1 REDUCING ENERGY CONSUMPTION IMPROVING AIR QUALITY THE BRITE THING TO DO BRITE-n-EZ Enhanced Coating Application Process on Black EPDM Roof Membrane
2 BRITE-n-EZ EPDM Application Instructions CLEANING Remove all debris from roof surface. Vacuum or use a leaf blower to remove surface dust. All surfaces to receive BRITE-n-EZ Enhanced Coating or Flashing Compound shall be thoroughly cleaned using a high-pressure spray washer (with a minimum of 3,000 psi), clean water and a strong cleaning detergent metered through the washers pick up tube. Starting at the highest point on the roof, power wash toward the nearest drain or gutter removing all loose debris, dirt and other buildup. The entire surface should then be rinsed with clean water and allowed to dry. POWER WASH WITH DETERGENT EPDM ROOF TO BE COATED TWELVE YEAR OLD EPDM LOOSE CARBON BLACK REMAINS AFTER POWER WASHING If the cleaned EPDM surface does not have a jet black appearance a second cleaning step may be necessary. Fill a hand held pressure sprayer with a commercial grade cleaner that has a high PH. Mist the membrane surface with the cleaner. Allow this cleaner to stand for a minimum of twenty minutes but no longer than eight hours. Then immediately rinse down the slope toward the roof drainage points using a hose to avoid over spray of the cleaner onto other surfaces. Allow the prepared surface to completely dry. Use of Water Tight Technologies proprietary BRITEn-EZ Coating Primer in this coating system provides superior coating adhesion over other acrylic coating products on the market. Even after diligent power washing of this 12 year old EPDM roof, a surface layer of carbon black still remains. The loss of carbon black is detrimental to adhesion of a coating applied to an unprimed EPDM roof surface.
3 ROOF REPAIR AND INSPECTION Upon the completion of the initial surface preparation, inspect all seams and flashings on penetrations, curbs, transition points, vents, drains, scuppers, etc. for water proof integrity. As a general rule, for these details to maintain their water proof integrity it is recommended the details be flashed with BRITE-n-EZ Flashing Compound and Reinforced Flashing Fabric. EPDM repairs may also be done with EPDM cover strip with TRANSITION SEAM IN NEED OF REPAIR Follow EPDM manufacturers application instructions. tape or EPDM uncured cover strip with tape. The seam or flashing detail should be cleaned as indicated above and then primed with BRITE-n- EZ Coating Primer. Primer is roller applied to an area several inches beyond where the flashing is to be applied. TRANSITION SEAM REPAIR SEAM REPAIR The flashing is done in a three course method. With a roller or trowel, apply the flashing compound in a six inch wide application. Lay in the BRITE-n-EZ Flashing Fabric while the compound is wet. Apply a second layer of compound. Continue until there are three courses of BRITE-n-EZ Flashing Fabric with a top coat of BRITE-n-EZ Flashing Compound. Coverage rate for the three course method of flashing is 20 to 25 lineal feet per gallon. Apply when temperatures are above 40 degrees F for the next 48 hours. Avoid fish mouths and wrinkles in the flashing fabric. Flashing will not fully cure for 48 hours. Flashing may be coated after 24 hours. Take care not to walk on the flashing before it is fully cured (48 hours). THREE COURSE FLASHING COMPOUND AND FABRIC
4 PRIME EPDM MEMBRANE Open and stir BRITE-n-EZ Coating Primer with a wooden paddle. Do not use an electric drill or any other tool that might generate a spark. Insure adequate ventilation when priming the roof. Be certain windows and ventilation ducts to the building are closed so that vapors are not taken into the building. Read product label for additional application and precaution instructions. PRIMER BINDS LOOSE CARBON BLACK AND ENHANCES COATING ADHESION Apply BRITE-n-EZ Coating Primer to the cleaned EPDM membrane surface with a solvent resistant paint roller. Avoid primer contact with skin. It is not necessary to apply primer to the flashings done in the roof repairs discussed previously. BRITE-n-EZ Coating Primer must be applied with a solvent resistant paint roller to an area 4 to 5 feet in width and for the length of the roof that can easily be reached with a long handled paint roller. Do not walk on the primed area. If you walk on the primer after it is dry, but before the first application of coating, the tacky primer will stick to your shoes and it may be partially removed from the membrane. PRIME WALL FLASHING Spraying the primer is not allowed. By roller applying the primer, one is assured of adequate wetting of the EPDM surface and binding of any loose carbon black on the surface that was not washed away when power washed. Let the primer dry. Drying time is quite quick depending on sun light and humidity. On a sunny day, primer applied to EPDM membrane surface may dry in as little as 15 minutes. Primer appears shiny when applied and dull black when dry. AS THE PRIMER IS TACKY WHEN DRY, ONE SHOULD PRIME AND APPLY THE FIRST LAYER OF COATING IN THE SAME DAY TO AVOID DUST AND DEW COLLECTING ON THE PRIMER OVER NIGHT. NEVER APPLY PRIMER OR COATING TO A ROOF SURFACE THAT IS WET FROM RAIN OR DEW. PRIME SURFACE IN 5 FOOT STRIPS Coverage rate for primer is 200 to 250 square feet per gallon. BRITE-n-EZ Coating Primer is flammable. Avoid sparks and open flames. Be certain that nearby windows are closed and there are no intake air vents or fans open to the roof area.
