1 SECTION SCOPE OF WORK PART 1 - GENERAL 1.01 RELATED DOCUMENTS A. General provisions of Contract, General Conditions and Technical Specification Sections, apply to this Section PROJECT DESCRIPTION A. The project consists of total roof removal and replacement of the existing roof system as indicated in the Contract Documents dated May 2016 and titled City of Richmond Pine Camp Community Center Roof Replacement Project. B. The work consists of removing the existing built-up roof system down to the existing metal roof deck, the installation of new polyisocyanurate insulation mechanically fastened through existing decking, and the installation of a new 60 mil PVC roof membrane fully adhered as outlined in the Contract Documents. Note: All roofing system removed must be put back into a watertight condition by the end of each work day. C. Existing roof system compositions: Roof Areas A, B, E & F Perlite Roof insulation Polyisocyanurate Roof Insulation Roof Area G Wood Fiber Roof insulation - 2 Polyisocyanurate Roof Insulation Roof Areas C & D Perlite Roof insulation Polyisocyanurate Roof Insulation Roof Areas H & I - 4 Ply Built-up Roof w/ Aluminum Coating Perlite Roof Insulation Polyisocyanurate Roof Insulation - Painted Metal Deck D. 2 E. Asbestos Containing Materials 1. AN ASBESTOS INSPECTION WAS PERFORMED AND THERE ARE NO ASBESTOS-CONTAINING MATERIALS IN THE EXISTING ROOF SYSTEM TO BE REMOVED. ASBESTOS CONTAINING MATERIALS MAY BE PRESENT IN OTHER AREAS OF THE BUILDING WHERE WORK IS BEING PERFORMED. THE CONTRACTOR IS RESPONSIBLE TO ENSURE THAT ANY REMAINING ASBESTOS-CONTAINING MATERIALS ARE NOT DISTURBED OR DAMAGED, AND WILL BE RESPONSIBLE FOR ALL COSTS ASSOCIATED WITH CLEAN-UP AND CLEARANCE OF THE BUILDING DUE TO DISTURBANCE OR DAMAGE TO ASBESTOS-CONTAINING MATERIALS NOT INCLUDED IN THE SCOPE OF WORK. 2. REMOVE AND DISPOSE OF ASBESTOS CONTAINING MATERIALS IN ACCORDANCE WITH ALL LOCAL, STATE AND FEDERAL LAWS. 3. THE CONTRACTOR SHALL BE RESPONSIBLE FOR DEVELOPING A PROJECT APPROACH BY COORDINATING WITH THE VARIOUS SUBCONTRACTORS PERFORMING OTHER COMPONENTS OF THE CONTRACT. THE SPECIFIC WORK TECHNIQUES AND PRACTICES SELECTED TO EXECUTE THE CONTRACT WILL DETERMINE THE ABATEMENT MEASURES, IF ANY, REQUIRED. THE PROJECT APPROACH SHALL BE BASED ON HISTORICAL DATA AND EXPERIENCE WITH PROJECTS OF SIMILAR SCOPE. 4. THE CONTRACTOR WILL BE REQUIRED TO PROVIDE THE OWNER WITH A DISPOSAL MANIFEST OF ALL ASBESTOS CONTAINING MATERIAL REMOVED FROM THE PROPERTY. THIS MANIFEST SHALL ACCOMPANY EACH APPLICATION FOR PAYMENT. F. Warranty Requirements: 1. Note that these warranties/guarantees shall begin on the date of acceptance of the entire project by the Owner. 2. Manufacturer's Warranty: As part of the work of this Project, pay all required fees, secure all required inspections, and do all things necessary to secure and deliver to the Owner from the roofing membrane manufacturer a Twenty Year (20 yr.) No Dollar Limit guarantee for all labor and materials required to repair any roof leaks resulting from defects in materials or workmanship in the PVC installation. 3. Installer's Guarantee: Upon completion of the work, and as a condition of its acceptance, deliver to the Owner a written guarantee signed by the Contractor and the installing subcontractor (if any) agreeing to maintain the roofing, flashings, sheet metal and caulking in a waterproof condition for a period of at least Two Years (2 yrs.) following installation, and without any additional cost to the Owner. The contractor s guarantee shall be submitted to the Owner and Consultant for approval prior to the start of the project. 4. Secure the manufacturer s approval of the project and all components of the project prior to bidding ROOF REPLACMENT WORK INCLUDED A. Remove and store existing rooftop HVAC units to allow for replacement of roof system flashings and ductwork. Remove and replace existing ductwork. New ductwork shall be insulated on the interior side of the duct and interior free area shall match free area of existing ductwork. 1. Provide all required mechanical and electrical work as required to move units and replace ductwork. 2. Relocate all wall mounted electrical components to be a minimum of 12 off of the new finished roof surface. 3. All work associated with replacement or relocation of rooftop equipment shall be performed by a licensed mechanical/electrical sub-contractor and performed by licensed tradesmen of that firm. B. Remove all existing in place roofing materials on all roof areas, including but not limited to the builtup roof membrane, roof insulations, wall flashings, associated metals, etc. SCOPE OF WORK SECTION
