2 Summary & Statistics LOCATION: 987 NE Conifer Blvd Corvallis HISTORY: is the oldest of the two middle schools. Built in 1967, it has had no additions to the original structure and only some minor interior renovations have occurred. Construction is wood frame posts and beams with wood-stud interior walls. Exterior walls are 8 brick masonry, plus some cast-in-place and precast concrete in the gymnasium wing. The buildings are one-story, except for the second floor activity gym over the locker rooms. The school s plan is organized into three wings a classroom wing with classrooms surrounding an interior courtyard, the cafeteria and technology wing, and the physical education wing forming a U shape around a courtyard. The school administrative offices, which front the main courtyard, are housed in a separate structure but are linked to the rest of the school by covering walkways. The courtyard openings between the buildings are closed by gates at each end of the administration building during non-school hours. 3 UTILITIES: Water: Sanitary Sewer: Storm Sewer: Electric: Natural Gas: Phone: Pacific Power NW Natural Gas Quest CONSTRUCTION: The building, except for the gymnasium, is a single-story wood, brick and steel structure. The building has a moderate pitched roof with a single-ply roofing membrane. The exterior walls are primarily 8 structural brick. The building floor is concrete slab-ongrade construction. SITE CONDITION: The site is fairly flat and of ample size for all school activities. Village Green Park across Conifer Boulevard in front of the school also offers many recreational areas. PARKING: Parking is adequate for the middle school but is located at some distance at the southwest corner of the site for public events. Bus loading area, access road at back, and some walkways need some repair. The rubberized asphalt track has some failure and will be replaced in Summer BIKE PARKING: 47 bike racks BUILDING EXTERIOR CONDITION: Considering its age, the building exterior is generally in good condition. However, there are some deferred maintenance issues that need to be addressed soon. Half of the existing roof system needs to be replaced. All brick walls need to be cleaned and sealed. Some wooden windowsills show signs of dry rot and need to be replaced. BUILDING INTERIOR CONDITION: The interior is generally in very good condition but some minor renovation to accommodate activity changes could use better advance planning. All interior surfaces could use a new coat of paint. The cork fillers under the old iron-bond gym floor seem to have lost their resilience and the floor may need to be replaced. ACCESSIBILITY: The building is in compliance with ADA accessibility requirements. General toilet rooms in all wings have been modified to meet ADA requirements, except those in the administration building. Cheldelin 1.3
4 FIRE SAFETY: Although the school is divided in to three separate wings, each wing with area separation walls and rated doors, the open stage cafeteria and gymnasium areas exceed the area allowed for the type of construction under current codes. A new fire sprinkler system or fire rated roof/ceiling assembly would comply. All corridor doors should also have fire rating with door closers and gaskets. Estimated costs for a new fire sprinkler system is included in the summary. SEISMIC RESISTANCE & ASSOCIATED SAFETY HAZARDS: Some renovation of the existing mechanical and electrical systems will be required to correct the structural system to meet seismic requirements. Only half of the building s diaphragm roof has been upgraded. HEATING, VENTILATION & AIR CONDI- TIONING (HVAC) SYSTEM: The mechanical system consists of two Cleaver-Brooks scotch marine type hydronic boilers with natural gas burners and multi-zone air handling units located in attic spaces and penthouses throughout the building. The multi-zone units are of the two deck configuration. Cooling is not provided, although chilled water cooling coils were provided in the air handling units anticipated of future cooling. Estimated costs for the balance of the HVAC work is $320,000. Providing a natural gas fired water heater is recommended to eliminate the need to operate the boiler to provide domestic hot water during mild weather. This would also eliminate the hazard of the single wall heat exchanger that can allow the contamination of the domestic water system with boiler in the event of a tube failure. Costs for this are included in plumbing estimates ELECTRICAL SYSTEM: Exterior lights consist of Pole-mounted barn type on front walkways and incandescent square recessed down lights in canopies. Parking lots have old china-hat fixtures. Hallways and Gymnasium have new T8 fluorescent lights. Interior lights are generally fluorescent in 1 x 4 T-bar ceiling. The shop areas have 8 industrial fluorescent fixtures. There are two emergency Gimbal floods with battery units. Red exit lights are provided but no battery backup. Emergency lighting are minimum with some wallpacks. Upgrading the existing lighting system with new T8 lamps and electronic ballasts is recommended. the estimated cost for this lighting work is $420,942 PLUMBING SYSTEM: The domestic water system is heated by an Aerco single wall water to water heat exchanger using boiler water as the heat source. The system is recirculated and is mostly constructed of copper pipe. The piping that leads to the rooms in constructed of galvanized steel and was replace approximately 20 years ago. Cheldelin 1.4
5 Installing the separate hot water system and repacement of the galvanized pipe is estimated to cost $451,793. Replacement of the HW system is a higher prioritythanthe piping replacement. FIRE ALARM: A new detection and annunciation system was installed throughout the school in the 2002 Facilities Improvement Bond (F.I.B.). The new system is a fully programmable siemens system that is BAC-NET tied to the central facilities office and monitored twenty-four hours a day. Although the school is divided into three separate wings, each wing with area separation walls and rated doors, the open stage cafeteria and gymnasium areas exceed the area allowed for the type of construction under current codes. RECOMMENDATIONS: Patch and replace rubberized asphalt track (scheduled for Summer 2008). Re-roof remaining half of building. Clean (interior already cleaned) and seal all brick walls. Complete painting of all interiors. Upgrade ½ of the building s roof diaphragm to meet seismic standards identified in the CH2MHill report.
