1 INTRODUCTION DATE OCTOBER 1, 2013 The following guidelines shall be enforced within HAVASU SHORES RV RESORT COOP (hereafter referred to as the Resort). These guidelines are applicable to all cooperative members, their guests and renters for the enjoyment and preservation of aesthetic values of the Resort. The Architectural Control Committee will amend these guidelines as necessary to address the benefit of the Resort, and member input is appreciated. References to the Committee within this document refer to the Architectural Control Committee. Decisions by the Committee on approval of any element will be final. These guidelines are hereby adopted by the Board of Directors pursuant to the Bylaws of HAVASU SHORES RV RESORT COOP These guidelines will be in force as of October 1, Approval Process ARCHITECTURAL GUIDELINES HAVASU SHORES RV RESORT Obtain an Architectural Review Application and a plat of your lot from the Association Office. Complete the Application form and draw the improvements being requested for approval on the lot plat map and submit both to the Association Office Manager and Architectural Review Committee. Check with the Association Office for approved contractors. If you plan to use a contractor who has not been approved to perform work within the Resort, the following must be submitted for approval of the contractor: o Copies of required licenses and permits o Copies of liability insurance o Copies of workman s compensation insurance Approval or rejection of requested changes should be made within one week. If additional information is required, the approval process could be extended. Copies of the approved or rejected application will then be returned to the lot owner. If rejected, reasons will be provided. Approved applications will be valid for 180 days from the approval date. All construction must be completed by that date. It is the member s responsibility to ensure that the appropriate permits have been obtained from the Lake Havasu City and Mohave County. A copy of the permit shall be on file at the office. Any lot improvement (decorative or otherwise) shall be approved by the Committee. The overall objectives of the Resort Architectural Guidelines are to provide: High standards which will enhance the lot value of property owners A uniform architectural look that does not interfere with the view of your neighbor Development and landscaping that will be in harmony with the Desert surroundings to the greatest practical extent 1 OF 5

2 RECREATIONAL VEHICLES The condition and quality of recreational vehicles (hereafter referred to within these guidelines as RVs) used within the Resort are subject to approval of the Committee in order to maintain a quality experience by all owners and preclude units that fall below Resort standards. RVs may not be placed on Resort property without prior Committee approval. Generally, RVs that were high quality when new, have been well maintained and would not detract from the Resort's atmosphere will be allowed. Acceptable RVs must be manufactured in a manner, which would allow the RV to sustain on-road use for several years. This could mean that certain brands or models due to then quality, construction and intent of use could be disallowed. RVs acceptable for use within Resort must be a minimum of 25 feet in length as designated by the manufacturer and must be in like new condition. Units that will be allowed are as follows: a) Class A motor homes b) Class C motor homes c) 5 th wheel trailers d) Travel trailers RVs that will not be allowed at any time are: a) Any vehicle without RVIA approval b) Class B motor homes (with some exceptions) c) Tent trailers (defined as any unit with partial canvas sides) d) Expandable trailers e) Truck-mounted campers f) Tents PARK MODELS Park Models are recreational vehicles primarily designed as permanently placed temporary living quarters. They are built on a single chassis, mounted on wheels and have a gross footprint area not exceeding 400 sq. ft. Each park model must be certified by the RPTIA as complying with ANSI All9.5. Two different types of park models are available. One type is typically less than 8'-6" in width and generally referred to as a park trailer. The 8'-6" unit typically is expandable when it reaches its destination utilizing slide-outs or tip-outs. While the other and more popular type is usually ft.' in width and must be transported with special movement permits from the state highway department. Only the latter of the two types will be approved for use within the Resort. Additionally, the approved type will have a roof style consistent with a conventional "stick-built" home. Roofing material shall be determined by the Committee. Park models may only be brands and models approved by the Committee. Each park model must be approved prior to its arrival at the resort. Park models must also be installed in accordance with any requirements of Lake Havasu, Mohave County and the State of Arizona. Park models shall be installed with the supports below grade level,. Finish floor of the Park model shall be six inches above grade. Air conditioners shall be located at the rear of the Park model. 2 OF 5

3 The park model front set back is 15 ft. from the front of the curb at the property side. Rear setback is 10 ft. from the air conditioner to the property line. Side set back is 5 feet from the property line. Park Models are allowed on all spaces in the Resort and may have shingle roofs if approved by the Architectural Committee. ARIZONA ROOMS Arizona rooms will be allowed on lots occupied by a park model as long as they are of a design acceptable to the Committee and are in conformance with the Lake Havasu building and zoning codes. The room is to be used as additional living area; however, it cannot be used for sleeping quarters or cooking. The following criteria must be met for Arizona rooms: The front edge of the room shall not extend more than 17 ft. from the rear of the park model. The rear of the room shall not extend past the rear of the park model. Roof must be of a conventional style (not under awning) and covering must match the park model Exterior wall covering must match the park model Must be adjoined to the park model through a door in the park model Must have a dead air space of 6-12 inches between it and the park model Ceilings must be a standard 8 ft. in height SHADE STRUCTURES Permanent shade structures will be allowed within the Resort. Shade structures are defined as those structures with roofs and open on the sides. The purpose is to provide protection from the sun and rain. Approved shade structures at this time include aluminum awnings, porches and gazebos and must be approved by the Committee. Permits are required. All structures must be built in accordance with Lake Havasu regulations. ICBO drawings for detached aluminum awnings with all applicable information highlighted. Height will be restricted to no higher than the RV or park model. SHEDS AND OUTBUILDINGS Sheds and outbuildings will be limited to one per lot, and must approved by the committee and Lake Havasu City. Top plate of the structure shall be a maximum of 8 feet with a roof pitch of no greater than 3-1/2-12. Exterior shall be stucco with the same finish and color as the clubhouse. Sheds shall have tile roof same color and type as the clubhouse. Square footage of sheds shall be determined by the committee. Sheds must be built by an approved contractor. A list of contractors is provided by the Committee. Any structures must be installed in accordance with Lake Havasu regulations and may not be used as sleeping quarters. 3 of 5 WALLS, FENCES AND SIGNS CLOTHES LINES

