1 BUILDING PERMIT APPLICATION PACKAGE NOTICE TO BUILDING PERMIT APPLICANTS In addition to completed applications forms, the following documentation is required to accompany all building permit applications unless specifically exempted by the Building Inspector complete sets of construction drawings including all relevant elevation, floor plans, foundation plan and cross sections copies of site plan indicating building setbacks from all property lines, water courses, banks, etc., and indicating any easements on the lot, and location and width of driveway. 3. Copy of truss layout complete with girder end loads and floor system layout if engineered products used. 4. Copy of current title search and all related charges. ie: right of ways, easements, covenants etc. 5. Cross section of driveway indicating proposed grade. 6. Plumbing isometric drawing if system not contractor installed. (Home owner only permitted and house must not be for sale 7. A copy of Registered Warranty by the Provincial Home Owner Protection Office when creating a dwelling unit. PLEASE ADVISE ALL SUB TRADES THAT A TOWN OF LADYSMITH BUSINESS LICENCE IS REQUIRED FOR PERSONS OR COMPANIES DOING WORK WITHIN THE MUNICIPAL BOUNDARIES. PLEASE NOTE: 1. Development Cost Charges (DCC's may apply. Refer to information sheets attached. (Bylaw 1762 and Amendments. 2. Building Permits can only be paid by cheque at Development Services. 3. I/We accept and understand that during construction I/we have the overall responsibility for assuring the building conforms to the requirements of the Building Code. The process of assessing conformity to the requirements during construction is the responsibility of the registered professionals for complex (Part 3 BC Building Code buildings, and the designer/builder for standard (Part 9 BC Building Code buildings. The Town of Ladysmith is responsible for monitoring the process to assure a reasonable level of Code conformance for public safety, accessibility and health only. In consideration of the granting of a building permit, I/we agree to release, indemnify and keep indemnified the Town of Ladysmith, its Council Members, employees and agents from and against losses, damages, costs, fees, heirs, successors, administrators or assigns may have or incur in consequence of or incidental to the granting of this permit or any inspection, failure to inspect, certification approval, enforcement or failure to enforce the Town of Ladysmith "BUILDING BYLAW" or the BC Building Code, in effect and I/we agree that the Town of Ladysmith owes me/us no duty of care in respect of these matters. 7 LATERAL LOAD INFORMATION REQUIRED ON PLANS SUBMITTED FOR BUILDING PERMITS 1. Indicate Seismic Region where proposed construction is located - From BCBC Table C-2 Appendix C Division B. 2. Indicate whether it is light or heavy construction and Heavy construction is defined as buildings with tile roofs or concrete topping on floors. 3. Indicate whether the design standard is BCBC Part 9, Pat 4, or the CWC Guide. a. Part 4 or the CWC Guide requires design by Structural Engineer; not compliance with the specific requirements from Part 9 as noted below. 4. On floor plans: a. suggest the use of grid lines to help confirm braced wall band alignment on each floor level, as well as cross sections; b. all braced wall bands must be indicated and dimensioned, (for example: by light shading; c. centerline of all braced wall bands must be indicated; d. all braced wall panels must be indicated and dimensioned, (for example, by darker shading, as per Table Cross sectional view must indicate: a. braced wall bands are full storey in height and must be aligned with bands on the storeys below and above, as required by code; b. The type of braced wall panel - wood or gypsum. For example, if wood sheathed braced wall panels are used on any floor, including basement, then wood sheathed panels are required throughout that brace wall band (4. c. fastener size and spacing for all sheathing, braced wall panels and non-braced walls, as per : d. anchorage size and spacing, for braced wall panels and non-braced wall panels areas ( Anchoring a braced wall panel to a slab is not considered adequate anchorage. BCBC requires anchorage to be fastened to a foundation, even for interior braced wall panels. 6. Note any exceptions or trade-offs used in the design complete with dimensions.
