2 CONCEPT The concept takes its basis in NORDIC KNOW-HOW and the traditional nordic knowledge of clothing. The overall goal is to develop a strategy for flexible and resource efficient refurbishment based on NORDIC KNOW-HOW. STRATEGY TECHNIQUE GOALS RESPECT It s important to respect our environment as well as history, economy and people s opinions. By analyzing these facts we believe that it s not only important to minimize greenhouse gas emissions and construction waste, but also to ensure a healthy indoor environment and improved qualities to the surrounding areas. This new Eco- Icon will add new social qualities to Oslo. RECYCLE Keeping as much as possible of the existing building is majorly important when trying to minimize construction waste and carbon footprint. The demolished material should be recycled and reused to the greatest extent possible. Recycling incoming resources such as sun, water and energy is implemented by the use of organic solar cells, storm and gray water recycling and energy recovery. REGENERATE Improved values will be reached by enhancing existing ones through new techniques and a xenogamy of innovative strategies and existing knowledge. The way of performing this refurbishment will be by using traditional Nordic know-how in new innovative ways. Improved ways of collecting energy will be implemented in a combination with the basic principles of thermodynamic rules. The building will be able to adapt continuously to improvements of new available technologies. To add additional qualities to the site, a new building will be built enhancing the performance of the existing one. NORDIC LAYERED CLOTHING People living in the Nordic countries have learned how to dress in an efficient and flexible manner with adaptable to different temperatures and weather conditions. The layers have different functions, separated by air gaps that provides a lightweight construction with ventilation and isolation. An inner layer for comfort, an intermediate layer for thermal insulation and an outer layer for protection against the elements. By using the same technique as a refurbishment concept we are able to in an economic, ecologic and social efficient way increase performance of the building. ECONOMIC, ENVIRONMENTAL & SOCIAL SUSTAINABILITY Through our strategies the refurbishment concept will be able to produce a sustainable building with low environmental impact, increased economic growth and broadened social qualities. Through our layer on layer technique the environmental performance of the building will be optimized. Multiple properties that increase energy performance and indoor environment can be added without major disturbances. This enables a cost, time and resource efficient construction and refurbishment process, during which the tenants can continue their activities in the building. The new lightweight façade skin is resource efficient with improved U-values, collects sun energy and with new energy and ventilation solutions maximizes energy performance. The skin also provides new innovative solutions for increasing indoor environment with daylight receivers and integrated solar shading. Improving the social qualities for both building tenants and the city of Oslo is important. Therefore a new building is added to increasing economic viability and adding values that could not be implemented in the existing building, such as rooftop wind turbines for energy production and a new green entrance Plaza. Together the two buildings will conform a unity that will give Oslo a new Eco-Icon. The building will offer Oslo the best office spaces with easy accessible public transport, a sustainable shopping mall, a world-class rooftop restaurant with its own winter/vegetable garden where you can eat locally produced food while enjoying the most spectacular views in Oslo. 3 BUILDING DESIGN In order to turn the existing building into a role model of sustainability, we will add an extra layer to the existing façade. Respecting the building volume and previous expression, the old building, as well as its history in terms of the modifications from 2003, will be slightly visible through its new skin. Next to the old building a new tower will be added. A powerful and static volume will be supplemented by a contrasting and dynamic shape, which thanks to its sharp contour will give an impression of complete weightlessness from certain angles. The shape and orientation of the building will be made use of: the long side of the existing building faces south and the sun, while the new building reaches high up to catch the prevailing wind directions. 4 ON-SITE WIND ENERGY HELIOSTAT REFLECTION SYSTEM FOR DAYLIGHT NATURAL VENTILATION SYSTEM RAINWATER HARVESTING SYSTEM GREYWATER WATERING SYSTEM ROOFTOP GARDEN INCREASED BIODIVERSITY BUILDING INTEGRATED DAYLIGHT RECEIVER ETFE SKIN WITH BUILDING INTEGRATED PV-CELLS & SOLAR SHADING SENSOR CONTROLLED WATER SYSTEMS SUSTAINABLE STRATEGY RESPECT - RECYCLE - REGENERATE By optimizing the energy performance of the building to passive house standard in cooperation with integrated on-site renewables the carbon footprint of the building is minimised. The goal is to balance energy need of building during operation and embodied energy in added materials. This is nonstop process that has to adapt to new techniques and new solutions in order achieve continuous improvements. Electricity will be produced on-site by different solutions. Three new 25 kw wind turbines optimised according to prevailing wind directions will provide 15 % of annual electricity need. The use of photovoltaic is always a challenge in order to obtain good economy and energy efficiency. By integrating the third generation of organic solar cells that is less sensitive to solar angle and with an average efficiency of 15 % in the ETFE skin, good economy and flexibility is achieved. The manufacturing process is based on biological resources highly efficient producing cells at low cost. Production of high grade energy combined with use preferred use of low grade energy optimises the performance further. Ground source energy will be used for heating and cooling, which also allows for use of free cooling, District heating