Rural Street Exterior Rehabilitation The exterior rehabilitation of the Lucretia Mott School will consist of window and door replacement, masonry repair, parapet reconstruction, and repainting of the existing wood cornice of the northeast wing. Less than 30% of the historic windows remain in place on the building, with only 20% of the windows of the main floors intact. All of the first and second floor windows of the primary (west) façade facing Rural Street were replaced by fixed storefront windows in the 1980s or 1990s. (Figure 1) Some of the historic wood windows remain intact on the secondary elevations, but many have been removed and the openings infilled with frame walls and metal siding. (Figure 2) The historic windows that remain have suffered from Figure 1 Figure 2 Figure 3 decades of deferred maintenance and many are in poor condition. (Figure 3) The project will replace all of the building s windows with new painted aluminum windows matching the size, division, and proportions of the original windows as documented in the surviving windows and historic photographs. (Figures 4-5) In order to accommodate the new residential use, five new window openings will be introduced at the north and south facades. These will match the size, division, proportions, and spacing of the historic windows. Two of these windows are at the second floor and three at the basement. These doors are in poor condition and are not compatible with the historic character of the original building. (Figures 6-7) The original entry doors of the 1905 building were glazed wood panel doors with transoms. (Figures 8-9) The appearance of the original entry doors of the c.1950s gymnasium/ auditorium wing is not documented, but may have been similar to the existing doors. The project will replace the entry doors of the 1905 building with new glazed paneled steel entry doors with transoms based on the original doors as documented in historic photographs. The doors of the c.1950s gymnasium/auditorium wing will be replaced with partially-glazed flush steel doors compatible with the Modern period of the addition. Figure 6 Figure 7 Figure 8 Figure 9 The original cornice of the 1905 wing was removed in the mid-to-late twentieth century, exposing lowquality brick that was originally covered by the cornice. The brick parapet has since suffered from deterioration and inappropriate maintenance, including the application of a tar parge coat over roughly half of the parapet of the 1905 wing. The parapet of the southeast ( ) wing did not originally have a cornice but has suffered from significant deterioration and deferred maintenance. All of the parapets have experienced significant mortar loss, spalling, and displacement. The parapets will be removed down to the roofline and rebuilt to their original height using concrete masonry units clad in brick veneer. The existing brick veneer will be removed down to the corbelled band at the base of the cornice line. A new brick veneer will be laid from this band to the top of the rebuilt parapets, matching the plane of the original parapet. Salvaged face brick will be used to the greatest extent feasible, along with new brick of matching color, texture and size. Two existing masonry ventilation flues which extend above the roof will be removed and the salvaged brick will be utilized for the parapet veneer. These flues are not visible from the public way. The original cornice, made of sheet metal on a wood frame, was removed in the mid-to-late twentieth century. Reconstruction of this cornice will be bid as an alternate to this project. Documentation of the original cornice is provided by historic photographs. (see Figure 4) The building s near-twin, the 1904 Nathaniel Hawthorne School, retains the lower part of its cornice, which appears to match the original cornice of the Lucretia Mott School No. 3. There are four possible options for the reconstruction of the cornice. Option 1 would be to reconstruct the parapets alone, without the cornice. Option 2 would be to reconstruct the cornice out of sheet metal to match the original. Option 3 would be to reconstruct the cornice out of stock composite components which reproduce the effect, proportions and scale of the original cornice elements. Option 4 would be to construct a simplified cornice, matching the original in height and overall effect but with a shallower overhang and no brackets. The existing chimney, apparently added in the 1910s, will be removed down to the roofline. This chimney extends more than 30 feet above the roof and has suffered from deferred maintenance. The masonry is severely deteriorated and metal bands installed to help hold the shifting masonry in place have begun to break loose and fall off. The chimney has been evaluated by a structural engineer and by masonry restoration contractors. Both parties concluded that the chimney would require total reconstruction and should be removed as soon as possible to prevent damage to the building. A small chimney at the east elevation of the 1905 building will also be removed. This chimney served the original heat system but has been abandoned and has suffered from masonry deterioration. It is not visible from the public way.

