3 3 1. Introduction AFRIPANCON Project Managers and Engineers was established in 1999 and specialises in the project consulting of all building projects and engineering projects. We have been extensively involved in the International Trade Bureau Building (AITB) project at O.R.Tambo International Airport and have 14 years project engineering and development management experience locally and internationally. We have also been involved in hotel developments with Southern Sun International and Tsogo Sun groups. 2. Scope of Service We offer a cost-effective, flexible project management service, incorporating development management activities where appropriate, that span the conceptual, design development, cost and the implementation phases of the project. We comply with the following typical scope of project management services(see next page).we also comply with all Health and Safety, Environmental officer responsibilities as prescribed by OSHACT 1996.We also provide feasibility studies and costing exercises to enable the client with financial comparisons in assisting in the decision making process..

4 4 PROJECT MANAGEMENT SERVICES 1. The Project Manager Broad Duties and Responsibilities 1.1 The Project Manager s duties and responsibilities will pertain to the following key project management areas: Monitor and control progress and scheduling as performed by the contractors; Co-ordinate the efforts of the Client, all Tenants, Consultants, Contractors, Suppliers and all other parties associated with the Project; Manage, Administer and monitor all contracts; Monitor the overall cost control as performed by the Quantity Surveyor; Monitor the quality assurance measures as implemented by the design consultants Assist the Client and the Quantity Surveyors in working with the various consultants, contractors and suppliers to achieve the requisite Empowerment targets; 1.2 The Project Manager will be required to expedite the Project as a whole, related to and associated with the Project Manager s scope of works, including inter-alia design progress, progress on the site itself, deliveries of long lead or critical equipment, appointment of Direct Contractors and Nominated /Selected Sub-Contractors. 2. The Project Manager Specific Duties and Responsibilities 2.1 The service for which the Project Manager is appointed is to monitor and coordinate the efforts of the Client, Tenants, Consultants, Contractors and Suppliers with the objective of completing the Project on program, within budget, achieving the Empowerment targets and to the required quality standard. To this end, the Project Manager is specifically required to monitor; assist; liaise with and co-ordinate the following functions and activities of all parties involved on the Project: The preparation of all design and working drawings, including all necessary details, schedules and other inputs in accordance with the documentation program The submission of all necessary plans and drawings to the relevant local authorities and the obtaining of the required permissions and permits, including EIAs, to proceed, including any negotiations that may be required in this regard.

5 Liaison and working with the Engineers, Quantity Surveyors and other relevant Consultants concerning progress on the budget, selection, procurement and delivery of all materials and components The visiting of premises of Contractors, Fabricators and suppliers to monitor progress and quality (quality by others) The monitoring of shop drawings and details in an endeavour to ensure that these are produced and approved timeously according to specification by Contractors and Consultants Liaison with the various contractors concerning achievement of Empowerment obligations. 2.2 The Project Manager will be responsible for the co-ordination and monitoring of the various Contractors, with the object of ensuring that the Contract Works are executed timeously and, in the event of any problems being encountered, advising the relevant parties so that appropriate timeous action may be taken by the Client and other Parties to the Contracts. 2.3 The Project Manager will be required to provide such management as he may deem necessary in order to monitor, control, motivate and co-ordinate the efforts of the Consultants in the following respects: The timeous clarification by Consultants of any queries in connection with working drawings The provision of supplementary details and information by Consultants as required Monitor that Consultants carry out progressive quality checks Initiate and monitor liaison between the Contractors and Consultants in order to resolve any service clashes both at design stage and construction stage The witnessing, supervising and confirming of results by Consultants and Contractors of any tests which may be required from time to time Initiating and monitoring of the compilation of comprehensive practical completion lists prior to and after Sectional Completion and their followup to ensure that the necessary remedial work is executed to their satisfaction Regular site meetings with the relevant Contractors to ensure that the work is executed timeously and in accordance with the design and the program Obviating construction delays due to lack of design decisions and information.

6 The regular updating of Delivery Schedules and Progress Reports for all aspects of the Project. 2.4 The Project Managers will: Adjudicate with the assistance of the Engineers and the Quantity Surveyors, any contractual claims by Contractors to the point of making a ruling Agree detailed Documentation programs and commitments in consultation with the other Consultants, as well as a Construction Program with the Main Contractor Convene and chair the various project meetings and other ad hoc meetings as may be necessary to achieve the objectives set out above Monitor the calling for tenders in collaboration with the Quantity Surveyors and other relevant members of the professional team Recommend to the Client, in conjunction with all relevant Consultants, the appointment of Contractors, Sub-Contractors and Direct Contractors Monitor the appointment of Direct and Nominated Contractors by other consultants Monitor the issuing of site instructions by the relevant consultants and the receipt and implementation by the contractor Expedite the completion and rectification of all works listed in the Architect s completion and defects list for a period of three months after final completion. 2.5 The Project Manager s duties and responsibilities related to other disciplines and the various components of the project are contained within a separate Annexure. 2.6 The Project Manager s duties and responsibilities related to the tenant coordination function on the commercial and retail components of the Project, will be limited to the completion of the individual base building envelopes/shops/outlets in order to achieve predetermined individual beneficial handover/occupation/ secure shop dates applicable to the various operators and/or tenants.

Empowerment The company is committed to empowerment by the formation of joint ventures and the application of skills transfer, education and training and regularly teams up with black-owned companies for projects locally and internationally. The company has complied with the empowerment requirements of the Gauteng Provincial Government on previous projects. We have teamed up with an empowerment partner, POTOKO CC Consulting (100% blackowned), to offer a comprehensive project management and engineering service for projects at all levels. 5.