connection will be retained to maximise efficient heat sources. An absorption chiller will be connected to the district heating net in order to deal with peak cooling loads. By exposing thermal mass of concrete soffits of building structure (in both buildings) and use of PCM in interval walls the day time temperatures is reduced in hot periods and thereby decreasing the need for mechanical cooling. Heat will be distributed throughout both buildings by a low temperature heating water system. In the old building cooling will be provided by ventilation and in the new building cooling water will be integrated in exposed concrete. RECYCLED FLUSHING WATER VENTILATED FACADE IN SUMMER In the existing building decentralised low pressure ventilation fans will be introduced to provide improved zoning (north- intermediate- south) with variable air flow. Night time free cooling can be used and when heat recovery is not needed, the heat recovery unit is bypassed for further decrease in energy need. The system significantly improves the efficiency, control and quality of indoor environment. STORAGE & FACILITIES TRAIN MINIMIZING NOISE WITH ANGLED ETFE CUSHION FACADE NATURAL DAYLIGHT IN GREEN MALL The new building s situation plan with a shallow floor plate offers preferable conditions for natural cross ventilation. A hybrid ventilation technique with manually and automatically controlled natural ventilation during mid-seasons will be used. The double skin façade and atrium space works as an extra layer for preheating air as well as for ventilating hot and used air. The new façade integrated daylight receivers as well as the heliostats within the atrium will provide natural daylight throughout the building, minimising artificial lightning need. The lightning within the building will consist of daylight and presence sensor controlled low energy LED. METRO ENERGY CENTRE WASTE / RECYCLING MANAGEMENT A central Building Management System shall be provided to control and monitor all systems within the building. As part of this demonstration product, metering and production provided throughout the building, with large display screens and in your smart phone, to allow information of the building to the public and staff. In order to offer attractive and desirable office spaces, both the standard DAYLIGHT and RECEIVER quality of the indoor space need to be improved. The interior layer will ensure a good indoor climate. To create a more balanced indoor climate the concrete slabs are exposed and phase-changing boards are fitted to inner walls. This results in a heat sluggish frame with capacity to storage heating and cooling. The ventilation will be renovated, resulting in a modification in zone division from a western and an eastern zone to three zones (north-intermediate-south) with similar loads. This in order to better deal with the impact of the outdoor climate and obtaining a variable controlled airflow. The air quality within and around the building will further be improved through adding green zones. The daylight access will be increased through linking of daylight into the indoor spaces via solar receivers on every third floor trough optical fiber technology will be able to spread daylight throughout the building. Sensor and daylight controlled lightening system with energy efficient LED lighting is used for effective control of lighting levels. The new building compartment will be designed reflect and allow daylight to reach the existing northern facade. From the rooftop level of the new building the joining bridges between the buildings will be designed as heliostats, reflecting daylight all the way down to base levels. For the intermediate layer we use the most cost efficient and climate friendly element: air. Air is lightweight, free of charge, abundant and has only a positive impact on climate and ecology. The air layer serves multiple functions; Increase insulation for increased energy performance and increased thermal comfort. Reducing impact of the warm outdoor climate during summer through ventilation of façade Acoustic performance, impact of noise disturbance from traffic will be reduced through the noise insulation capacity of the air gap. WARM AIR RETAINED WITHIN DOUBLE FACADE TO PROVIDE GOOD THERMAL INSULATION ACOUSTIC FLOORING The outer layer is a new lightweight multifunctional façade skin consisting of ETFE that will enclose the existing building. The skin both provides protection and technical features. The skin is optimised to collect sun energy and reduce solar insolation as well as increasing insulation properties. For the new building on the north side of existing building, the glass shell is optimised for daylight and thermal insulation. Third generation organic solar cells mounted in an optimised pattern on the ETFEskin to cover 15% of the buildings electricity needs. The EFTE-skin has integrated solar shading print, that through inflation /deflation optimise efficiency sun protection when needed. The skin also provides new innovative solutions with daylight receivers that collects sunlight and transmits it into the indoor environment. The outer layer increases the airtightness and results in an increased thermal comfort. It protects against wind as well as against water and sun. The outer layer is the answer to a resource-efficient renovation with a minimized material consumption, added without major disturbance. The bike store can be accessed directly from the street level Plaza and office entrance by use of a bike elevator. Changing rooms and a mechanic workshop for bike repairs will also be available and accessible from the office space, the Green mall, and the train station. LEVEL -2 PARKING LIFT TO PLAZA GREEN MALL ENERGY CENTER TO OFFICES Level -1 On this floor, a completely new retail area will be created. The Green Mall will be provided with an entrance straight from the metro, ad will similarly be connected to the above floors. This floor also houses a new basement energy center as well as storages space for shops. 