Course Description This course explores modified bitumen membranes for roofing with an emphasis on self-adhered applications. Gain knowledge on the composition, certification standards, and installation process of selfadhered modified bitumen membranes as well as their limitations and advantages.
Learning Objectives By completing this course, the design professional will be able to: Compare and contrast traditional SBS and APP membranes with self adhered membranes in terms of project installation, risk, and cost Identify the hazards and drawbacks of traditional hot mopping, cold process, and open-flame torching installation methods Explain proper installation techniques for self-adhered membranes in terms of safety and optimal project performance Discuss project factors and considerations that may impact the installation and performance of self-adhered systems positively or negatively
Introduction Self-Adhered membranes have been in the roofing marketplace for over 10-years, but recent marketplace trends and product improvements have led to a growth in their use. Contractors are adopting Self-Adhered membranes since they are much less labor intensive to install than traditional bituminous systems. Insurance Companies and Building Owners are advocating their use because no open flame devices such as kettles or torches are required. Self-Adhered membranes are available in the same types of base, ply and finish cap sheets as traditional SBS and APP membranes, including highly reflective surfaces which qualify for the LEED program. Self-Adhered membranes lend themselves to constrained installations where access, noise, and indoor air quality are a concern.
What is Modified Bitumen? Low Slope asphaltic roofing is traditionally applied with hot oxidized asphalt and plies of roofing felts to make a Built-up Roof Modified Bitumen membranes are made by adding polymer modifiers (APP or SBS) to add durability and elongation properties to create an impermeable roofing membrane Modified Bitumen roofing systems typically consist of two or more plies of modified bitumen base, ply and cap sheets. In some assemblies, modified membranes are installed over traditional non-modified asphalt base plies.
Why we Modify Asphalt Modifiers Improve Asphalt by Expanding Service Range 0 F (Straight Run) 200 F 0 F (Blown) 200 F 0 F (Best of both worlds!) 200 F Service Temperature Range
Evolution of Modified Bitumen Application Hot mopping of built-up roof (BUR) felts has been around since the 1800s. Modified Bitumen membranes were introduced in the 1960s. The first SBS sheets were installed with hot mop application. The APP sheets were installed with torch application only. As the products were improved, new application techniques were developed. Cold process adhesives were introduced by the coating industry in the 1970s. Self-adhered membranes were introduced by the roofing industry in the late 1990s.
Q: Why do we like Mod Bit Membranes? A: Multiple Application Techniques Modified Bitumen (or mod bit for short) roof products have many application techniques. This flexibility has provided a great success in the roofing market place. SBS membranes can be installed by hot mopping asphalt, using cold process adhesives, open-flame torching, or self-adhered membranes.
Q: Why do we like Mod Bit Membranes? A: Multiple Application Techniques APP membranes can be installed in only three ways. The vast majority are installed by open-flame torch. Cold process adhesives can be used on sand-backed sheets. Self-adhered sheets are the third option. The melt point of APP is higher than SBS and would require heating mopping asphalts near or above their flash point.
Conventional Mod Bit Installation Conventional Modified Bitumen installation requires mopping hot asphalt, solvent-based cold process adhesives, or open-flame torching which leads to fumes, odors, VOC, and safety issues all real or imagined. Many of the issues facing the application techniques of modified bitumen membranes are backed by real science while other issues such as health concerns may be perpetuated by undeserved reputation.
Industry Trends Hot mopping and torching modified bitumens presents problems due to the use of 450 degree asphalt or open-flame torching. Careless use of these techniques has led to fire and costly damages. Many building departments and insurance companies have mitigated this risk by banning these practices. Cold-process adhesives present an interesting alternative, but just because it s cold doesn t mean there is no risk involved. The skill required to install a bituminous roof system is a higher level than a single-ply system. Finding good labor has been an increasingly difficult task for contractors. Asphalt fumes from kettles have led to environmental regulation, banning their use in several jurisdictions.
Industry Trends When an asphalt kettle such as the one pictured here is placed at a job site, the contractor is showing the owner I don t care about good roofing practice. Accidents, misuse, and isolated bad roofing practice have led to an overall image problem that the entire industry must deal with.
The newest and fastest growing segment of modified bitumen application SELF-ADHERED TECHNOLOGY
Membrane Trends Self-adhered modified bitumen membranes can offer solutions to many of the issues facing the traditional installation practices. They are very easy to install with simple tools, so it is easy to train a workforce. There are no fumes and minimal odor associated with the installation. Fire is prevented since there are no open flames or hot asphalt kettles. All of these improvements result in overall safer installation.
