1 2012 Half-Day Workshop on Window Installation Presented by the British Columbia Building Envelope Council (BCBEC) and the Homeowner Protection Office (HPO), a branch of BC Housing. 3 Program + Bios 1 Evaluating window-wall interface details for effectiveness in managing rainwater and risk of condensation on windows Installation of sill pans and similar components used to protect the sill beneath windows should be part of a moisture management and protection strategy that minimizes the risk of water entry into walls. What are the critical features of functional window installation details that mitigate the effects of water entry at windows? Do such components and associated installation details pose a problem in respect to the formation of condensation on the window frame or glazing? The talk focuses on the practical results derived from research to evaluate the water management capabilities of different wall-window assemblies. Featured are the key window installation details for adequate water management that do not compromise the ability of the window to function in cold climates. Michael A. Lacasse Dr. Michael A. Lacasse is a building engineer and senior research officer at the Institute for Research in Construction, National Research Council Canada. His work focuses on the weathertightness of facades and development of methods to assess the long-term performance of building components and envelope assemblies. He is knowledgeable on the usage, characterization and evaluation of the durability of sealants used in building facades and methods to assess their service life. More recently he has been involved in projects that center on evaluating water penetration of cladding and wall assemblies and the management of water entry at the wall-window interface. 2 Windows: Filling the Void There have been dramatic improvements in the design and construction of walls. Likewise, the performance of windows has advanced significantly with improvements in materials and manufacturing. Greater energy performance, condensation resistance and water penetration resistance are a few of these performance improvements. Effectively connecting these two building envelope elements is equally important to ensure the best possible performance of the entire building enclosure. This presentation explores window installation detailing and examines some of the options that are being explored by the industry. Issues relating to build-ability, performance and code will also be explored in this graphic-rich presentation. Murray Frank Murray Frank, Constructive Home Solutions Inc., is recognized as a premier building science specialist in British Columbia. He has been instrumental in the development of the understanding of moisture problems, energy performance and sustainability relating to single family and multi-unit residential buildings as well as building envelope concerns relating to commercial, industrial and institutional projects. Murray is an acclaimed educator in his field and has been instrumental in the development and presentation of leading curriculum to the construction industry. Murray was a founding director and Past President of the BC Building Envelope Council, and continues to support this and many other associations including: Western Wood Truss Association, Window and Door Manufacturers Association of BC, Canadian Home Builders Association, Building Officials Association of BC, Canadian Association of Home and Property Inspectors, and the Thermal Environmental Comfort Association. 3

4 Program + Bios 3 CSA A440.4 Canada s National Window Installation Standard CSA A440.4 has been around since 2007 in its current form but has not been widely adopted by the industry to date. With the inclusion of this standard in the next edition of the National Building Code, and in many provincial codes, it will effectively become the minimum standard for window installation. Brian will summarize the standard and discuss the minimum aspects of window installation in different climatic zones. Brian Hubbs Brian Hubbs is a Principal and Senior Building Science Specialist with RDH Building Engineering Ltd. in Vancouver, B.C. He has over 20 years experience working exclusively as a consulting engineer focused on building enclosure issues across North America. This work has included the design of new building enclosures, as well as forensic investigation, rehabilitation, maintenance and litigation support on existing buildings. Brian has also been a key team member on the many landmark building science research and policy projects focused on the west coast climate zone and has been active on CSA A119 Technical Committee on Performance Standards for Windows for many years. 4 Best Practices for Window Replacement This presentation will review best practices for replacement windows and doors in wood frame residential buildings. It will address the assessment of the replacement project, selection of appropriate window and door products, and installation detailing. The presentation is based on two new publications sponsored by the Window and Door Manufacturers Association of BC, the Homeowner Protection Office (HPO), a branch of BC Housing, BC Hydro, the City of Vancouver, and Canada Mortgage and Housing Corporation (CMHC). The industry guide is intended to improve consistency and quality within the industry by providing guidance to replacement contractors and establishing minimum performance standards. The consumer guide provides basic information regarding replacement windows and doors to homeowners, and prompts the homeowner with appropriate questions to ask their replacement contractor. Dave Ricketts Dave Ricketts is a leader in the building enclosure field throughout Canada and the U.S. Dave s expertise is utilized in the design of new buildings, and the investigation and design of remedial work for buildings that have experienced premature enclosure failures. In addition to his consultant role for numerous projects, he has authored many research and guideline documents. Dave is also a Principal of RDH Building Engineering Ltd. 4

5 Industry Panel Remarks 5 David Bruce has been involved in the fenestration industry, in product development and testing, since He has served as a WDMA-BC Board member for eight years and is a founding member of the Energy Efficiency Fenestration Steering Committee (Energy Star). In his role as a consultant to the Ministry of Energy and Mines, David has worked as the Capacity Building Coordinator and is currently the Energy Efficiency Compliance Enhancement Coordinator. Previously, he worked in senior management in the manufacturing industry and in engineering consulting in water resources, ice mechanics and marine pipelines. A graduate of Queen s University at Kingston, David holds Bachelor and Master s degrees in Applied Science and Engineering. He has practiced professional engineering in Ontario, Quebec and British Columbia. David Bruce Ministry of Energy and Mines, Energy Efficiency Compliance Enhancement Coordinator Al Jaugelis started his career in the fenestration industry in 1987, at Columbia Manufacturing, known for its residential and commercial skylights and solariums. He gained experience in commercial glazing at companies such as Advanced Glazing Systems and Artec Glazing contractors, and his proudest achievements from that era are the first two editions of the Glazing Systems Specifications Manual which he authored for the Glazing Contractors Association of B.C. Al holds a B.Sc. (Architecture) from McGill University and is currently Technical Director at Innotech Windows and Doors in Abbotsford. He is a director and immediate past president of the Window and Door Manufacturers Association of BC and is an associate member of the CSA A440 Technical Committee on Windows. He has also been active in the American Architectural Manufacturers Association, AAMA, serving on several task groups. Innotech Windows and Doors, Past President WDMA-BC Al Jaugelis Kris Alexander started his career in the window and door business in 2002, installing retrofit windows for his father in the family business. Kris did this for a couple of years until he graduated from Trinity Western University with a degree in Marketing. After graduation, Kris took a more prominent role in the family business and is now the General Manager and Part Owner of the business.