7 ORGANIZATION DIAGRAMS LEVEL 2 LEVEL 18 ENTRANCE LEVELS LOGISTICS & DRAWINGS SHOPPING MALL GREEN MALL STORAGE Thank to the additional building compartment, a new exciting entrance will be created, including the green plaza and clear connections both to the public and private spaces in the building. The links to the central station will be made clear and obvious. The building will create a safe and easy accessible node for bikers and pedestrians as well as travellers with public transport. In front of the building a new green plaza for increased biodiversity and social meeting points will be added. In connection to the plaza a green mall with eco-stores will be constructed. LEVEL 3 Ground floor, entrance floor The Biskop Gunnerås street will be redesigned into a boulevard with green trees, offering welcoming space for bikers and pedestrians. There will be excellent connections to the new Plaza, adjacent to the renovated Posthuset building. TO MAIN HALL CENTRAL STATION LEVEL 1 LIFT TO LEVEL -2 The angled façade of the building extension will emphasize the double entrances and functions of the building, which offers both office space and commercial spaces. The bike elevator for employees will be integrated in the external Plaza landscape. Bicycle parking for visitors will be arranged next to the bicycle lane in the middle of the new boulevard. LEVEL 2 LEVEL 1 LIFT TO LEVEL -2 T PARKING LIFT TO PLAZA PARKING WALKWAY / PATH BISKOP GUNNERUS GATE LIFT Facing the Plaza, the Coffice provides a social lobby for all a meeting spot for both employees and visitors of the building. This new type of office approach aims to facilitate meetings and work alike in a relaxed café environment. This pleasant meeting spot will also have access to a terrace garden. Just inside the Coffice, dedicated staff welcomes you into the office entrance leading to the elevators and also connecting directly to the Green Mall. The Green Mall is a three floor sustainable shopping area, offering a pleasant and light indoor environment through plenty of incoming daylight. The floors receive daylight both through generous windows facing the Plaza, and via fiber optics from receivers från mottagare i fasad till hybridarmatturer. The Mall can be accessed directly from the Plaza, but also from the new station entrance at street level/ ground floor. Efficient connections to the nearby existing shopping mall will be organized. Connections to floors above and below will similarly be provided. OFFICE ENTRANCE From the new station entrance, the previous managers lift takes you to the roof top garden with its restaurant and bar. T GREEN MALL STORAGE Level 2 On Level 2, the Green mall directly links to the shopping areas of the adjacent building. This is also where you find the best connection to the train station. Escalators will take you to the 3rd floor restaurant. OFFICE RETAIL RESTAURANT CAFE / BAR PARKING LIFT TO PLAZA

8 OFFICE LEVELS DRAWINGS & PRINCIPLE LAYOUT TYPICAL OFFICE FLOOR 1:300 [A3] Typical office floor The new tower is connected at different locations to the existing building via a number of bridges. Daylight will be introduced through the vents/gaps between the old and the new building. The bridges will be provided with reflecting surfaces, and will thus amplify daylight through reflections. The office spaces will similarly be provided with daylight through receivers in the façade and hybrid lighting fixtures for daylight and LED. Furnished floors of a typical office space The renovated and extended Posthus building offers an extraordinary office space in terms of spatial qualities as well as indoor climate. An open and social office environment will be provided, encouraging informal meetings as well as work. The workplaces can easily be reorganized into different size compartments, divided by shelves and storage space. This will create a calm working environment while offering visual connections across the floor. LIBRARY LIBRARY COFFEE STATION WC RECEPTION The working places are allocated along the facades, while common service functions are allocated n the center of the floors. Open landscape spaces can easily be mixed with closed offices spaces. The common spaces can be used in several diferent ways, e.g. coffee spots, libraries, meeting rooms or rooms for private work. Bridges can be constructed straight from the reception to the new tower. The possibility to link the bridges at different places and at different angles for each floor will enable a varied and interesting architectural expression in the gap between the buildings. It is also important that the passage feels safe. The system of joists will be uncovered and used to benefit from its thermal buffering capacity. The ceiling will only be kept exceptionally, where needed due to installation systems. Great indoor acoustics will be ensured through absorbing material in floor carpets and locally placed false ceilings. Daylight, received through facade windows, reflecting surfaces in the gap between the new and old building, as well as daylight receivers in the new added façade. The receivers are connected via fiber optics directly to the ceiling lights. These will automatically switch to LED technology when the daylight is limited. Similarly, the solar screening is integrated into the buildings new skin.

9 ROOF TOP LEVELS DRAWINGS & PRINCIPLE LAYOUT ORGANIZATION DIAGRAMS Level 25 roof top garden and restaurant The covered winter garden at the top floor of the existing building will not only provide a social viewpoint, it will also provide the restaurant with very locally produced vegetables. The space will be public, wich means anyone can come here to enjoy Oslo s most excellent view. LEVEL 25 LEVEL 25 LEVEL 26 LEVEL 26 CLUB LIFT TO LEVEL -2 The reconstruction of the building and the unique location in the city demands a world class organic restaurant. The restaurant will be accessible both through public elevators and elevators connecting to the offices. The existing cargo elevator will be used for the purposes of the restaurant. Level 26 On top of the restaurant, there are possibilities to develop club/ bar activities or conference facilities. The new tower is a few floors higher, and will therefore be provided with an internal elevator and stairs for easy access to the floors 27 and 28. These levels are suitable for VIP offices or conference facilities.