Self-Adhered Products Commercial Self-adhered modified bitumen roof systems are designed to function exactly like the systems installed by traditional methods. Similar wind uplift performance and fire resistance can be expected. The base sheets and cap sheets have been developed from the products in the market place for over forty years. Self-Adhered Membranes come in several configurations to function as waterproofing membranes: Base sheets One or more layers functioning as redundant plies Cap Sheets Final wearing surface
Self-Adhered Products Residential Self-adhered modified bitumen underlayments are considered an upgrade over roofing felts. Many areas of the country use them for ice dam protection under shingle roofs. Some southern climates may enclose the entire roof deck with self-adhered underlayment to work as a moisture barrier. Special formulations of underlayments have been developed for high temperature applications under metal roofing. Pay particular attention to the temperature formulation for your metal roof. Fabric facers came into the market in the mid 2000s for foamapplied roof tile. This application technique is specific to the underlayment and the foam used. Check your product literature for material compatibility.
Product Configurations Self-adhered modified bitumen membranes resemble their traditional cousins. SBS or APP modified asphalt is used as the water proofing component. Polyester or fiberglass reinforcement act as the carrier of the asphalt. This is similar to the concrete contractor installing wire mesh before the concrete is poured for a sidewalk. Smooth surface sheets are typically used as base or ply sheets but can be coated or surfaced for use as a finished cap sheet. Traditional roofing granules or reflective films are commonly used as final surfacing to provide UV resistance, fire resistance and color. Steep slope underlayments are commonly finished with granules, fabrics or films depending on intended use (e.g. foam applied tile, metal, shingles).
Standards ASTM Standards ASTM has developed the following the standards to address performance criteria for the following product configurations including the last standard which includes the nail sealability of modified bituminous sheet materials to ensure water tightness when the membrane is used in a mechanically fastened system. ASTM D 6222 specifies APP membranes with polyester reinforcement. ASTM D 6164 specifies SBS membranes with polyester reinforcement. ASTM D 6163 specifies SBS membranes with fiberglass reinforcement. ASTM D 1970 addresses steep-slope underlayment applications for adhesion and nail sealabiltiy.
Standards ICC Acceptance Criteria ICC has developed two Acceptance Criteria to capture Self-Adhered membranes for product configuration and performance in relation to the building code: AC 75 Roof Covering Systems AC 48 Self-Adhered Roof Underlayments for Use as Ice Barriers
Performance Self-Adhered Membranes have high wind uplift and fire resistance to adapt to almost any project scenario in an equivalent application to hot mopped, cold process, or torched installations, performing very close to traditional applied modified bitumen membranes: Wind Uplift Fire FM assemblies Miami-Dade -315psf UL Class A
Performance Many local building codes require the use of highly reflective roof materials as part of green initiatives. Reflectivity and Emissivity combined to have a cooler roof surface and hence a cooler building interior which allows HVAC systems to operate more efficiently. The final surfacing of several self-adhered membranes are available with white granules or white films to provide high reflectance and high emissivity that comply with: Energy Star CRRC California Title 24
How does it Adhere? All self-adhered membranes are manufactured differently from traditional mod bit membranes to provide tack and eventual adherence to similar performance to traditional application methods up to FM for a 2-ply insulated system over concrete deck
How does it Adhere? The adhesive to make modified bitumen membranes stick is accomplished by one of two methods: The most basic approach is to add a tackifier to a traditional sheet that will activate the adhesive process when the release film is removed. The second method is to apply a self-adhering compound to the underside of the reinforcement carrier. Both methods require the heat of the sun for warming the system as well as rolling the membrane with a weighted roller to ensure a proper bond. You cannot simply remove the backing like a bumper sticker and expect it to stay in place. These are not peel-and-stick membranes as commonly incorrectly categorized.
Release Films All self-adhered products have the adhesive backing protected with release films. These polyethylene films are coated with silicone to allow for easy removal during installation. Proper staging of the job and having crew members with specific roles will facilitate efficient operations. One of the biggest pitfalls is not removing all of the release film. While it sounds obvious, make sure the entire film backing is removed, leaving no residual film, to allow for proper adhesion. Once the film is removed, have a plan for collecting the waste so the release film does not become airborne. Because the films are coated with silicone, they are unfortunately not recyclable. Please dispose of the films properly.
Innovations Modified bitumen membranes have selvedge edges or require end-lap preparation. To make the installations faster and trouble free, many manufacturers have added granule-free areas to facilitate easy seaming of the membrane. Knowing full roll installation will not always be realistic, end laps can be prepared for splicing by embedding granules with heat or using modified bitumen roofing cement. NO YES!
