2 mall garages Elevator does not go to main floors unconfortable meeting rooms corridors does not follow accesibility no insolation in the roof broken sauna humidity And corrosion of construction materials A new car park building is proposed to replace the existing outdoor parking. While planning, the amount of the existing car parking lots is taken into consideration. In addition, one parking place per each designed apartment is provided. The existing area for barbecue is small and should be redesigned. In addition, neither outdoor furniture nor greenery are considered in the existing spatial programme. These should be taken into consideration while developing recreational opportunities. In addition to an existing sauna in the basement, a new public sauna for the inhabitants is considered to be built in a courtyard. Moreover, to enhance functional quality of housing, a private sauna is designed in the new apartments. AUNA CA PAK BABECUE BIKE TOAGE No bike storage is considered among the existing shared facilities. That is why a new bike storage is designed to be built in the courtyard. Accessibility and barrierfree solutions are the crucial aspects of the current design proposal. Building entrance is replaced; the implementation of the new floortofloor stair units is considered; the capacious elevators is used to replace the old tiny ones. ACCEIBILITY CHILDEN PLAYGOUND To improve function quality of the existing shared facilities of the courtyard as well as to enhance the attractiveness of this common area, a children s playground is considered to be designed. kylights let daylight in; provide insulation and allow receiving direct sun. Additionally, it improves spatial quality of the proposed design for the apartment development. KYLIGHT BALCONY Due to building s orientation, the large area of glazing is facing east and west. New external balconies act as exterior shades for reducing natural light illumination and summer heat gain. Moreover, Adding balconies improves a quality of spatial design of the present building. In addition, it enhances visual image of the building by bringing dynamics to a plain facade of the building. To reduce the energy consumption of the building, nonloadbearing chipboard wall between the existing balconies and rooms is to be removed. Timber frame walls with brick tile cladding is considered instead. ENVELOPE HEAT ECOVEY VENTILATION YTEM The existing ventilation system should be renewed. Heat recovery ventilation system enhances the energy performance and reduces heat demands. Through recovering the heat air energy, the system reduces the energy load for the air renewal. Adding balcony glazing increases overall energy efficiency. This allow cross ventilation, increasing of passive solar warmth, and reducing urban noise pollution. imultaneously, this solution reduces moisture content and snow/water collection, thus, reducing the corrosion effect on construction materials. BALCONY GLAZING UTAINABLE MATEIAL LIGHTWEIGHT TUCTUE ENEGYEFFICIENT WINDOW PAIVE COOLING The design solution for the apartments the high and low window openings on the opposite walls allows passive cooling/natural ventilation. According to thermal convection, this solution lets cool air in and hot air out through the inlets (window openings) located lower than the outlets. Pressure difference encourages cross ventilation. This improves the indoor thermal control and brings fresh air. Timber as renewable, reusable, replaceable, recyclable, adjustable and adaptable material is used for low carbon building. Using of local timber as construction material should decrease the carbon footprint. Prefabricated wooden structural system is chosen for the building extension. The lightweight structure allow decreasing structural load on the existing building s foundation. Installation of the new energyefficient windows is recommended. eplacing the old and inefficient windows could be considered as a costeffective solution. Energyefficient windows with both low Ufactors and HGC (olar Heat Gain Coefficient) provide efficient lighting, keep heat in and decrease air leakage. Walls are timber frames consisting of Kerto Tstuds 45x175 mm with additional layer of insulation of 25 mm within internal lathing. Longitudinal stability is ensured by Kerto Q or Lpanels with thickness of 27 mm (an alternative solution for providing stability may be a structural LVL lintel on top of a wall). Floor and roof structures are Kertoipa prefabricated elements based of Kerto and Q load bearing components. The height of Kerto ribs is 300 mm.