3 Figure Lucretia Mott School No. 3 Rehabilitation Narrative Page 3 The exterior masonry has become discolored due to its exposure to environmental pollutants and weather over more than a century. (see Figures 1-2) The masonry will be cleaned using approved methods. Interior Renovation The interior of the building will be renovated to accommodate affordable housing units and office space. Significant historic features of the interior will be retained during this process. The new uses will fit into the original classrooms and will not change the layout of corridors or staircases. Pressed metal ceilings are present in the first and second floor classrooms and corridors of the 1905 wing. (Figures 10-11) These will be cleaned and repainted. The ceilings of the two east wings ( and ) were plaster over cast-in-place concrete decks. These ceilings will be laminated with drywall. Figure 10 Figure 11 The building has hardwood floors at the first and second floor levels. (Figure 12) These floors will be repaired as needed and refinished in the corridors and first floor offices. Within the apartment units, the hardwood floors will be refinished and left exposed in the entry and living room areas. Apartment bedrooms will be carpeted and kitchens and bathrooms will have sheet vinyl flooring. The original concrete floors at the vestibules, basement and third floors have been painted or covered with vinyl composition tile (VCT). (Figure 13) The paint and VCT will be removed and the concrete cleaned and epoxy-coated to provide a finished floor surface at the corridors. The vestibules may receive this treatment or may be fitted with walk-off carpet over the existing flooring. Figure 12 Figure 13

4 Lucretia Mott School No. 3 Rehabilitation Narrative Page 4 The first floor corridors retain six sets of historic wood coat lockers with tambour doors. (Figures 14-15) These lockers will be retained and refinished where possible. Two sections will need to be removed or relocated to accommodate the new elevator and the entrance to a new restroom. In both cases, the lockers cover a long stretch of wall (12 +) leaving no space for a door. These two sections will either be relocated within the building or utilized for components to repair the remaining lockers. Figure 14 Figure 15 Many of the classrooms also retain historic built-in wood storage and display cabinets (Figures 16-18). These cabinets will be retained wherever possible. In the apartment units, some cabinets may be relocated so that they can be retained. If a cabinet cannot be retained within the unit, it will be set aside for reuse elsewhere in the building. Within the apartment units it may be difficult to retain the long stretches of chalkboard. Those boards may be removed or relocated within the building. Figure 4 Figure 20

(Figures 21-23) These staircases feature steel steps, wood railings and turned balusters, and pressed metal ceilings. The north stair also contains a metal stair with a pipe railing installed during the remodeling. The staircase components will be cleaned, repaired and repainted or refinished as needed. The existing unsympathetic staircase enclosures, built in the 1980s, will be removed. New enclosures will need to be built to comply with current codes. These enclosures will consist of fire-rated partitions extending from floor to ceiling. At the first floor these will be held back, allowing a clear view down the corridor and preserve the continuity of the space. At the second floor and basement levels, the enclosures will continue across the width of the corridor, aligning with the walls of the staircase. The east walls of these enclosures will align with the location of the original east wall of the 1905 building, removed during the and additions. The pressed metal ceilings will be cleaned and repainted. The plaster walls of the staircases were covered with a textured finish, apparently during the 1980s. The removal of this finish would be costprohibitive, so the existing wall surface will remain and will be repainted. Figure 21 Figure 22 Figure 23 Most of the historic classroom entrances remain. (Figures 24-25) These consist of a half-glazed paneled wood door with a transom above. To comply with current building codes, the transoms will be walled over on the classroom side to provide a fire-rated corridor wall, but will remain exposed on the corridor side. The glazed doors will have to be replaced with fire-rated entry doors. The historic doors will be set aside for reuse elsewhere in the building. Figure 24 cc: Figure 25 RATIO Architects, Inc. /