3 C. Repair or replace all rusted and damaged metal decking. The contractor will be required to provide interior protection at all areas where the metal deck is to be replaced. Interior protection shall be removed immediately upon completion of the deck replacement. D. Remove all abandoned equipment and supports, including loose obsolete cable lying on the roof, as indicated on the roof plans or as directed by the owner. Repair/patch all remaining opening in the roof deck with new metal deck as required to provide a structurally sound roof deck condition at all locations of equipment removal. E. Check all existing drains and drain lines to verify that lines are clear and fully functional. In the event that an existing drain can not be cleared or is damaged beyond repair, notify the Owner and upon approval replace the drain under the Unit Cost Allowance. Provide all associated piping and accessories as required to connect new drain to existing drainage lines. F. Replace the drain strainer baskets, clamping rings and drain bolts on all existing roof drain assemblies to remain with new metal components to match the existing. G. Furnish and install new pressure treated wood nailers as required and shown to match height of new insulation system. H. Furnish and install new roof insulation in accordance with Section Roof Insulation I. Furnish and install a new 60 mil fully adhered PVC single ply membrane roof system according to the specifications and the selected roof system manufacturer s requirements for a Twenty Year (20) No Dollar Limit roof system warranty/guarantee. J. Under Alternate Bid No. 1 - Furnish and install a new 80 mil fully adhered PVC single ply membrane roof system in accordance with the selected roof system manufacturer s requirements for a Twenty Year (20) No Dollar Limit and puncture resistant roof system warranty/guarantee K. Furnish and install new flashing and stripping in accordance with the approved manufacturer s requirements. L. Furnish and install new pre-manufactured ANSI/SPRI ES-1 compliant metal edges as required or shown. The new PVC membrane shall be run down over the outside face at the metal edge section. The metal color shall be chosen by the owner. M. Furnish and install new metal gutters and downspouts. The new downspouts shall be placed at existing locations and run in the same pattern as existing conditions. The metal color shall be chosen by the owner. N. Furnish and install new pre-manufactured flow through overflow scuppers to match the existing metal edge detailing. The metal color shall be chosen by the owner. O. Furnish and install new pre-finished metal counter flashings in accordance with project specifications. P. Furnish and install new manufacturer approved protective walk pads at roof access points and around all motorized equipment. Q. Furnish and install new manufacturer approved protective walk pads and concrete splash blocks under all downspout locations. R. Furnish and install and install new condensate lines directed to the nearest drainage outlet in accordance with code requirements and the manufacturer s guidelines. SCOPE OF WORK SECTION
4 S. Clean, prime, and paint all rusted piping (including gas line) and conduits prior to installation of penetration flashings CONTRACTOR S USE OF PREMISES A. Limit use of the premises for construction activities and storage in areas indicated; allow for Owner occupancy. Cooperate with Owner in devising a plan to allow safe ingress and egress during construction. 1. Keep driveways and entrances serving the premises clear and available to the Owner and the Owner's employees at all times. Do not use these areas for parking or storage of materials. B. Use of the Existing Building: Maintain the existing building in a weather tight condition throughout the construction period. Immediately repair damage caused by construction operations. Take all precautions necessary to protect the building and building occupants during the construction period. C. Contractor shall furnish and install interior tarping protection under areas of exposed decking for the duration of the work. Contractor shall remove all tarping and clean beneath areas upon completion of the work above OWNER OCCUPANCY A. The Owner will occupy the site and the existing building during the entire construction period. Cooperate with the Owner during construction operations to minimize conflicts and facilitate Owner usage. Perform the work so as not to interfere with the Owner's operations CONTRACTOR OPERATIONS AND CONDUCT A. The Contractor shall be responsible for seeing that all personnel connected with the construction work comply with the following requirements. 1. The Contractor shall be responsible for the conduct of all construction personnel while on this project. All personnel connected with the construction work shall obey all rules and regulations of the facility in regard to these matters. 2. The Owner shall maintain control of all security entrances and areas at all times. 3. The Contractor shall have a responsible representative at the job site at all times when any work is in progress. 4. The Contractor shall submit to the Owner, one week in advance, a weekly work schedule setting forth the work to be performed during the week and the daily hours during which work will be in progress. 5. Contractors and/or their representatives are limited to movement to and from and within the immediate area of their construction limits. 6. No firearms, alcohol or drugs may be brought onto the Owner's property. 7. Tools, ladders and construction equipment shall not be left unattended at the job site. All tools, ladders and equipment shall be secured when not in use. B. All mechanical and electrical work required for the completion of the roof replacement and roof repair work shall be provided by a licensed mechanical/electrical sub-contractor and performed by licensed tradesmen of that firm. The Contractor shall include all required mechanical/electrical work required in the Base Bid. 1. The Contractor shall submit a list of all sub-contractors with their credentials prior to the start of the Work. 2. The Contractor or his subs shall apply and pay for all permits and inspections required for the SCOPE OF WORK SECTION