5 APPLY FIRST LAYER OF COATING Test the coating primer with your finger. The primer should be tacky but not stringy to a dry finger touch. After BRITE-n-EZ Coating Primer has dried, roller apply the first coat of BRITE-n-EZ Enhanced Coating to the 4 to 5 foot width by length area of roof that was primed taking care not to walk on the primer. It is important to note that very small air bubbles may have been created in the priming process. Roller applying the first coat bursts these bubbles and insures good adhesion. IMPORTANT: DO NOT SPRAY APPLY THE FIRST LAYER OF COATING. It is important to stir each pail of BRITE-n-EZ Enhanced Coating with a blade paddle powered by an electric drill. TESTING PRIMER Start the coating application from the same side of the roof where the primer was first applied to insure primer has adequately dried. Apply coating to within six inches of the primed edge of the membrane without applying coating to the unprimed area. Apply BRITE-n-EZ Enhanced Coating at a rate of 100 square feet per gallon with a paint roller. Apply an even coat with the roller in one direction. MICRO BUBBLES IN PRIMER Continue to apply BRITE-n-EZ Enhanced Coating and Primer to subsequent 4 to 5 foot strips of the roof until the first coat has been completed. Typically a two man crew is most efficient. By the time the first person has finished a 4 to 5 foot wide strip applying BRITE-n-EZ Coating Primer, the primer will have dried and a second person can begin applying the BRITE-n-EZ Enhanced Coating, starting from the side of the roof where the primer was first applied. While the person moves across the roof applying BRITE-n-EZ Enhanced Coating to the area previously primed, the other person can already begin applying BRITEn-EZ Coating Primer to the next 4 to 5 foot strip of membrane surface. Allow the first BRITE-n-EZ Enhanced Coating application to fully cure (usually 24 to 48 hours) with no chance of rain while curing. DO NOT APPLY BRITE-n-EZ Enhanced Coating WHEN EPDM MEMBRANE SURFACE TEMPERATURE IS LOWER THAN 40 DEGREES OR HIGHER THAN 120 DEGREES FAHRENHEIT. ROLLER APPLY COATING TO WITHIN 6 INCHES OF PRIMERS EDGE PRIMING AND COATING
6 APPLY SECOND LAYER OF COATING After the first coat has fully cured (usually 24 hours), apply a second coat of BRITE-n-EZ Enhanced Coating at a rate of 100 square feet per gallon. It is recommended that the second coat be applied with an airless sprayer for superior appearance that hides the first coat roller marks. Sprayer application also provides the greatest productivity. On smaller jobs one may use a paint roller. Use a cross hatch method of roller applying the coating in cross direction from that of the first coating application. As the roof surface is not tacky once the first application of BRITE-n- EZ Enhanced Coating has been applied, one is not restricted to applying the coating in 4 foot SPRAY APPLY BRITE-n-EZ TM FOR UNIFORMITY strips across the roof. For added esthetics, protection and reflectivity, a third coat of BRITE-n- EZ Enhanced Coating may be spray applied. Minimum Recommended Spray Equipment for BRITE-n-EZ Enhanced Coating SPRAY EQUIPMENT BRITE-n-EZ TM ; EASY TO APPLY, HIGHLY REFLECTIVE GRACO AIRLESS SPRAYER Max. Pressure 4900 psi Flow Rate 3.9 Gallons per minute Tip Size to Horse Power 16 HP minimum SPEEFLO HYDRA M-4000 Max. Pressure 4000 psi Flow Rate 3.3 Gallons per minute Tip Size to Horse Power 16 HP minimum Hoses Use 3/4" high pressure hose (double wire braid) to connect to the spray pump. Use 1/2" high pressure hose and connect one end to the 3/4" hose, and connect the other end to the spray gun. The spray gun should be an industrial gun or a mastic gun. It is important to realize that hose sizes are directly related to distance. The list above assumes that the maximum distance from pump is 300' with each hose having a length of 150'. ADDITIONAL INFORMATION When applied at a rate of 1 gallon per square, the theoretical wet thickness is 15 mils and the dry film thickness is 7 mils. If the goal is to have a water
7 proofing membrane rather than a white reflective coating, additional coats may be applied. Store BRITE-n-EZ Enhanced Coating in unopened containers at 40 to 80 degrees Fahrenheit. BRITE-n-EZ Enhanced Coating clean-up is with water. BRITE-n-EZ Coating Primer clean up is with toluene or white gas. Limitations include: Not shipping or storing BRITE-n-EZ Enhanced Coating below 32 degrees Fahrenheit; BRITE-n-EZ Enhanced Coating is not recommended in ponding water situations (insure positive drainage) BRITE-n-EZ Enhanced Coating should not be applied when weather conditions do not allow for proper drying and curing. BRITE-n-EZ Enhanced Coating is ready to use. Do not thin. If necessary, stir the material slowly to ensure uniformity. Do not mix at high speed. BRITE-n-EZ TM IS EASY TO APPLY BRITE-n-EZ Flashing Compound: Based on a 6 wide three course application the coverage will be approximately lineal feet per gallon. BRITE-n-EZ Coating Primer: Coverage rate for primer is 200 to 250 square feet per gallon. BRITE-n-EZ Enhanced Coating: Coverage rate is 100 sq. ft. per gallon for each coat. A two coat application is required as a reflective coating. Three or more coats may be required as a water proofing membrane or one may use BRITE-n-EZ Plus, which is higher in solids and is most efficient to apply when one is looking for a water proofing membrane rather than a reflective coating. Product Specifications: available at COVERAGE RATES This document is intended as a general guideline. If the actual project conditions are such as to be outside the scope of the normal waterproofing and coating practices that are referenced BRITE-n-EZ TM, ANYONE CAN DO IT in these instructions, steps should be taken to insure the restoration remains in compliance with nationally recognized waterproofing practices such as those found in the National Roofing Contractors Association Manual.
