4 Monthly Progress Report No. 7 Centennial School District November 15, 2011 December 15, 2011 SECTION 1 EXECUTIVE SUMMARY Reynolds Construction Management is pleased to submit the New Monthly Report for the period from November 15, 2011 to December 15, The has been under construction for approximately twenty eight (28) weeks and there are thirty seven (37) weeks remaining to accomplish a Substantial Completion Date of August 24, Please see Section 2 of this report for details on work completed this month. Reynolds approved applications for payment totaling $6,735, (construction value) through November 30, 2011 (completed and stored-to-date). The current total construction contract amount (including approved change orders shown on payment applications) is $23,704, About 28% of the project is complete on a cost basis. $6,062, has been invoiced through this date and $673, is held for retainage. See Section 3 of this report for details of contractor applications for payment submitted this month and to date. Through December 15, 2011, the project has potential of $401, against a $1,100, contingency. This is a 37% exposure on the contingency. 5 Monthly Progress Report No. 7 Centennial School District November 15, 2011 December 15, 2011 Schedule (General Update) The bid documents intended for the project to begin on April 11, E&S Permitting issues did not allow erosion and sediment controls work to begin until May 23, This permitting impact equated to Thirty (30) work days lost. Building Permit issues have delayed the start of the footings. It was the intent to start the footings on July 5, Approval to start footings was not given until August 1, Milestone/Impact Region 1 School Bid Schedule Start Date for E&SC April 11, 2011 Actual Start Date (E&S Approval) May 23, 2011 Work Days Lost 30 Days Calendar Days Lost 42 Days Bid Schedule Substantial Completion August 20, 2012 Current Plan Substantial Completion August 24, 2012 A more accurate projection of the occupancy dates will be able to be provided when significant milestones for construction are met (installation of masonry & steel is complete). There are steps being taken toward expediting the completion of the New : 1. The current plan reflected in the Baseline Schedule is to simultaneously construct wings C and B to make up for the time lost in procuring permits. 2. The team has concerns that because of the excessive amount of rainfall the float in the schedule has been used and we are approaching winter with very little to no days of float left. Every fiscally reasonable effort is being made to maintain the Bid Schedule to allow for completion of the New for occupancy in September The project schedule provided, file1439 Rev 4, is updated through December 19th, Currently the Region 1 schedule is indicating negative 12 days of float for the Substantial Completion Milestone. A breakdown by area show D&E Wing with 9 days of positive float, C wing with 8 days of positive float, B wing with 2 days of positive float and A wing with 12 days of negative float. SUMMARY OF ISSUES: Building Permit issues have delayed the start of the footings. It was the intent to start the footings on July 5, Approval to start footings was not given until August 1, Since the start of footings on August 1, 2011 we have had record rainfall, this has impacted production and every effort by the team is being made to minimize this effect, including work on Saturdays. The team has concerns that because of the excessive amount of rainfall the float in the schedule has been used and we are approaching winter with very little days of float left. As directed by CSD PR-005 Revision of Bathrooms per Township has been put on hold. Structural work regarding the Proposal Request has been completed. To continue job progress all other work has been stopped. Page 5 of 42
