years. The existing unit is approaching this age range. One cannot predict with certainty when replacement will become necessary. Supply Plumbing Improve: Exterior supply piping may be susceptible to freezing during extremely cold weather. Heating or insulating this pipe would be wise.

Fixtures Monitor, Improve: The majority of plumbing fixtures are old. Repair: The kitchen faucet is leaking around the spout neck. Improve: The left sink in the Master Bath was observed to drain slowly, suggesting that an obstruction may exist.

21 123 Main Street, Anytown, FL Page 21 of 38 Improve: Several of the sink drain stoppers are missing and should be replaced. Improve: The right sink aerator in the Master Bath has fowled and should be replaced. Improve: The toilet in the split bath is missing the tank lid.

22 123 Main Street, Anytown, FL Page 22 of 38 Repair: The toilet in the Master Bath is cracked and inoperative. Repair: The toilet in the hall bath runs on after flushing. Improvement to the tank mechanism is likely to be needed. Repair: Cracked, deteriorated and/or missing shower stall grout and caulk should be replaced.

23 123 Main Street, Anytown, FL Page 23 of 38 Monitor: The window and sill of the bathtub shower should be protected from moisture. A waterproof curtain is usually sufficient. Windows in bathtub showers have a reputation for allowing leakage behind the enclosure, causing damage to the wall. Repair: Cracked, deteriorated and/or missing bathtub enclosure grout and caulk should be replaced. Repair: The tile towel bar holder in the split bath is broken and should be replaced or sealed. Any damage to the wall behind the tile should also be repaired (if necessary).

Discretionary Improvements Upgrading the old plumbing fixtures within the home would be a logical long term improvement. Replacement of the aging faucets within the home would be a logical long term improvement. Supply piping may be susceptible to freezing during extremely cold weather. Heating or insulating this pipe would be wise. LIMITATIONS OF PLUMBING INSPECTION As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope by (but not restricted to) the following conditions: Portions of the plumbing system concealed by finishes and/or storage (below sinks, etc.), below the structure, or beneath the ground surface are not inspected. Water quantity and water quality are not tested unless explicitly contracted-for and discussed in this or a separate report. Clothes washing machine connections are not inspected. Interiors of flues or chimneys which are not readily accessible are not inspected. Water conditioning systems, solar water heaters, fire and lawn sprinkler systems, and private waste disposal systems are not inspected unless explicitly contracted-for and discussed in this or a separate report. An inspection of the lawn sprinkler system is outside the scope of this inspection. Please also refer to the pre-inspection contract for a detailed explanation of the scope of this inspection.

Typical flaws were observed in some areas. General Condition of Windows and Doors Average Quality Doors and Windows General Condition of Floors The floors of the home are relatively level and walls are relatively plumb. RECOMMENDATIONS / OBSERVATIONS Wall / Ceiling Finishes Monitor, Improve: An apparent water staining and signs of mildew were observed on a ceiling corner wall by the fireplace chimney. The area was dry at the time of the inspection, but due to the lack of recent rain we are unable to determine if the stain is still active. Recommend consulting with the current owners for additional information prior to closing. If the leak is still active, we recommend repair/replace as needed to remedy the leak. Improve: Evidence of patching of amateur quality was detected in the living room.

27 123 Main Street, Anytown, FL Page 27 of 38 Improve: The ceiling above the shower heads shows sighs of moisture damage from over-spray. These areas were dry at the time of the inspection. Repair: There is a water damage hole in the garage ceiling from a supply pipe leak running through the attic above this area. This is an active leak (Refer to the Plumbing Section for further details). Floors Monitor: The dining room tile floor shows signs of amateur quality installation.

Repair: The installation of the trim is either loose or incomplete in several areas of the home. Windows Repair: The front bedroom window is broken out and was closed by adding plywood. Repair: Some of the window hardware is damaged or very hard to operate. Improve: It may be desirable to replace window screens where missing. The owner should be consulted regarding any screens that may be in storage.

29 123 Main Street, Anytown, FL Page 29 of 38 Repair: Damaged screens were noted on windows. Monitor, Improve: Some of the windows are very hard to operate. Mostly due to lack of use. Monitor: Water staining was observed below one window sill. Although the area was dry at the time of the inspection, this area should be monitored for a possible, still present leak. Doors Repair: Doors should be trimmed or adjusted as necessary to work properly. Repair: Damaged or non-functional door hardware should be improved.

30 123 Main Street, Anytown, FL Page 30 of 38 Repair: The glass of the sliding glass door in the Master Bedroom has lost its seal. This has resulted in condensation developing between the panes of glass. This fogging of the glass is primarily a cosmetic concern, but may need to be replaced because it has lost its insulating value. Please visit for other options. Improve: The screen for the sliding glass door is missing. Improve: The rollers of the closet doors in the Master Bedroom could be improved to operate freely. Repair: The laundry room closet door needs to be re-installed.
