2 Division of work: Primary Steel = Structural Steel Sub Secondary Steel = Miscellaneous Metals Sub Exception = If the secondary steel in question can be quickly and efficiently erected in conjunction with the primary steel, then the Structural Steel Sub should include it. Elevator Steel 2

3 Various items of work: Steel templates, in lieu of wood, should always be used for anchor bolts. These steel templates will be provided by the structural steel sub. Wide Load Trucking, Lane Closure and FAA permits for the erection crane should be the full responsibility of the structural steel sub. Touch-up prime painting at welds needs to be allocated to either the structural steel or painting subcontractor. It is important to establish who sets the first leveling nut at each group of column anchor bolts Welding equipment draws a tremendous amount of power. This load is commonly so great that it overloads the temporary power. Therefore, provision of a generator may be necessary. Coordination with other trades: Hoisting of metal decking is traditionally performed by the structural steel subcontractor. t This is simply because the hoisting iti is quick ik and the steel sub already has a crane at the ready. Responsibility for duct penetrations through a floor deck can be a very contentious issue. Deck edge containment could be completed by a number of subs. Gauge metal edge forms are regularly provided by the metal decking sub Steel edge forms are usually by the structural steel sub, but may also be allocated to the misc metals sub 3

4 Division of work, general rules of thumb: Custom steel fabrications are usually provided by the Misc. Metals Sub Any mass manufactured secondary steel fabrications specified in division 5 are usually provided by the Misc. Metals Sub. However, if the item in question is both mass manufactured AND specified outside of division 5, it is typically by another trade. Scope of work issues: Although they have greatly different purposes, the same subcontractor t typically provides both structural t and architectural precast. Precast subs provide their own steel connections, but only to a point about 6 behind each corner. This is a major concern for precast facades. The misc. metals sub will usually provide the secondary steel grid behind a precast panel facade. Architectural Precast Structural Precast 4

5 Scope of Work Issues: Field measurements should be taken by the precast subcontractor. This is often found as an exclusion, but this exclusion should never be accepted. The precast sub usually needs to provide their own crane. Protection of panels after erection should be furnished by the precast sub, but it is most appropriate and efficient for the GC to maintain and eventually dispose of the protection. Precast subs regularly exclude sealants but one way or another this needs to be covered. This could be forced on the precast sub, or the GC could directly employ a caulking sub for this work. They may be provided by three different parties: The Metal Panel Subcontractor The Glass and Glazing Subcontractor The Flashing Subcontractor 5

6 Various glass responsibilities: Storefronts and curtain walls = Naturally, the Glass Sub Large custom skylights = Specialty Skylight Sub Small mass manufactured skylights = Miscellaneous Specialties Sub Hollow metal doors and frames = Glass Sub Wood doors = Could be Door or Glass Sub Cabinet doors = Casework Sub Plate mirrors spec d in Div 8 = Glass Sub Framed mirrors spec d in Div 10 = Toilet Accessories Sub General responsibilities: Building paper = By the respective Façade Sub Self adhered sheet membrane = Usually by the respective Façade Sub, but not always Fluid-applied secondary membrane (vertical application) = Above Grade Waterproofing Sub Fluid applied membrane under pavers or at a garden roof = Above Grade waterproofing Water repellants = By Painter Similarly, il l graffiti coatings are also by the Painter Elastomeric paint = Naturally, by the Painter Shower pans = By Ceramic Tile Fountain waterproofing = Above Grade Waterproofing Sub Traffic toppings = Above Grade Waterproofing 6

7 Generally, the roofing sub will provide everything that lies between the top of roofing and top of structural deck. Including air barriers Including insulation Including rigid boards, such as dens-deck The roofing sub will provide clad-metal flashings, but not sheet metal flashings. The roofing sub will provide PVC roof jacks, but not galvanized, lead, copper or other sheet metal jacks. All PVC jacks = Roofing Sub Metal MEP jacks = Respective MEP Sub Metal Non-MEP jacks = Flashing Sub The difference between a minimum of R-30 and an average of R-30 is a very important distinction. A minimum of R-30 means the insulation thickness must begin at R-30 at the roof drain. An average of R-30 means the insulation can begin at 0, as long as the average thickness across the entire roof is at least R-30. 8 General divisions of work: Flashings at the base of plaster = The Plaster Sub Flashings at the head of plaster = The Flashing Sub Sheet metal roof flashings = The Flashing Sub PVC or clad metal roof flashings = The Roofing Sub Flashings within and at perimeter of metal panels = The Metal Panel Sub Flashings within and at perimeter of storefront = Either the Flashing or Glass Sub General divisions of work: Flashings within and at perimeter of stone, precast or GFRC = Flashing Sub Interestingly, louvers are generally considered to be a flashing product and might be provided by a myriad of subcontractors, including the mechanical, flashing, glass, metal panel or even a specialty louver sub. Flashings within and at perimeter of traditional clay bricks and CMU = Either Masonry or Flashing Sub. Utilitarian flashings, such as through wall flashings, will be provided by the Mason. Architecturally significant flashings will always be provided by the Flashing Sub. Flashings for Mechanical work = Mechanical Subcontractor Duct, typ Sheet Metal Plenum Roofing 8

9 Scope of work issues: Preparatory work to existing buildings is often required. Fire barriers at expansion joints are expensive, yet commonly overlooked. Verify if interior floor-to-floor joint covers are a manufactured product or sheet metal fabrication and allocate the work accordingly. 10 Miscellaneous specialties are comprised of a diverse array of components and systems: It is often difficult to find union subcontractors for relatively obscure specialty trades, such as fireplaces, flagpoles and hot tubs. There are two notable items with regard to the toilet partition and toilet accessories trades: Cut-outs in the partitions should always be completed by the Toilet Partition Sub. Be sure to pick up secondary steel for ceiling mounted partitions. Food service equipment scopes of work: Differentiating e residential appliances a from food service equipment isn t as difficult as it appears. First, food service equipment is found in areas under the jurisdiction of the health dept, while residential appliances generally are not. Secondly, they each have their own spec section and equipment schedules. The division of work between the Food Service and Casework Subs is generally made between metal and wood components. Dry-type fire protection is actually by the Food Service Sub, not the Fire Sprinkler Sub. Although the Fire Sprinkler Sub does need to provide a water connection to this system, as it is not fully dry. 10

12 Trash chutes are not nearly as simple as they appear: The Structural Trades will construct the deck block-outs. The Chute Manufacturer will furnish all materials FOB jobsite. The GC offloads the materials and alerts the various Subs of the delivery. The HVAC Sub will install the trash chute itself. The Framing Sub will install the chute doors. The Fire Sprinkler Sub will install the sprinkler heads. The Plumbing Sub will install the sanitizing system. The Electrical Sub will complete the electronic door interlock system. The Fire Alarm Sub will install heat and smoke detectors at the top of the shaft. The Roofing Sub will seal the chute penetration thru the roof. Commonly overlooked trash chute details. Floor support brackets are usually sized for a block-out only 3 wider than the chute diameter. The vent through the roof must be the same diameter as the chute itself AND extends 3 above the roof membrane. 12

13 Scope of work issues: There are three things all Elevator Subs must include that will not be identified in the drawings and spec s: Extended warranty to cover construction use.