4 WALLS AND FENCES SHALL NOT BE CONSTRUCTED WITHOUT THE COMMITTEES APPROVAL. SIGNS, FLAGS AND BANNERS OF ANY KIND SHALL NOT BE ALLOWED WITH OUT CONSENT OF THE COMMITTEE. CLOTHES LINES SHALL NOT BE ALLOWED. No signs whatsoever which are visible from neighboring Space shall be erected or maintained on any Space except such signs the nature, number and location of which have been approved in writing by the Committee. ANTENNAE (a) Antennas. No antenna or other device for the transmission or reception of television or radio signals or any other form of electromagnetic radiation shall be erected, used or maintained outdoors on any Space whether attached to a building or structure or otherwise, unless and except as approved in writing by the Committee. Notwithstanding the foregoing, Members shall be permitted to use built-in RV antennas, WIFI enhancers, and satellite dishes of the type and size similar to those used for Direct TV. Any dish antenna not exceeding 30 in. and permanently mounted to an RV or Park Model is hereby approved. All other antennae are subject to the approval of the Committee. RV SKIRTING Skirting for RVs shall be subject to Committee approval. Skirting shall be required if lot resident uses the area beneath the RV for storage or if the RV requires a substantial number of jacks for support DECKS AND MATS Wooden decks are not allowed other than a small deck with steps to the entry of some trailers (exceptions can be made for handicapped access). CEMENT PATIOS Cement patios and slabs will be allowed in a size and configuration to be approved by the Committee. Petroleum-based patios, slabs and drives will not be allowed. LANDSCAPING Custom landscaping on your lot is welcomed. However, to ensure the overall appearance of the Resort and to avoid blocking your neighbor s view, lot landscaping plans are subject to Committee approval. Plants must be heat and drought-resistant and should be consistent with plants found naturally in the Desert and the Southwest with the exception of Palm trees which will be allowed. Please keep watering requirements to an absolute minimum. Please be mindful that some cacti and other plants may be protected in accordance with any State or Federal regulations. It is the responsibility of the lot owner to meet any of these requirements. Natural grass will not be allowed. Small areas of artificial grass will be allowed subject to Committee approval. 4 of 5 Water features on lots will be allowed subject to Committee approval

5 Drip watering systems will be allowed subject to Committee approval. Landscape materials and layout will need to be consistent with the overall Resort Design and subject to Committee approval. Gravel should be consistent with the color and look used throughout the Resort. Plans 2 copies of the plot plan and building plan must be submitted with the application drawn to scale, 8½ x 11 with property dimensions, North arrow and driveway must be clearly indicated with proposed structures on the property. All proposed projects shall comply with the Lake Havasu City Building Code Ordinance, including obtaining building permits in accordance with the International Residential Code, International Building Code, International Plumbing Code, International Mechanical Code, International Fuel Gas Code, International Fire Code, International Property Maintenance Code and others as adopted by the Lake Havasu City Board of Supervisors. Parking No more than two vehicles and one boat or 2 ATV S shall be allowed on a lot and than only if in the opinion of the committee they are not objectionable to others. Animals (a) Animals. No animals, birds, fowl, poultry, or livestock, other than a reasonable number of generally recognized house or yard pets, shall be maintained on any Spaces covered by the Cooperative Documents and then only if they are kept, bred or raised thereon solely as domestic pets and not for commercial purposes. No animal, bird, fowl, poultry or livestock shall be allowed to make an unreasonable amount of noise, or to become a nuisance. No structure for the care, housing or confinement of any animal, bird, fowl, poultry, or livestock shall be maintained so as to be visible from neighboring Space. Upon the written request of any Member, the Board shall conclusively determine, in its sole and absolute discretion, whether, for the purposes of this paragraph, a particular animal, bird, fowl, poultry, or livestock is a generally recognized house or yard pet, or a nuisance, or whether the number of animals or birds on any such Space is reasonable. All pets must be kept on a leash and be accompanied by the Member when not on the Space where they reside. Aggressive animals may be banned from the Resort by the Board. It is the responsibility of the owner to pick up after their pets. Violators may be fined at the discretion of the Committee. (b) Clothing Washing and Drying Facilities. Outside clotheslines or other outside facilities for drying or airing clothes shall not be erected, placed or maintained on any Space. Without the prior written approval of the Board, no washing machines shall be kept or maintained on any Space except within a travel trailer or Casitas. 5 0f 5
