1 BUILDING AND SAFETY Tenant Improvement Checklist Project Address Applicant: (Please Print) Plan review Engineer: Phone: Date APPLICATION The following items will be required at the permit counter before permit issuance; they do not need to necessarily get reflected on the plans: Provide fully dimensioned plot plan to scale in ink, for the permit application, showing: o Lot dimensions, Building dimensions, Type of construction, Number of stories o Location of adjoining streets, Location of easements (if any) Show property owner s name and address. Show the name and California license/registration number of the architect / engineer responsible for the structural design. Show the contractor s name, address, state contractors license number / classification, and phone number. Show the applicant s name, address and phone number. Contractor or property owners must sign the building permit application. A general contractor may obtain building permits if he/she has the following: o Active State Contractor s License (B classification) o Certificate of Worker s compensation insurance o Current City Business License *Provide a Detailed response to the items circled or handwritten below. Reference the sheet and detail number where the item is addressed for each correction. ARCHITECTURAL PLANS (GENERAL) 1. Plans to show/include the following (as applicable): a) Use, existing (permitted) and proposed Occupancy Group for each room in the space, Type of Construction, Number of Stories, Building Height, and whether the exiting building is Sprinklered or not. b) Fully dimensioned existing and proposed floor plans for the TI including the exit system. c) Construction sections. d) Fire-resistive details. e) Architectural details. f) Location of horizontal/vertical occupancy separations. g) Door/window schedule. h) Address of the building, the name and address of the owner(s), and of the person(s) preparing the plans. 2. You may schedule a meeting with the Plan Check Engineer for recheck. 3. AQMD (Air Quality Management District) notification is required for projects involving demolition activity where asbestos containing material is present. For more information contact AQMD at (909) or search Provide a note on the plan stating: Copies of notification to AQMD shall be provided to Building and Safety prior to the removal of any asbestos containing material, per AQMD rule City of Santa Monica Building & Safety 1

Plans shall be quality blue or black ink line drawings with uniform light background color 24 x 36 in size stamped, and signed by the responsible architect or engineer designing the project.[ ] 5. Provide a complete statement of scope of work on the cover sheet.[ ] 6. Provide plumbing fixtures per Chapter 4 of the CPC. Use Table A for establishing the occupant load.[412 CPC] FIRE PROTECTION REQUIREMENTS 7. Provide fire sprinklers. Fire sprinklers are required per [SMMC , T 8.44-A] : a. Throughout any existing building, when there is a change in occupancy classification to a more hazardous division, as shown in Table 8.44-A or as determined by the Fire Chief, in thirty-three percent or more of the existing building floor area within three calendar years. b. Throughout any existing building greater than 1,000 square feet, whenever more than 50% cumulative, of the existing floor area, including mezzanines, is added to within three calendar years. c. Throughout any existing building 1,000 square feet or less, whenever more than 75% cumulative, of the existing floor area, including mezzanines, is added within three calendar years. d. Throughout any existing building greater than 1,000 square feet, whenever more than 50% of the interior and exterior walls and ceilings are exposed. e. Throughout any existing building 1,000 square feet or less, whenever more than 75% of the interior and exterior walls and ceilings are exposed. f. Throughout any existing building whenever an additional story is added. g. Throughout any existing building or structure determined to be used primarily for public assembly more than five thousand square feet in total floor area. This subsection shall not apply to buildings or structures with an approved full automatic fire sprinkler system or to churches and theaters with fixed seating. h. Throughout the entire floor of any existing non-residential building equipped with a partial fire sprinkler system whenever more than fifty percent of the floor space is altered or reconfigured. 8. Interior openings into corridors must be protected per section [715.4]. Door openings must be protected by 20-minute-rated smoke- and draft-control assemblies [ ]. 9. Windows in corridor walls shall be protected by fixed glazing listed and labeled or marked for a fireprotection rating of at least three-fourth hour. Total area of windows must not exceed 25 percent of the area of the common wall with any room [715.5 & ]. PARTITIONS 10. Identify existing walls to be removed, existing walls to remain and the new walls. Identify structural and nonstructural walls.[ ] 11. Provide complete interior partition wall details. Include height, gauge, spacing, ICC/LARR approval numbers (for metal frame partitions), and all top and bottom attachment details.[ ] 12. Provide a hard nonabsorbent floor and wall surface such as, concrete, ceramic tile, etc., in all bathrooms [1210]. City of Santa Monica Building & Safety 2