Boxes Almost all Self-Adhered product is boxed WHY? Self-adhered products are traditionally boxed instead of bound by tape. The boxes protect this more sophisticated product during shipping and storage on the roof. Leave the rolls in the box until ready for use. The boxes act as insulators from the cold and protection from the sun. They essentially provide shade.
Boxes Unbox the rolls as they are installed about five rolls at a time to relax the sheets and warm them with the heat of the sun. Continue staging the installation with five rolls ready to be installed. If the rolls become too hot due to premature exposure, getting the release film off may be an issue. Collect your boxes to recycle as you would cardboard.
Installation Tips A few tips and tricks can make all the difference in obtaining a successful installation: Product Handling how you store the product prior to installation Adding heat or adhesives how to get the desired adhesion Proper sequencing of work planning the job for efficient installation Rolling heat and pressure are required to complete the adhesive process
Installation Tips This picture shows the proper staging of cap sheet installation by allowing five rolls to relax in the heat of the sun. Getting the rolls out of the box and in a flat plane allows the sheet to get rid of the memory of being rolled up. The sun starts to warm the sheet to facilitate the self-adhering process. This is essential especially on cool mornings or under cloudy conditions. Even if it s a warm summer day, get your sheets out of the box and relax them for a least fifteen minutes.
Installation Tips Self-adhered membranes achieve maximum initial adhesion when installed in warm, sunny conditions Refer to manufacturer guidelines for installation recommendations during cold temperatures
Installation Tips Moving the roll into proper position is essential for a quality installation. Once the release film is removed, repositioning the sheet may be difficult if not impossible. If needed, cut the sheet into smaller usable lengths. This is especially essential on warm days and in steep-slope applications.
Installation Tips It is important to remove ALL of the release film from beneath the sheet. Experienced installers will develop a work plan so this becomes an efficient operation to allow removal and collect the waste film. Without all of the film removed, the wind uplift performance of the system can be compromised.
Installation Tips After the plys are installed, roll the roof with a weighted roller in the short dimension of the sheet to remove air bubbles and start the bonding process. Self-adhered membranes bond by using the warmth of the sun and the pressure of the roller to start the molecular connection to adhere the plys. An eighty pound linolium roller or a water filled landscaping roller are acceptable tools to use. Use 80# roller on the roof surface for all plies
Installation Tips When seaming the head lap, remove the film on the granule-free end for a proper bond. Use a hot air gun or modified bitumen roofing cement to ensure proper head lap installation between successive sheets.
Installation Tips Remove all protection film on the selvedge edge prior to seaming each successive sheet. Check the manufacturers requirements for seaming.
Installation Tips A T-joint is the intersection of three ply sheets. The T-joint has the potential to allow water infiltration when not properly seamed. When encountering a T-joint, cut a 45 degree dog ear off the selvedge edge to provide a tapered intersection of the three membranes. In addition, a small bead of modified bitumen roofing cement can be added, or use a hot air gun and a hand roller to bond. Place a dog ear cut at all T-joints
Installation Tips Self adhered membrane seams require exposure to adequate periods of ambient heat, sun and direct pressure to form a watertight seal and develop optimum adhesion. Seaming of head laps, side laps and flashings may be facilitated with use of a hot air gun or modified bitumen roofing cement.
Installation Tips After all of the rolling is completed on the roof, hand roll head laps and side laps with a neoprene roller. This just makes sure the areas for water intrusion are properly bonded.
Installation Tips Steep Slope Self-Adhered products do not adhere to fabric surfacing just like granule preparation, they need special attention. Seam the headlap of the membrane in a bed of modified bitumen roofing cement to insure a watertight bond.
Installation Tips Steep Slope Tile stacking varies by underlayment product. Each product in the marketplace has a specific maximum tile stacking pattern. The bundleing of the roof tiles when they are delivered typically does not comply to the stacking pattern. Check the underlayment manufacturer s approved pattern to prevent tile slides.
