3 42 E. Bolton Street P: F: Released for 40 East Gwinnett Street is visible from this location This building is three stories and is close to 40 feet tall. 402 East Bolton Street " = 20'-0" This building does not have a covered front porch, and the existing porch is about 5 feet deep East Bolton " = 20'-0" This building is built on the property line, adjacent to the proposed project. It is approximately 5 feet tall, its first floor elevation is approximately 5 feet above grade. The front porch depth is 6.5 feet. 42 East Bolton " = 20'-0" PROJECT LOCATION 4 " = 20'-0" This building is built on the property line, adjacent to the proposed project. It is approximately 5 feet tall, its first floor elevation is approximately feet above grade East Bolton " = 20'-0" Visual compatibility within the Victorian P-N-C District () Height. The height of proposed buildings shall be visually compatible with adjacent buildings. * 40 feet allowable. (2) Proportion of building's front facade. The relationship of the width of a building to the height of the front elevation shall be visually compatible to buildings and places to which it is visually related. * Building floor heights and design 'planes' are alligned with the adjacent properties, in a relative manner. () Proportion of openings within the facility. The relationship of the width of the windows to height of windows in a building shall be visually compatible with buildings and places to which the building is visually related. * Proportions of openings exceed visually compatible buildings. However, in the spirit of modern architecture and urban pattern, this design introduces a fresh perspective on scale on proportions with mullion patterns, brise soleil elements, and roof lines. The patterns of the openings attempt to maintain the scale of the visually compatible buildings. (4) Rhythm of buildings on street. The relationship of a building to open space between it and adjoining buildings shall be visually compatible to the buildings and places to which it is visually related. * The rhythm is maintained with this design. (5) Rhythm of entrance and/or porch projection. The relationship of entrances and porch projections to sidewalks of buildings, squares and places shall be visually compatible to the buildings to which it is visually related. * Examples of similar, visually compatible, buildings are present on this street. The side entrance element is an abstraction of the traditional entry door that opens to the street, the entry alcove is complemented with heartpine veneer to contrast the stucco exterior. This gesture signifies "entry" amoungst the rest of this facade, similar to how visually compatible entrances often use a wood entry to contrast the material or color selections of their respective facades. This building is across the street from the proposed project East Bolton " = 20'-0" This building is across the street from the proposed project. 7 4 East Bolton " = 20'-0" This building is directly across the street from the proposed project. It has a stucco veneered foundation East Bolton " = 20'-0" Located across the street from the project, this building is not considered visually compatible for the Victorian District East Bolton " = 20'-0" (6) Relationship of materials, texture. The relationship of materials, texture and color of the facade of a building shall be visually compatible with the predominant materials used in the buildings to which it is visually related. * Examples of like-kind exterior finishes are demonstrated on the East Gwinnett Street property (visually identified from this project site). The materials proposed are intended to complement the architectural design of this project. Street PROJECT DATE PROJECT NUMBER (8) Walls of continuity. Appurtenances of a building, such as walls, wrought iron fence, evergreen landscape masses, and building facades, shall be visually compatible with the buildings and any other appurtenances to which they are visually related. DRAWN BY * Landscape / hardscape lines are immulated from the neighboring property. The building facade maintains the same setback planes, relative to East Bolton Street. Porch depths are similar to neighboring properties. 5/4/ Author CHECKED BY Checker APPROVED BY Approver (9) Scale of a building. The size of a building, the building mass of a building in relation to open spaces, the windows, door openings, porches and balconies shall be visually compatible with the buildings and places to which it is visually related. * Similar to the response in item (). The scale of the building's mass is comperable to the neighboring properties. The proportions of the openings are larger in this project; however, the lines defined with the architectural materials help create a visual relationship with neighboring properties. (0) Directional expression of front elevation. A building shall be visually compatible with the buildings and places to which it is visually related in its directional character, whether this be vertical character, horizontal character or nondirectional character. * The directional expression of the visually compatible properties has a combination of strong floor lines, eves and railings defining the horizontal; and columns, tall windows, doors and trimwork defining the vertical. This design uses modern design elements to create similar expressions. PHOTOGRAPHS View looking from the lane towards Habersham Street. 0 East Gwinnett Lane " = 20'-0" View looking from the proposed property to the lane. View looking from the lane towards Price Street. The use of Stucco as an exterior veneer is referenced as a visually compatible example of this material usage. 40 East Gwinnett Street " = 20'-0" Copyright (c) 205 All Rights Reserved. 5/9/205 :4:47 PM Street * Flat roof proposed is not visally compatible within the Victorian architectural guidelines; however, precedents have been established with newer buildings close to this project. The proposed design is intended to interject modern architecture into this neighborhood. C:\Users\Tim Kinsey\Desktop\ Pricing.rvt (7) Roof shapes. The roof shape of a building shall be visually compatible with the buildings to which it is visually related.