3 MEANS OF EGRESS 13. Provide a clear and dimensioned Means of Egress system that provides a continuous, unobstructed exit from any occupied point in a building to a public way [1001.1]. 14. Exit through intervening rooms shall comply with section provisions. 15. The common path of egress exceeds 75 ft [100 ft]. Provide access to two separate means of egress [1014.3]. 16. Where two or more exits are required from the space, they shall be spaced at least ½ [1/3] of the diagonal of the area served by the exits. [ ] 17. Exit doors must swing in the direction of egress when serving an occupant load of 50 or more [ ]. 18. Plans must specify exit doors are openable from the inside without the use of a key, special knowledge or effort [ ]. 19. Every required exit doorway must be of a size to permit the installation of a 3-0 by 6-8 door. A minimum clear width of 32 inches must be provided [ ]. 20. Plans must indicate the floor or landing on each side of doors is not more than ½ inch lower than the threshold of the doorway [ ]. 21. Landings must have a width not less than the width of the stairway, or the width of the door, whichever is greater. Doors in the fully open position must not reduce a required dimension by more than 7 inches. With an occupant load of 50 or more, doors in any position must not reduce the landing dimension to less than half its required width. Landing length shall be 44 minimum. [ ]. 22. Corridors must have a minimum width of 44 (36) inches [1018.2]. 23. Except for groups A, B,, F, M, S, U occupancies located in sprinklered buildings, walls and ceilings of corridors must be of one-hour fire-resistive construction. Provide architectural section through the corridor to show how this is accomplished [1018.1]. 24. Except when only one exit is required provide exit signs complying with Sections 1011 for the exit sign graphics, illumination and power source. 25. Show the following stair details [1009]: a. Minimum 11 run & maximum 7 rise. The largest rise or run in a flight of stairs may not exceed the smallest by more than 3/8 [ & ] b. Minimum of 6-8 headroom clearance at tread nosing [1009.2] c. There shall be a landing at the top and bottom of each stairway. The width and length of the landing shall not be less than the stair width. [1009.5] d. Handrails for the length of the stairs. The top of the handrail shall be placed not less than 34 nor more than 38 above tread nosing [ & ] e. Minimum of 44 (36 ) clear width [1009.1] f. Handrails with a circular cross-section shall have an outside diameter of at least 1.25 inches and not greater than 2 inches or shall provide equivalent graspability. If the handrail is not circular, it shall have a perimeter dimension of at least 4 inches and not greater than 6.25 inches with a maximum cross-section dimension of 2.25 inches. Edges shall have a minimum radius of 0.01 inch. [ ] City of Santa Monica Building & Safety 3

Multiple means of egress (including stairs) shall be sized such that the loss of any one means of egress shall not reduce the available capacity to less than 50 percent of the required capacity. [1005.1] 27. Limit dead ends in hallways/corridors to not more than 20 (50 in sprinklered buildings) when more than one exit access is required. [1018.4]. 28. Provide two exits from the space ( ) [1015.1] 29. No point in the building shall exceed the distances in Table from an exterior exit, horizontal exit, enclosed stairway, exit passageway, exterior exit stair or ramp measured along the path of travel. The travel distance shall include travel within unenclosed stairways. [1016.1] Note: Travel distance and common path of egress travel each share the same starting point. VERTICAL EXIT ENCLOSURES 30. Add the following notes to the plans: 1. Openings in exit enclosures other than unprotected exterior openings shall be limited to those necessary for exit access to the enclosure from normally occupied spaces and for the egress from the enclosure. [1022.3] 2. Penetrations into and openings through an exit enclosure are prohibited except for required exit doors, equipment and ductwork necessary for independent ventilation or pressurization, sprinkler piping, standpipes, electrical raceway for fire department communication systems, and electrical raceway serving the exit enclosure and terminating at a steel box not exceeding 16 sq. in. Such penetrations shall be protected in accordance with CBC 713. There shall be no penetrations or communication openings, whether protected or not, between adjacent exit enclosures. [1022.4] DISABLED-ACCESS PROVISIONS 31. In existing buildings a primary entrance to the building or facility and the primary path of travel to the specific area of alteration (including structural repair or addition), sanitary facilities, signs, etc., serving the area of alteration shall be made accessible for the disabled [1134B.2.1]. Complete details shall be provided on plans. 32. When the total construction cost of alterations of the tenant space over the last three years (including the proposed remodel under this application) does not exceed a valuation threshold of $128,411 (rev. 2010), access path of travel improvements and sanitary facilities, etc. need only be provided to the extent that their cost is at least 20% of the total cost of construction cost [CBC Section 1134B.2.1, Exception 1]. A Completed Application for Unreasonable Hardship Exemption shall be provided. Detailed documentation of the cost of the project and each access feature to be upgraded must be attached. 33. Based on our approximate valuation of this type of work of $75 per sq. ft., we estimate this valuation to be $. We will use this amount for this project to base the required valuation for accessibility, otherwise provide a detailed cost estimate from a licensed contractor. 34. The approved Application for Unreasonable Hardship Exception to Disabled Access Requirements form shall be made a part of the building plans, preferable on the project information sheet. A copy should be retained by the applicant and by the Building Department. 35. Provide the following signed declaration on the cover sheet of the plans: I have surveyed the building at for compliance with required accessibility features per the California Building Code. 5 alteration work complies with accessibility requirements serving the area of work as described in section 1134B.2.1 of the California Building Code. I acknowledge the following applies to the scope of required accessibility on this project: (choose one) The existing required accessibility features serving the area of alteration are in conformance with the CBC. Upgrades to the existing condition are proposed, and shown on plans, to provide compliance with required accessibility features serving the area of work in conformance with the CBC. Not all access features will be provided with the proposed scope of work, thus an Unreasonable Hardship determination must be granted. Upgrades will be provided for all features as described in the approved Hardship application and shown on the plans.