Installation Tips As you can see from this image, a properly installed seam will be very difficult to pull apart. This process can be almost instantaneous on a warm day. Cooler days may require additional rolling or the use of supplemental hot air gun to enhance initial seam adhesion. Final seam bond after rolling and heat
The following installations highlight the unique roofing solutions that can be achieved with self-adhered membranes: CASE STUDIES
Case Studies Self-adhered modified bitumen roof systems can mitigate these common issues associated with a roofing project: Continued Building Operations Noise Fumes Roof-top traffic Access Aesthetics Complimenting adjacent steep-slopes
Commercial Low-Slope Roof - Retail Roof applications such as shopping centers with frequent tenant finish out, multiple HVAC penetrations and other rooftop equipment requiring frequent maintenance and service work benefit from multi-ply, durable roof assemblies. Self-adhered installations will allow for minimal disruption to HVAC operation and building occupants through reduced noise and quieter interior environment during roofing operations. Park Collection Shopping Center Sarasota, FL
Commercial Low Slope Roof High Rise High-rise reroofing presents many challenges such as limited access and difficult debris removal. A selfadhered system can be brought up the freight elevator in boxes. Only the cardboard and release film waste goes back down. Selfadhered membranes have the adhesive built into the product, so you do not need to transport hot asphalt or cold adhesive to the roof. This minimizes materials brought to the roof and makes installation more efficient. LaGorce Palace Condominiums Miami Beach, FL
Commercial Low Slope Roof - Office This government office building needed to be re-roofed during the normal course of business. Selfadhered roof systems can provide minimal disruption to office environments because they do not produce a lot of noise during installation or have hot asphalt kettles that can lead to sick building syndrome. Chet Holifield Federal Building Laguna Nigel, CA
Commercial Low-Slope - Hospital Re-roofing of hospitals requires low impact and quiet environements. Again, self-adhered systems reduce fumes that can be ingested into HVAC systems and are quieter during their installation. In addition, hospitals typically have several small roof areas. Self-adhered systems are easier to transport to these hard-to-access areas. St. Joseph Hospital Tampa, FL
Commercial Low-Slope Roof - Hotel Hotels are typically twenty-four seven operations. Re-roofing needs to be a low-impact operation so the hotel can stay in business. The quieter installation and reduction of fumes into HVAC systems is beneficial. In addition, very little equipment, if any, is required on the ground that could impact parking or other ammenities at the hotel. Re-roofing with self-adhered membranes is more prevelant than with new construction because of the low-impact attributes of the installation. Prestige Mountainside Resort Golden, BC
Commercial Commercial Low-Slope Low-Slope Roof: Multi-family Roof Housing Multi-Family Housing Self-adhered roofing can be produced in a wide variety of colors to compliment specific architectural details. This roof membrane was produced with green granules to compliment the green steep slope metal roof in the background. Seaside Landing Condominiums Sunset Beach, NC
Residential Residential Steep-Slope/Low Steep-Slope/Low Slope Transition Slope Transition Many residential roofs transition from steepslope to low-slope profile. Self-adhered membranes come in many granule colors to match or compliment shingle color. Private Residence Colorado Springs, CO
Limitations of SA Membranes Limitations of SA Membranes Temperature Material and substrate must be 40 with ambient air temperature of 40 and rising Not a Peel and Stick Rolling each ply with a linoleum roller or 80# landscape roller is essential of inter-ply bond
Limitations of SA Membranes Limitations of SA Membranes Relax the Sheets Membrane to be used should be taken out of the box and laid out (potentially upside down) on the roof to warm up Proper Storage Leave in box to insulate from heat, store inside when temperatures get below 40
Advantages of SA Membranes Advantages of SA Membranes Easy to use Self-Adhered membranes are quicker to install than conventional systems and use just a few hand tools Safe Application Self-Adhered membranes eliminate the need for torching or mopping and eliminate open flames
Advantages of SA Membranes Advantages of SA Membranes Wide variety of substrates Self-Adhered membranes can be used with numerous approved substrates, cover boards, and rigid insulation Clean and neat application No asphalt bleed-out or mess caused by hot mopping or displacement of cold adhesives
Advantages of SA Membranes Advantages of SA Membranes Ecological Environmentally friendly with minimal fumes, odor, container disposal, storage of flammables, and noise Insurance friendly Many roofers have enjoyed reductions in insurance premiums by eliminating kettles and torches
Summary Self-adhered membranes have a unique and growing place in the mod. bit. roofing world. Self-adhered membranes have equivalent asphalt modifiers and reinforcement options found in traditional mod. bit. membranes which lead to equivalent performance. Proper installation techniques for self-adhered membranes differ slightly from traditional mod. bit. installation methods. Many of the techniques required for self-adhered roofing system installation are similar to that of single-ply roofing. Understanding these similarities is essential to project success. Certain building types lend themselves to re-roofing with self-adhered membranes, resulting in minimal disruption to daily building operations during the installation process.
Course Summary Now, the design professional will be able to: 1.
